Collene was fantastic to work with. I was selling my condo on my own, and Collene took on this staging assignment at the very last minute. She spent a good amount of time with me initially talking through how the rooms would be set up and showed me pictures of other places she had staged. When we received feedback from a few potential buyers that the living space was awkward (which I knew from living there!), Collene made a few switches. She also made herself available to be at our open house. Collene was communicative and professional and so easy to work with.

The True House Design team was amazing! I had a vacant condo and wanted to sell it. They met with me prior to the tenants moving out and recommended what fixes and painting to get done and what furniture to bring in after they moved out. When my tenants moved out the staging and preparation was doing very quickly and looked amazing! My condo sold quickly and for the highest price ever in the building!

Outstanding!! I met Collene about a year ago with a project that had a goal without definition or vision. I know myself as a woman with good taste but no idea how to put any fashion or decoration together. I also had no desire to figure it out myself. I am not in my dream home but it does need updating. I asked Collene to help me update my home and but not for too much money. She came in evaluated me, my house and presented a plan for what could be done. For me, her best talent is flexibility in vision. She created an idea for my house that has fit me and my style and our household so well. She is able to adapt along the way and is not so set in her vision that it can't evolve. Because of this quality, I entrust her with my money and my sacred space, my home. Hubert helped me with the project of turning my empty apartment into a cool, contemporary home that fit my style and gave me a real "home base" for the next phase of my life. Hubert literally managed the process from beginning to end. He walked the empty apartment with me before I even signed the lease in order to take measurements and start formulating ideas for his transformation. He came back to me over the next month or so with ideas ranging from paint colors to furniture and accessories. I very much appreciated his thoughtful approach. He knew I was a busy professional, so he would meet with me at my office, in the evenings, to review various selections with me. He sometimes presented me with options that I honestly would probably have never even considered. That's what I enjoyed the most - seeing new things from a fresh perspective that ultimately fit together beautifully. Hubert managed the entire process right down to coordinating (and being at the apartment when I couldn't be there) and taking delivery of the items. Judy on the Spot organized my closets and staged my home after my move. I told them my vision and I couldn't have done it myself. They organized closets, hung paintings and mirrors and most importantly they hung my TVs! What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

 

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

  • 2-hour consultation: $200, includes DIY tips and guidance.
  • 1- to 2-hour consultation and design session: $250, including written report.
    • Additional design consulting: $65 per hour.
  • 8 hours of staging an occupied home: $800.
    • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
  • Starting price for staging a vacant home could be $2,200.
  • A home stager may charge 1 percent of the home’s selling price.
