We have a small house in Riverside. It is about 1,000 sf. It is a split level modern house built in the 1950's. We wanted an open plan concept with a cathedral ceiling. We removed wall to new ceiling, creating an upstairs loft. The project was completed in 2001.We have lived in it for 16 years! We love the plan and the cathedral ceiling 16' high. Our room is now open 20'x24', with new skylights above the living room. Arlene was a terrific help. We got our plans on time during the design phase, and got our permits without any new work or any changes to our design. We have enjoyed our redesigned home for the past 11 years and would definitely recommend Arlene to our friends! -Keller Jobe

Jim hung pictures, drapery rods, replaced a door knob, replaced a faucet and handles, and replaced the fill valve in the toilet. He did a great job on those things! I was very pleased and would call him back again for future jobs! The only thing he was unable to fix was my leaky shower head. He did replace some parts but if didn't stop the drip. I will be calling a professional Plumber for this job. I don't doubt that Jim could do the job, but I want to have a Plumber tackle that one. Also Jim was very nice and friendly. I felt comfortable with him in my home.

My husband and I just bought a house that required a lot of work and our family friend recommended Matt to help us remodel our new home. Matt is very knowledgable and professional with his work. He explained everything and answered all of our questions. We could not be happier with the high quality work he did at our house. Our kitchen and bar look amazing! We will definitely ask Matt to come back next year to work on our deck. For anyone who is considering remodeling their home, I highly recommend Matt.

We needed a conceptual design for adding a master bedroom and bath to our home, and were concerned about the how the addition would affect the appearance of our home. Brendan Crumlish delivered a design that is both functional and looks good. We were very happy with the results.

We used Klemp Construction to remodel our basement. We had the typical grey gloomy basement and wanted to have a livable usable space for our family. Our family's floor plans included a full bathroom, family room with fireplace, bedroom with walk in closet, office, and a small theater room with elevated floor and concesdion area. The transition is stunning! It surpassed my expectations by far. The owner Brandon is awesome. He takes the time to listen to all of our family needs and works with our schedule. The guys were all so respectful of our home and the fact that we have small children. Their rates are affordable and their work is AMAZING I HIGHLY recommend Klemp Construction to everyone. In fact my mom is currently using them to refurbish her fireplace and remodel her family room.

Being the CEO in a building supply & hardware business I've had the opportunity to deal with many contractors. So, when it comes time to have work done around my home or business I have plenty of choices, but I only chose one... Tom Olson of Olson Property Services. In the last few months alone Tom & his crew have painted inside & outside of my home, repaired & painted columns on my front porch, and refinished the floor in the showroom of my business. Everything Tom has ever done for me has been handled in a professional manner. Most importantly his work always ends up looking GREAT! Olson Property Services charges fair, but reasonable rates. Their quality of work is excellent, and attention to detail is among the best. Olson Property Services would get a referral from me without hesitation! Gary Murphy, Jr. CEO, G.W. Murphy, Inc.

Mark and Jeremy came out to give me an estimate on my 14X32 deck. Right away, I felt comfortable with the level of their expertise and understanding of what I wanted. They soon after gave me a price break down of the labor and informed me of the cheapest store the materials were available. Throughout the entire process, they were available for questions! My deck was completed in a timely matter and it is beautiful! The main reason I went with them was not only the overall price was WAY cheaper than 5 other estimates I had gotten, but because they gave me a detailed break down of labor costs per ft of material they were installing and I paid for the materials myself at the store, so there was no chance of padding the price of the materials. They also dug out a stone well that I have been wanting for a long time! So anything you need done, just ask, I'm sure they can do it! Thanks again guys, I will be referring you to anyone and everyone I know that has home improvement projects they need completed!

I originally hired Art Design RK to build a tall bathroom cabinet. I sketched a basic outline and explained the aesthetic I was looking for. The result was so beautiful, I immediately hired them again to create a built-in bookshelf with storage for our home office. Really, I had them take measurements while they were in our home installing the first piece because I was so impressed. Art Design RK is a small shop--with small business values and service. They listen. They meet deadlines. Customers are very important to them--they pick up the phone when you call and immediately respond to email. Aren't you tired of spending 20 minutes on hold with some big box retailer who failed to meet expectations again? Art Design RK was such a find. I recommend them to everyone looking for custom work.

I've used Lukasz three different times, twice for work in my condo and once for condo building repairs. He has built a new ceiling in an enclosed porch, done electrical work (adding new outlets both inside and outside) and for the condo association he repaired garage wood trim and gutters. He has done a great job and made sure all work was finished satisfactorily.

My experience with Thomas McNichols was very pleasant. He helped me with the design of my remodeling project with regard to the layout and products. In 2008 I hired Thomas McNichols to remodel my home. I had an unfinished attic which I was now going to finish and add a dormer to. I had them build me two bedrooms, a walk in closet, bathroom, linen closet and 3 storage closets. Central air was also added to my second floor. Before the second floor could be complete, my existing stairways to my attic and basement had to be taken out and rerouted. Brand new stairs were built to my seond floor and basement. Once that project was done, I had my kitchen completely remodeled. It was a complete gut job and they also opened up a back porch to enlarge the kitchen. While the kitchen renovation was going on, new siding was being put on my whole house and new front stairs were built. The entire house renovation took 4 1/2 months to complete. In 2009 I hired Thomas McNichols again to put new siding on my garage and pour a new patio in my backyard. In 2013 I again hired Thomas McNichols to gut and remodel a first floor bathroom which took 3 weeks to complete. At that time, they also opened up a first floor bedroom off my kitchen and converted it to a family room. That job took 10 days to complete. I could not have been more pleased with the work that Thomas Builders & Construction Co. performed at my house. I was very pleased with the outcome. My house is beautiful. This company is very professional, they were always on time, they cleaned up after themselves every day and never left me a mess, and every step of the construction was explained to me along the way. There were no surprises, they were very patient with me and very reasonable in their rates. The quality of the work was outstanding. I recommend Thomas McNichols to everyone I know.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
