I asked three handy men to bid on several jobs that I needed finished in order to put our house on the market. The jobs were: painting several rooms, ceilings, and front door, re-staining woodwork to match existing wood work, patching holes in walls, and installing transition strips. Initially, I was impressed with aWardable Maintenance because it was clear that Evan was very knowledgeable, was very quick to get back with a bid, and gave me the most reasonable bid. To date, Evan has not only completed the above jobs, but he has also completely refurbished our deck, laid a stone patio and re-grated an area below our deck for better drainage, lifted and leveled a landing in our yard, was able to take care of a plumbing crisis without having to cut a hole in our bathroom wall, relocated some sprinkler heads and serviced our sprinkler system, and he and his crew installed sub flooring and beautiful new hardwood floors throughout the main level of our house. He even added his artistic touch to our floors with a beautiful design in our entryway. As with any renovation, issues arise, and Evan has taken each one on without hesitation and the results are impressive to say the least. We have also hired Evan to clean and re-stain our play gym, trim and shape a tree and take out a tree, landscape two good size flower beds, and clean our gutters. As far as I can tell, there is nothing this guy can’t do and he does it all meticulously, and in a very timely manner. I cannot say enough about the quality of workmanship provided by aWardable Maintenance. You will not be disappointed! Jared and his team did an outstanding job! They poured my entire garage floor, with footings. The inspector was also very impressed with the work! He let us know from the first time we spoke that he is a small business that does slot of air and that rain/ weather takes a huge toll on his schedule which we completely understood. I explained to him he can't control everything. Once my wife got home she loved all the exterior work and so we decided to hire him and his team of great guys to remodel our kitchen this winter as well as install a new concrete parking at my commercial building where I also run a small business. Thumbtack, thank you again it does work! Will be working with Jared on many more projects. Great guy!

Did good quality tile work on the floor and shower walls and with a good price. There were several delays and the job site was very messy. We had some unexpected costs that both parties could have been more clear on upfront but ultimately agreed on the price. Very nice guy and we are pleased with the end result.

This project went really well, really quick and really easy. The workers showed up on time, got the whole floor done in a matter of a few hours and left the area clean.     David installed hardwood flooring on my main level and on the staircase to basement. In addition he transformed the railing/balusters from all wood to wood and wrought iron. The 180 degree "three step turn" on the stairs is gorgeous and the hand work for the balusters is equally well done. The overall floor is a striking piece of work. Most recently he assisted me in finalizing a different project... David installed tile as the 'base board' to put a finishing touch on a concrete treatment in the main room of the basement. It looks great. He does excellent work!!! And he takes pride in his work!!!

    I'm a designer/store owner & the Jays have done work for my customers for 16 years. They are fine mechanics when it comes to prep work & replacing subfloors or adding underlayment. They are also very detailed in installation of carpet, pad, sheet vinyl, and the popular luxury vinyl plank & tile floors, Good detail on the luxury vinyl tile & grouting. No call backs - they do the job correct the first time! Very courteous to customers and their property. Show up to job on time and stay until completed. Fast workers but detailed.

    How long does it take to install a hardwood floor?

    Hardwood floor installation can take anywhere from a few days to more than two weeks, depending on demolition, wood type, the condition of your subfloor, total square footage of the project, and installation method. Demolition is necessary if you have existing flooring you want to replace with hardwood floors. New-construction homes do not require this step, as the subfloor is primed and ready for floor installation. During demolition, the flooring crew may find that your subfloor has damaged wood, uneven surfaces or other problems that must be addressed before the new wood can be laid down. Crews may charge on an hourly rate for subfloor repair, and the work can take a few hours to several days, depending on what’s hiding underneath your floor. The wood for your new floor generally arrives a few days before any work begins. This allows the wood to acclimate to the relative humidity in your house, which prevents it from shrinking or expanding after installation and causing gaps or buckling. The actual wood installation may take several days or more, depending on the size of your home and what type of custom cutting and designs are desired. If your flooring is not prefinished, the unfinished wood must then be sanded and stained in the home to treat and protect your new investment. Typically, stain takes a full day to dry, and multiple coats are applied. Baseboards and trim must also be installed. With all these variables at play, you can see why it’s important for a wood installation pro to provide an estimate only after seeing your home.

Here are some examples of different woods and their average costs; actual costs will vary depending on the factors listed above.

    • Basic wood floor installation: $3 per square foot from a wood floor installation company.
      • The product cost for hand-scraped ¾-inch oak planks: $7 per square foot.
    • 620 square feet of maple floor:
      • Residential installation, total project cost: ~ $2,400 with five days of labor.
      • ¾-inch dark stained maple installed on top of new concrete in three rooms, a hallways, and a staircase.  
        • Cost for total project: ~$3.87 per square foot.

    How much are oak hardwood floors?

    Installing oak hardwood floors can add value and beauty to your home. The cost of hardwood floors is typically based on the overall square footage of your new floor, the type of oak you select, any repair work your subfloor requires prior to installation, and any demolition costs to remove your old flooring. Other factors that will affect your total cost can include the regional cost of labor and business overhead of your flooring company.

    A flooring installation company may charge $3 per square foot for standard installation. For hand-scraped (higher-end) ¾-inch oak planks, the cost is approximately $7 per square foot, for a total cost per square foot of about $10 as long as no repair work is required. Standard oak planks are available from big-box stores for as low as $3 per square foot, so the quality of oak you want will affect your total project cost.
