I contracted Rojas General Contracting to replace a wood fence on my rental property, that is 250 miles from my residence. I was very pleased with the bidding process and the schedule that was promised to get the job done. The new fence was installed on time and with excellent workmanship. I would recommend Rojas General Contracting as a reputable business that is very professional and they provide great customer service also.

Mr. Tim Miller - TMC Contractors was fantastic to work with! He's extremely detail oriented and listens closely to what you tell him you want done. They arrived exactly when promised, and did a perfect job painting the entire inside of our 2,000 sq ft home. I would not hesitate to recommend this company to others. My realtor was quite impressed with TMC also and told us that the painting looked terrific. Our home is currently for sale and can be viewed at Zillow.com - 7802 N Amoret Ave, Kansas City, MO. Check out Tim's great - whole house interior paint work. Thanks Tim!

I managed my own properties for over 15 years. When my wife and I decided to move out of state, I had to decide whether to sell or hire property management. Working with Swift RPM has been better than imagined. Because of their experience in financial advising, real estate investing and management, I know that this company "gets it." If I had to do it all over again and Swift RPM was around way back when, I wouldn't think twice about working with this management team!

I have used L.J. Fanning for over 10 years. He has done almost all of the repairs on my home and my rental property. His work is exceptional and he is 100% trustworthy. He is a perfectionist who is highly talented in any and all repairs/improvements. There has not been one project he has been unable to take on and complete with total satisfaction. He is such an excellent "handyman"/repairman that I would be lost without him. I have referred him to Numerous friends and they have all "fallen in love" with him. From tiling, to concrete work, to electrical and plumbing.....L.J. can do it all! Whatever your remodeling/repair need, he is your man! Unlike many "handymen", L.J. is always on time and completes the job when he tells you it will be done. You will Never go wrong by using his services.

I have had Bob do several jobs for me in the past. The lastest work consisted of putting in a complete bathroom. From the plumbing and electrical to the tile and finish painting. The quality of the work I couldn't be more please with. He was prompt and did everything he promised. I would use him and recommend again and again.

No rental agency will advertise your property more widely or follow up leads more promptly. We show your property Our professional agents personally walk all qualified applicants through your property, by appointment only. We are there to sell the features and benefits of your property and discuss the potentuial renter's requirements and qualifications. If the property is occupied we coordinate with the current resident, We never give potential tenants keys to enter your property unescorted. We screen all rental applicants Renting to the wrong tenant can hurt your bottom line! Let us screen your prospects properly. We interview the prospective tenants before, during and after showings to make sure they are the right match for your property. RentalHomeKC.com conducts credit reports, criminal searches, and eviction searches to help you make an informed decision when leasing your property. All credit and background checks of our rental clients are free of charge to you. We comply with Fair Credit Reporting Act and other regulations to ensure that your potential tenants are handled fairly and their privacy is respected. We close the deal and we do all of the paperwork When we find you the renter(s), we present you with their qualifications, get their commitment, and let you make the decision. Once you accept the tenant, we handle the deposit, lease, utilities changeover, and move-in/move-out details. You pay us a commission only when the home is successfully leased When a tenant moves in and has paid the first month's rent and the security deposit, equal to the first month's rent, our commission is deducted from those funds. We can manage your property for you If you choose, we handle rent collection, maintenance coordination, inspections, legal compliance, and tenant relations. This is extremely important if you do not live in the area. Most owners, even if local, find that, as a professional 3rd party, a property management firm makes a better experience for both the owner and the renters. Our fee for a single property is 7% of the rent, which we simply deduct from the rent each month. For more information, please visit our website.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

    Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
