EBRR was extremely pleasant and upfront in assessing the situation we were dealing with. They are a family owned business which is quite a pleasure as there is no francise to deal with. The manager Ed will walk through the measures over the phone and is always to speak with when you have questions. Another contractor had given us a wrong assessment as well as high price. Ed had more knowledge and the price was 20% cheaper! My wife requested Luis the general manager who is quite knowledgeable on the procedures to follow. We will definitely be using them again for any restoration, cleaning needs.

We asked for proposals for duct and vent cleaning. We got a number of fast responses. We decided to pursue The Best Air Quality and Restoration based on reviews, cost proposed and the credentials and info on their website. The response from the firm was quick and we were able to schedule at my convenience. The vendor showed up on time and did the work thoroughly and professionally and even added some additional services we needed without excessive charges. I was very pleased with the work and the personnel. I asked them to follow up with me when this service was needed again. I would definitely recommend them.

I had a water leak and during the clean up process mole was discovered by the water restoration company. I was a little leery of the estimate that I received from them and call in two other service providers for estimates. One of the two was Trey. Trey was the second person that came by. He was very easy to talk to and after talking to him I knew before he gave me the estimate that he would be the one that I would hire. He showed me his certification and (no one else did) and was able to answer my questions and put my mind at ease. Before talking to him I though the problem was worst than it appeared. He visited my home on Saturday, sent the estimate on Sunday and completed the job on Wednesday (less than a week). My overall experience with him was excellent. I would certainly use him again and pass his info on to friends in need. Thanks for all you did to put my mind at ease and get the job done!

Renaissance Restoration is an incredible company. They do business with integrity, and customer satisfaction as their top priorities. I hired them to do a major kitchen renovation project for my home and I couldn't be happier with the result and the price. From their employees to the owner Antonio Sanchez, they provide a service that is far superior to other renovation companies. I highly recommend Antonio for any project. Antonio has now done a kitchen, a bathroom and a basement for friends that I have referred. His design ideas are fresh and always kept within the ideas and budget of the client. He listened carefully to what I wanted and provided helpful comments and advice. The project moved very smoothly and everything happened just as he said it would. I have been so impressed by their work. They were very friendly, professional and always on time. I noticed significant progress every day, and they did a great job of cleaning up before heading home for the day. They were very responsive to all of the questions, comments and concerns that I had during the entire process. They put the client first, and will do whatever necessary to make your project a reality and to meet your expectations. Antonio provided me with a great lead time and a great price. My kitchen was completed in a week. I'm not only happy that my kitchen looks beautiful, but also that he met the deadline. Antonio was very helpful, and always seemed to be excited about the project, which definitely gave me a feeling that I was in good hands. He definitely went above and beyond. I have no reservations about recommending him to someone looking for a "one stop" restoration company. Renaissance Restoration was nothing but the ultimate example of professionalism, expertise, and customer service during the entire process.

Mr. Hoyos at Deck Wonders did a remarkable job. His workmanship is unmatchless, and he was always available to answer any questions regarding the deck repair project. He cleaned up all the leaves around the deck- he didn't charge me for the lawn service. THE DECK LOOKS BRAND NEW. I highly recommend him to anyone who is looking for an excellent craftsman.

VIP Steemer was excellent in their customer service from the first contact with them. They showed up on a holiday as it was December 23 when the flood happened in our home. They responded the same night after hours and began water restoration services immediately. They were friendly, fast and continued to come back daily until the work was completed. They sent in ladies to clean up the mud left from the water damage after the rooms were dry and they had begun the removal of damaged drywall and floorboards. They were there to help us and jumped in to do the work when our insurance company left us hanging for days and were not willing to send out contractors to begin the process of restoration for days on end due to it being the holiday season between Christmas and New Years. We called VIP Steemer after the initial night of cleanup and found out they could handle the complete process immediately and contracted with them to do the entire job from start to finish. They worked with us on inventory of our damaged and salvaged household goods for the insurance company claim, packaging and storage in a facility in order for the restoration process to begin to restore our house for the contracting portion of the work. It was a seamless process and they were careful to take excellent care of all our goods as if it were their own. Our items were completely safe with them. Julian Iwundu worked with us and developed a relationship with us throughout the entire process keeping us abreast of the progress and inquiring on our satisfaction. If something was not to our liking during the contractor phase, they went out of their way to fix it immediately. Julian Iwundu walked us through how to send our insurance check to the mortgage company to get it signed off so we could get it back to sign it and turn it over to his company when the work was finally completed and was very patient in the process (homeowners may not know that this occurs when there are damages to your property on an insurance claim when you have a mortgage with a large claim). They even brought everything back in excellent condition from the storage facility when the work was completed. We could not be more pleased with the entire job from start to finish. We were sad to see them go when everything was done that is how happy we were to have them around during the time they spent working on our home. We will definitely contact them again if we need any recovery, cleaning, contractor or moving services because of the level of trust they inspired in us.

Trust and believe me when I tell you that God place people in our lives for a reason. I had a sewage backup in my home and to make matters worst my insurance adjuster ( Jeffery School was making my first claim a nightmare. Mr. Donald & Mr. Jones and their Staff was not only God sent but prompt, caring, respectful, hard working, informative, trustworthy and professional. I will never forget Mr. Donald recognizing how overwhelmed I was, he actually sat at my table and listed to all my complaints and concerns, most importantly Mr. Donald assisted me from the beginning to end such as the mitigation, insurance company and repairs. I'm so grateful to have found New Beginnings Restoration Company, i would definitely reuse and recommend New Beginnings Restoration. I thank you guys once again and don't change a thing because you all are the best!

We had several large area rugs removed, cleaned and replaced in the living, family, study and sun rooms. The results were very satisfactory in that all the rugs were noticeably brighter. Before returning our rugs, Spectrum called to inform us that a small area of binding on an older rug came loose during the cleaning process. It was actually quite insignificant, but I appreciated their upfront honesty as I would not have noticed it otherwise. We were pleased with the care the technicians used in rolling up and handling our area rugs. Also much care was taken to avoid marking walls, furniture and woodwork with the hoses and equipment used while cleaning several rooms of wall-to-wall carpet. Our experience with Spectrum was pleasant and positive and we will call on their services again.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How much will it cost to remodel my house?

The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. In addition to materials and labor costs, many remodeling project costs include permit fees, which, average $900 or more, depending on your location.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
