I had a crumbling sewer line and some weirdly plumbed fixtures in my basement. I was very worried about cost. Steve and his crew worked on it tirelessly and came in very close to their original estimate. The new bathroom looks great and they even cleaned up after themselves. He was straight up with me and kept me informed every step of the way. Can't think of anything negative to say.

I wanted to have a wall removed and replaced with a drywall arch. Jose replied right away and provided a fair estimate to do the job. He was able to fit me in quickly and did a great job while keeping the mess to a minimum. He is also a very considerate, kind individual who listens to what you want and then offers suggestions for your project that are very helpful. I will definitely hire him again and have recommended him to friends and family. Definitely give him a chance, you won't be sorry.

As most here can attest finding a trustworthy, professional and reasonably priced contractor is a coin flip sometimes. Found Rojas Contracting via this website and all of their reviews were outstanding so I decided to get a quote from them. Their quote amongst the lowest so we decided to go with them. For the entire two week job of building a privacy fence around a 1/2 acre yard they were completely professional, attentive to detail and changes that we wanted to make and even decided to redo a couple of small areas that they were not satisfied with and we had not even noticed. They cleaned up very well after the job was complete and we plan on using them for future remodeling and construction jobs as well. Cannot think of anything that was even partially negative with the experience and we would highly recommend them to anyone that has a construction or remodeling need.

He walked through with me to get an idea of all the tasks I needed help with, and then set my expectations about what order he would do them in, how long he projected it would take. I had the pleasure to work with David on a 5 month condo renovation in downtown Kansas City - He was a consummate professional throughout the entire process. David handled the majority of the scopes of the project from demo to final cleaning and did so in a timely and efficient manner. He was always on-time (early actually). He has a wealth of construction knowledge and is more than capable of executing any task presented to him. He is also capable of taking on large scopes while maintaining a high level of craft and attention to detail. On a personal level he is a great guy and very easy to work with. We got in contact with 221 Construction through the website and hired him to replace our shingle roof with a composite one. Our experience with 221 Construction was awesome. Don returned our calls very promptly, answered all our questions and even some we didn't know we had. His extensive knowledge and experience made us comfortable choosing his company. We took a long time picking a company and kept changing our mind but he never got frustrated with us. He was very friendly, courteous and thorough with his explanation of the roofing process. I was responsible for the remodeling of a commercial space to fit our store standards/look. Matt took great notes during our original meeting at the space, was engaged in the plan discussion, executed the plan flawlessly, and yet was also quick to offer advice/improvements. He's very open to feedback, flexible with changes, extremely accommodating, and a great communicator. I was unable to be at the location during the remodel, but he was quick to send progress pictures and always willing to go the extra mile to ensure I liked the direction and look we were achieving. I had a driveway renovation/expansion project. Arrow has financing options, so once we got money figured out they came in and did the whole project in 2 days. Project went well, crew was great, driveway looks good. Only issue I had was that they didn't backfill the dirt to the driveway. I didn't realize they would haul all the dirt away, now I gotta find/buy some. Other than that, would recommend these guys.

I'll start off by saying that I am a construction professional so I more detail oriented for our house projects than most. It started with the bid to stain our deck. They stopped out to see the deck prior to committing to a final number which is a plus in my book because they need to understand the project before they can give an intelligent number (we through out the bidders who didn't want to see it beforehand). They gave me a timeframe and let me know what tasks they would be performing on each day. After we hired them it was only a few days later before they started power washing the deck. We bought the paint for them, but when we came up short they went to the store and bought more for me and even found a coupon to pass some savings on to me. Overall I thought they did a great job, and we will even think about calling them for future odd jobs around our house. I would recommend Ben to family and friends and I don't give references out lightly.

Scott and his team were very professional and were able to deliver to my expectations within a very short timeframe. Scott was on time for all scheduled meetings, even when he thought he may be late to one meeting, he called well in advance to give me a heads up. Scott and his team ensured the job was completed on time and right on budget, even working on the weekend to ensure the job was completed as scheduled to ensure I could get moved in to my newly purchased home.     What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

    What do construction project managers do?

    Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

    The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

    How do I find out if a contractor is licensed?

    It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront.     How much does a project manager charge per hour?

    You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

    How do you choose a commercial general contractor?

    A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

    Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
