- What should the customer know about your pricing (e.g., discounts, fees)?
Full-service property management, 10% of collected rental income. Additional services are billed as used, and the service schedule is set each year. Collected is the word that matters. We are paid on rent that actually arrives, not rent that is merely owed, so a vacancy or a late payment costs us at the same moment it costs you. The 24/7 emergency line, triage, and the decision to dispatch are included in that percentage, not billed on top. You get the full fee schedule in writing before you sign, not after.
- What is your typical process for working with a new customer?
1. Consultation. A real conversation about the property, your goals, and what has not been working. No charge, no obligation. 2. Onboarding. Terms agreed in writing, including the full fee schedule. 3. In-person walkthrough and assessment. We walk the building with you and document its actual condition, not its assumed condition. 4. Action plan. A written plan covering maintenance priorities and capital improvements, what each costs, and what happens first. Most owners come to us after a manager stopped answering. The walkthrough is where you find out whether we are different, so we do it early, and we do it with you.
- What education and/or training do you have that relates to your work?
My background is consulting, with hands-on experience in the trades and in investment planning. The combination is deliberate. Consulting taught me to communicate and meet deliverables. The trades let me tell the difference between a real repair estimate and an inflated one. Investment planning keeps me focused on your return rather than on the transaction in front of me.
