My wife and I met with David to bid on painting the interior of our rental property. While we waited for David to finish measuring, I received a call from a contractor rescheduling a meeting to bid on interior and exterior repairs. We were on a strict time frame needing work done before painting. David gave us his bid and ask when did the work needed to be done. I explained our problem needing interior and exterior repairs done before painting. David explained that his company not only are expert painters but can do the repairs needed as well. We hired Enlite Painting to repair and paint. Enlite tiled the kitchen, bath and utility room. Widened a door way, built a mantle over the fire place, installed recessed lights, patched holes in walls and ceiling, painted the trim, walls, and ceiling. Repaired 121 feet of chain link fence, power washed the house, garage and repaired a large hole in the garage roof. We are very pleased with the price and excellent work Enlite Painting performed. Jared responded within 1 day to our post and came out the next day to give us a bid. We discussed our project, he too measurements then sat on our bench, typed up the quote and then printed it right there. We hired Jared re-pour a floor that we removed on our back porch as well as a new concrete patio and 80 feet of sidewalk. The porch floor had to be a specific depth to allow for installation of the new door as we had a tight tolerance between floor and header. It was a perfect fit and the finish work was nice enough to just stain and seal. Jared is very picky and driven to make customer happy. We hit the rainy days of September right after we started, which caused some delays because it was too muddy for his equipment to haul the concrete from the truck to the side of the house. There were some ruts created in the yard,naturally, due to the rain. However, he and his crew worked to smooth it out as best as possible for as wet as it was and put down grass seed and straw. We were in a rush to get it all completed due to a wedding scheduled at our house the end of September. Jared hauled off our demolition debris along with the old concrete which was very kind and something he did not have to do. He also accomodated my request to modify the forms slightly before the final pour. We were very pleased with the job and would recommend Jared and Son Scapes for anyone needing concrete work. We will be contacting him again when it's time to build a new garage.

We hired Riverside Construction to do a bathroom remodel job. The estimate we were given was very close to the actual cost, and the timeline was close as well. They were very respectful of our home, and cleaned up the area before they left. Brett and Rich were so very helpful when it came time for me to make decisions on color, material, etc. I was kept informed of all delays, and changes. I was encouraged to call with any questions or concerns, even after they were finished. The electric company they used (Young Electric) was very nice, and professional.The finished product is so very nice, and I am very pleased with their work. I will use them on future projects.

We had our master bath redone. Curtis was great! Everything went as scheduled. I was impressed with the work. He sealed the doorways to keep dust at a minimum. Also we had him do guttering and enlarged our garage door. So anything else that I have done he will be the one I will call. No one else!

Terry repaired my wooden steps going to the garage and porch, and also placed very nice, wooden rails on the sides. Terry was on time, did the work in 1 day, and the price was exceptional. He worked with the small details I requested, and brought in help as needed. I highly recommend Terry for any household project.

Steve is an excellent contractor. Is very professional and knowledgeable about the construction codes. He has done a whole house siding and replaced all my old windows with new ones. Has always done an excellent job and stands behind all of his work. He just got done building us a brand new deck on our home and exceeds all expectations. We told him what we wanted and how we wanted it. We are currently working with him on another project. He will always be our go to contractor for any projects we have. you won't regret working with this company !!!

    Construction cleaning of new 190,000 sq. ft. FedEx Ground Building, Wichita, KS. Did complete construction cleaning of both office and distribution areas. Included strip and wax of new VCT floors. Included cleaning of mud and dirt from all the structural beams and columns. No communication issues, quick to respond, was schedule conscious, took pride in work, aimed to please in every aspect of their scope of work. Although competively priced, they have a much more professinal minded staff and way of doing business than most cleaning companies or staffing agencies.

    What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

    How do you choose a commercial general contractor?

    A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

    Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot.
