Stayed home from work as I expected him. Calls me 30 mins to an hour before expected arrival and says he can’t come until next week. Need this to be done ASAP and now have to start all over with new contractors. Not happy primarily because I stayed home from work to accommodate his arrival.

Excellent service in the installation of our front entry fiberglass door. We are beyond satisfied. We couldn't help but noticed Daniel's close attention to detail and exceptional skills in what he does. Now, we are looking to have him add a security storm door as well. Daniel is highly professional and definitely not greedy, but fair when it comes to quotes. I now can't wait for him to do more work in our home. I'm glad to have Daniel on our home project team!!!! 😊

T & M did a fabulous job getting a home that was in rough condition ready for sale. Besides painting the main floor, they brought a basement back to life and repaired some unsightly issues. The house shows very well. They were thorough and professional. I would use them again. Very satisfied.

We have a small house in Riverside. It is about 1,000 sf. It is a split level modern house built in the 1950's. We wanted an open plan concept with a cathedral ceiling. We removed wall to new ceiling, creating an upstairs loft. The project was completed in 2001.We have lived in it for 16 years! We love the plan and the cathedral ceiling 16' high. Our room is now open 20'x24', with new skylights above the living room. Arlene was a terrific help. We got our plans on time during the design phase, and got our permits without any new work or any changes to our design. We have enjoyed our redesigned home for the past 11 years and would definitely recommend Arlene to our friends! -Keller Jobe

We enjoyed working with Luci and Larry on painting the interiors of our first home- a two bedroom, two bath condo. Luci helped us pick fantastic colors and Larry even repaired numerous small jobs that we didn't expect him to do. We had them install a new light fixture that made the kitchen feel brand new! A few weeks later, after we moved in, they sent the painters back to do touch ups so that we could feel completely pleased with our paint job. So much value added with this company!

Lauren was great through our entire house renovation. I didn't comment on value as she worked with a renovation company at the time which included her services. She is thorough, prompt, professional, and her work is outstanding. There were many changes and she responded immediately with options. At a time which can be very stressful dealing with Lauren mitigated the stress. The picture below is our before photo. That is the entire kitchen. For reference the island is 2' x 4'. The pictures on Lauren's website of the kitchen with white cabinets and grey walls is mine. The second photo is the opposite side of the kitchen today.

Excellent service, upfront and honest off the bat. We were looking for an interior designer to really alleviate the hassle of moving into a new home. We were low on time and wanted someone who would manage a project from start to finish. David's offer was to do a free consultation in home with a full walk through free of charge, and his website laid out how the entire process will work so it was 100% up front. From a project managers perspective, that's perfect. We are looking forward to working with David on creating our home and will leave a post review of how things went. Expecting things to go really well.

I was planning an addition to my home. I had no clue as to how complicated it could be. Between permits, the zoning requirements and not to mention the contractor problems that could have occurred. I was referred to Illusione Design by a friend. He said they did a great job for him and know I know why. Mr. Quintero and his team lead me through the whole project with professional advise and a level of experience and professionalism I have not experienced in a long time. What I now know could have been a really trying situation, went off without a hitch. The plans were done in no time and as far as knowing your way around city hall and all the codes. These guys really blew my mind. So yes. if you're planning any type of project, I think you would be smart to give them a call. I'm sure you will be pleased with the services they provide.

We used Klemp Construction to remodel our basement. We had the typical grey gloomy basement and wanted to have a livable usable space for our family. Our family's floor plans included a full bathroom, family room with fireplace, bedroom with walk in closet, office, and a small theater room with elevated floor and concesdion area. The transition is stunning! It surpassed my expectations by far. The owner Brandon is awesome. He takes the time to listen to all of our family needs and works with our schedule. The guys were all so respectful of our home and the fact that we have small children. Their rates are affordable and their work is AMAZING I HIGHLY recommend Klemp Construction to everyone. In fact my mom is currently using them to refurbish her fireplace and remodel her family room.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
