Where to begin? Mike transformed our basement from an unfinished storage room to a great space that I can use for a downstairs reading room/library! He did more than I asked for or expected to make the room livable and inviting. Even installing a secret door that also serves as a built in bookshelf. I am so impressed with his professionalism, skill, and capabilities that I can recommend him to anyone looking for a remodel in a heartbeat. Mike was great at suggesting options: a wood pillar casing for the stark metal post that I otherwise would have painted; a closet for the electrical panel so it isn't an eyesore. The room is so much more than it ever was, and he stayed on budget throughout the process. Great guy, easy to work with, and very trustworthy. Will have him back to do more work in the future, I am certain!

We just completed a full basement (from the studs) renovation with Eduardo and we couldn't be more impressed with the BBC team. The quality of work for the price can't be beaten and Eduardo and his subs worked hard to meet our tight deadline without compromising quality. Eduardo is knowledgable and trustworthy and professional while he and his team are very considerate and thoughtful. We would highly recommend Boston Best Construction and have our next renovation project lined up with them already!

RJ Development did a great job on our electrical needs in an attic that had very little power. Pricing was fair and the job was done same day when he came to quote it. He worked hard until the job was done into the night and completed everything he said he'd do. After happily wiring and hanging 2 large light fixtures and adding several electrical outlets, we were very pleased with his work and had him return form another larger project a few weeks later to include running another circuit for more power (from basement to attic!) and installing two floorboard heaters. He worked and did it all in a day and did a professional job that works great and is discreet in keeping with the rustic decor. Very fairly priced and worked quietly and consistently until the job was complete. We're happy with our project and would hire again. Definitely recommend.

We had Handy and Some team build a wet bar and half bath in our basement/office. They made certain that the work was done in a way that kept the same level of craftsmanship throughout the rest of the house. We are very happy with the finished product.

If it was possible to give Daniel and his team a 10 out of 5, I would! They completely transformed our basement from a dingy dated room to a bright modern space. Daniel was extremely responsive during the estimate/ quoting process and completed our project in an very quick timeline. We received quotes from other contractors, but Daniel's responsiveness and approach truly set him apart. I cannot recommend Daniel and his beautiful work enough!

Stan came and fixed a rotted basement sill and cracked floor joist. He went out of his way to readjust his schedule because we were on a time crunch to get some work done prior to a home inspection. The work was completed in a timely manner and the cost was more than fair. I would recommend him to family and call him in the future for any other work that we might need done.

My experience using LUX Basement upgrade was excellent. From the very beginning of the process starting with Ed who explained the ;to Tim Walsh doing the Install; to Ray who followed up to make sure that we were completely satisfied with the results; it was a painless. They took care of the Permitting for the General construction work; the Electrical and the Occupancy. Although this involved different Contractors; they did all the coordination and in the end, we had a beautiful finished space that was done very Professionally and in less than 3-weeks. I know others that have done the work themselves over many months that ended up taking years to complete. Although I had physically built my own first house, garage and barn, I would not recommend going down the do it yourself path. Too many obstacles and unknowns that one would overlook , and in the end would not provide you with a lasting finished space that gives your home added value. You pay a little more in the end; but what you get for added value and peace of mind; it is priceless. Go with the LUX Renovation and Owens-Corning System Team and you will be happy you did. Very Truly Yours, Paul Brunelle

What a terrific experience. We hired K&M to help us seal up the house after a mouse infestation in a brand new house. He found a ton of places to block and fixed every one. But then, when he was in the basement he noticed that we were missing insulation in the crawl space. It was not a terrific spot, and spooky. That did not stop this company! They came back the next day with the insulation, cleaned out the crawl space and removed the debris, and fixed it perfectly. Not only were these the nicest guys to deal with, but they were fair, honest, and they went out of their way to make sure we were in a safe, mouse free, dwelling. Whenever Mike Sheehan and Danny say they will be there, they will be there on time. You will get a call if there needs to be a change in time. They never left us hanging. They clearly know what they are doing in a lot of home situations from building to fixing, this company is the one to call for work that is done, done right the first time, and done professionally. We highly recommend them.

It's rare to find someone who takes such pride in their work as Igor does. Great communication, punctuality, and value. Igor did more than expected and the final product is amazing. We had Igor remodel our basement after it was flooded. The work included installing new wood-look tile, drywall, plaster, paint, and new trim. After the work was done, he cleaned and made sure we were happy. He came back when we had a small area that needed some additional plaster. He is incredibly responsive and has a great attitude. We will definitely use Igor again!

Two days before thanksgiving all of the lights in our basement stopped working! I was panicking because we had a ton of family coming the next day and our basement is a family room. Nate came the day after fixed the lighting issue! And.... He arranged the light switches to align with the order of the room! Which was one of our pet peeves with the house and we didn't even ask him to do it! My fiancé and I appreciated how he checked in the next day to make sure everything was all set! Very professional and great work !!

Premier Remodeling & Insulation LLC is an excellent company that has fully satisfied my home renovation needs. Mario is a trustworthy, courteous and hardworking contractor. The renovation was spectacular and more than I was hoping for. I renovated my upstairs bathroom and also installed a bathroom downstairs in my basement. Mario’s attention to detail and great craftsmanship definitely displayed in his work and in the final outcome of the renovation. I could not be more satisfied as a first time client. Every penny spent was worth it in the end. You made me very happy and proud of my house. Thank you Mario!! Frantz Charles

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
