We had a 380 square foot chain link fence removed, old playlet removed, pavers removed. We were very happy with the services provided. Shannon was friendly and professional and the team was able to remove it all the day after we received the quote. We had a few quotes and Above the Rest Construction's was the lowest. the team did a great job at cleaning up and being sure to remove every bit of what we asked. Would definately recommend this company.

This was an incredible experience. We had never worked with Alexander Landscaping, but their presentation, prompt and courteous replies spoke to their professionalism. We went with A.L. and they did not disappoint! We had a basic idea of what we wanted to do (a hardscape project with a fire feature). They listened to everything we had to say and what we were thinking about. After assessing our input, they came back to us with plenty of suggestions...all GREAT ideas and took what we wanted to the next level. From products to design to execution, these guys are as good as we have ever seen. One example: to keep costs down, we thought keeping the area for the pavers small would cut costs. They explained that adding the fire feature would require additional space. Not only did they draw in the additional space that was needed, they did so with a creative flair to dramatically improve the design and aesthetics of the entire patio. The entire crew was a delight to work with, and frankly we are sorry to see the project come to an end. They have become great friends. It's a family run business and that is always something special. We had some other things come up during the course of this project and they were able to take care of it for us--cleaning and staining our wood deck, pressure washing the driveway and seal coating it, etc. They thought of every detail and executed the entire project to perfection. They worked with a "sharp pencil" too. We had a limited budget for what we were hoping to do. They helped us shop around for deals and offered advice on ways to take advantage of cost-effective ways to complete the project. One point: we came home one day only to find the stepping stones torn out of one area. We asked what had happened and we were told they didn't line up quite right to suit the crew so they pulled them out and made a minor adjustment to make it a perfectly straight line....and it was something so small we would have never noticed--but they did. Henry Ford once said that Quality is "doing it right when no one is looking." Alexander Landscaping is not only of the highest quality, they are honest, hard-working go-getters that have an unparalleled dedication to excellence... Hire these guys with full confidence you are going to get a spectacular job done and at a fair price! Sincerely, Joyce & Rick Thompson

Mike and crew did a fantastic job transforming my old concrete patio into a beautiful stamped patio that I am quite proud of. The guys are very hard working and quite fair in price. I would recommend Sturgeon Stone & Landscape to anyone needing concrete work done. Give these guys the chance, you will be happy that you did.

My husband and I met Tim and Michele Mullins at the Flower & Patio Show. Tim gave us an estimate for a screened porch addition. We obtained two other estimates, but Tim's was the best and we liked him. He came to our house two more times before construction was started to work out details. Michele was very involved and great to work with. Jamie and Tim's crew were polite and kept a very neat work place. We are very happy with our screened porch. We plan to work with Tim's All Types Contracting again.

Owner Justin was prompt and professional in communicating with me at all times during my project! He was very friendly, highly respectful and showed an extreme desire to make sure that I was satisfied and happy with the results! He answered every question and was knowledgeable about the pertinent codes. He explained his pricing philosophy and encouraged me to compare estimates guaranteeing he would be substantially below other deck builders. He used quality material and I am extremely pleased with his workmanship and business practice! He definitely went the extra mile by using his auger to dig the holes and planting my trees beside my new deck and moving my patio table and umbrella onto my new deck sanctuary!! I am very glad I hired him for my job and would definitely recommend him for deck building! I would give him more than a 5 star ⭐️ rating if I could!

Two main jobs. Seniors re-roofed and gutters my house plus re strung a patio enclosure flat roof. I hired Seniors Handyman to construct a deck on this flat roof structure. They exceeded my expectations and stayed on the job for every detail. Very fair pricing and easy to work with. I would hire them again for the next project. Gordon and his crew were always polite and demonstrated high integrity.

Warren and Downin Enterprises has been a godsend! He's an expert with older homes (mine is over 100 yrs old) and has done everything from numerous home repair projects to new design and repurposing of an old space, a stairway landing into a fully plumbed half bath. He's also done tilework, repair plaster on lath walls, installed ceiling lights and fans and added electrical outlets. In addition to inside work, he's designed and constructed a flagstone patio and perimeter gardens. He has a great natural eye for good design--you would never know that the half bath was once a landing. Plus he's reliable, efficient, smart and top quality--what more could you ask for? He's every woman's handyman dream!

John and his team build a fantastic two level enclosed patio with a built in grill, and sink. It also has a water fountain and gas bonfire. John designed the patio and the landscaping surrounding it. It is striking and solicits praise each time we entertain. John is really easy to work with, very flexible and his crew is great. The site was clean every day when they left. I cannot say enough about working with them.

Our new stamped patio with fire pit is beautiful. Jeff was great to work with and made sure we were satisfied. We had some weather delays but it was worth the wait. Since it is in our relatively inaccessible backyard all materials had to be brought back by hand. He was conscientious and his crew did a great cleanup. It is like we added a whole new living space to our home. His artistic vision was impressive. He turned our ideas into a reality.

He took the time to explain every detail of the job and stayed within my budget. He was also kind enough to help me with a few other projects that i had not yet completed. I would highly recommend Haynes Construction to anyone. Thanks Reece!!!!!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
