We can't say enough good things about Julio and his team. He did some extensive drywall work, cut and hung new molding and trim, replaced our locks, and painted our entire basement in just a few days. David came and worked on 2 drains-- 1) one in my basement which had clogged up the days before. After fixing it, he gave me some tips to prevent future clogging 2) my kitchen sink, which had been an issue for YEARS! instead of just snaking it, as other had, he realized it was a bigger structural problem and he fixed it. Matt pulled out the carpet in our basement and installed a wood grain tile. He did a great job with the installation and also communicating about the time frame for completing the job. He made see that the grout lines were as narrow as possible to achieve the full wood like unlike some contractors who take the lazy approach. We plan on hiring him again when we upgrade the tile in our bathroom.

Edgar did some extensive electrical work for my basement remodeling project. This included running wiring, installing outlets, light fixtures and upgrading breakers. Everything was done extremely professionally and quickly. I even asked him to come back and do some additional work installing 20' high light fixtures. Mike's Drywall Service did an excellent job! Mike, his father, and his mom were very honest and straightforward people. Mike's father got the job done quickly, was very clean and tidy, and knew what he was doing. If you hire Mike's Drywall Service you will not be disappointed. My ceiling had a manufacture ceiling design in the basement, as well as in the Kitchen. Mike was able to texture the ceiling after cutting out damaged drywall from a leak, replacing it with new drywall, priming the areas that were stain, which did not get cut out, painting, and texturing both ceilings. Both ceilings had a different design, and Mike was able to blend the designs in with the rest of the ceiling after doing the repairs. I appreciate their service. Now a days it is hard to find an honest, reliable company, but you will find it in Mike's Drywall Service. :)

We absolutely loved working with José and his team to tile our basement floor with ceramic wood-looking tile, expose a brick wall, and install new toilet and a wall-mounted sink. He works FAST and within budget. Extra things we needed done were added at very reasonable extra expense ($40-60 to repair an unexpected drywall hole behind a mirror). His team does beautiful work, and José made sure every bit of trash or demo material was taken away. They also went above and beyond to make things look nice. For example, I don't think they charged me extra when they plastered around our baseboards and it looks soooo much better! They also patched a little hole left by a past electrician's job. They took extra good care of our space as if it was their own home. We also like that he respected our desire to further finish our space ourselves ( we are ok with doing our own painting). I can't say enough good things. We will definitely hire José and Brandon Contracting for our next job.

We recently had a mold issue at our residence, and being new home owners with a young child we were very concerned. We found Eugene through thumbtack and explained what our problem was. He was very professional and proposed what he thought would be a solution to the problem, not just a bandaid. On his advice we signed up for an energy audit. We went forward with Eugene from the information received on the energy audit and his initial thoughts. Not only did Eugene fix the problem but he also helped make our home much more energy efficient in the process. A few of the major things he facilitated was to fix insulation issues in our basement / attic, provide solutions and contractors to fix our HVAC system (Which had a 50% loss on the way upstairs), and to install an ERV system to provide fresh oxygen not only at the source, but through the entire house. Our HVAC is now running much better and our indoor air quality is superb. Eugene has helped provide a safe environment for my family to live and grow in. I would definitely recommend his expertise in building science to anyone. Eugene will help find the source of the issue and start there, rather than a quick patch job that will need to be redone in the future.

We actually decided not to use American's service for this time around, but I want to give them a good review for their time and effort in explaining contracting to us as first-timers remodeling a basement. Mike and Richard were very knowledgeable and accommodating. I really like Mike's vision of what he could do with the basements, the options he provided, and his suggestions. It was a tough choice and while someone else fit us better in the end, I still recommend their service and may use them myself one day. I know this wont be my last project!

We had a long list of things to be done before listing our home for sale. Jenrii with Ordonez Home Improvement did an excellent job tackling every project. Jenrii enclosed the landing where we had removed a handicap ramp - this was not an easy repair and required good carpentry skills. He also installed new closet wood bi-fold doors in a basement bedroom. Again, not an easy task as they had to be “fitted” to the closet. His troubleshooting skills were evident here. He replaced two old light switches, four electric outlets, and a bathroom vanity light fixture. These were only a few of the things he did. Jenrii is very professional, polite, thorough, and responsive. He texted us each morning on the days he worked to let us know what time to expect him. He works quickly and does excellent work for extremely reasonable rates. I would not HESITATE to recommend him for small jobs to larger remodeling projects. I was a commercial real estate project manager for 15 yrs, building shopping centers and office buildings - so I can definitively say that Jenrri knows what he is doing and does it very, very well.

Viva Contractor replaced our old warped basement drop-ceiling with a new drop-ceiling, and replaced the old heavy fluorescent light fixtures with new lightweight LED lighting. The manager spent a great deal of time with us in his free quote visit, assessing everything in detail and explaining various alternatives as well as the county's permitting process. His quote was received promptly and was well below other contractors that visited and quoted us. He even checked with the county inspector to make sure that the brand-new model of lights he was recommending to us had been designated as up to code. He also checked in with me periodically during our contractor selection process, without applying any pressure. The job was performed by a team of two ceiling specialists, two electricians, and a foreman. This in-house team (nothing was farmed out) worked well together. Our quote estimated 5-7 working days, and the job was completed in six. The basement was full of shelves etc. that had nowhere to go, so the team had to work around a great deal of stuff without damaging anything. The very personable head electrician frequently consulted with me to present alternatives as work proceeded, with no attempt to up-sell me, and frequently said "Okay, we'll do it that way, and if you decide you don't like it we'll be happy to change it". The foreman did a couple of extra things for us that I didn't even ask for. The manager came out for a look while the job was in progress, and did a walkthrough with me at the end and performed some final touch-ups himself. We are very happy with the end result. Two small opportunities for improvement: 1) the plastic sheets covering the shelving occasionally slipped off and the ceiling workers kept working, meaning the shelves and contents got dirty in a couple of instances (but most stayed clean); and 2) the team members arrived and departed at unpredictable times, and there were times that we didn't know who was coming when, whether things were proceeding to plan, and what was to be done next. An end-of-day recap and look-ahead each day would have been helpful. But all got done in six consecutive weekdays; the price was an excellent value; the work passed county inspection with flying colors (the inspector praised the electricians' work); my possessions downstairs are intact; and the ceiling and lighting look great. And the extra touches are very much appreciated. We will use Viva Contractor again.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
