Buyers Inspections for potential home buyers (as part of the real estate transaction), Pre-Listing Inspections for home sellers (helps sellers get their house ready to put on the market and avoid 11th hour repairs), And New Construction / Final Walk Through Inspections are the 3 most common types of inspection we perform for our clients. Each of these types of inspections can also include additional tests for Wood Destroying Insects (Termites, Carpenter Ants, Powder Post Beetle, Carpenter Bees etc.), Radon, Well & Septic certifications, Bacteria testing for well water, and Mold testing.
- What advice would you give a customer looking to hire a provider in your area of work?
Don't hire a Home Inspector based off of the cheapest price. Look at an inspectors experience and qualifications. Make sure that they are state licensed and belong to a professional organization such as ASHI (American Society of Home Inspectors) or NACHI (National Society of Certified Home Inspectors). Review a sample inspection report from the inspector(s) you are considering hiring, you can learn a great deal by reviewing a sample of their work. Most inspectors have a sample available online, or you can request the inspector send you one. Also, look online for customer reviews, comments or feedback about the inspector. These are all more important than how "much does it cost". I have heard more people complain about bad inspections involving the cheap inspector, than I have about the most expensive one. A good quality inspector is going to have no problem keeping his schedule full, and therefore has no need to offer deeply discounted inspections that are well below what his local competitors offer. Most inspectors have special coupons or offers, that's fine...but if you have an inspector who is offering his services for 1/2 price, or $200 less than the other guys, that's a red flag in my opinion.
