Doug is the ultimate professional. He came when he said he would come. He is very meticulous about his work - he is very neat - always cleaned up the area. Very personal - open to changes - great rates! I am hoping to hire him next spring to build a blue stone patio. Very pleased with all the work he did!

Samuel replaced my front stairs. He put new pavers and granite steps in. He and his workers did a fantastic job. He was on time and they worked full days until the project was done. He cleaned everything up and I'm thrilled with the end result.

Thu 8:49 AM Jeff was the first to respond to my request on Thumbtack for a carpenter in the Rockport MA area. He was easy to communicate with and was prompt in any meeting time or email communications we needed. The estimate was clear and we felt reasonable. The work, wood rot replacement, & patio paver repair looks great. I will hire him again to work at my house.

My husband and I have been home-owners for more than 35 years. This summer, Desire Construction cleaned up our backyard, extended our patio with pavers, and fixed a drain pipe. This was hands-down the best experience with a home contractor that we have ever had. Mr. Guimaraes responded promptly to our request for a quote. We had to wait several weeks while his company completed other jobs, but Mr. Guimaraes contacted us in advance of their start date. He came when he said he would, and his group worked hard and completed the job in a timely manner. We are very pleased with the results and would definitely hire him again.

Overall was very satisfied. The price was good value for a large replacement patio and fence. Bruno and his crew were all very friendly and responsive to trying to address my concerns. My yard presented challenges due to pitch of yard and some stump removal. They worked hard to make it work. Took longer then I expected but some delays were unavoidable due to weather and paving company not providing the right color mixture of pavers. And I was not in a hurry anyway. Bruno always got back to me on my questions and issues. Felt they were hard working and very honest.

Our experience regarding Magnolia Siteworks, Inc. We consider all home improvement projects, inside and out, to be a valuable asset to our home. Over the last eight years, Brent of Magnolia Siteworks has transformed our property by installing driveway and walkway pavers, irrigation, walls and many new plantings, into a beautiful space that we not only enjoy ourselves but are often complimented on by others. Communication was excellent with updates as the work progressed, and a good response time if we had questions or changes. All employees working at our home were always respectful and courteous, which was important to us. Professionalism and attention to detail was spot on. It is not often you find a contractor who focuses on work being done and completed with perfection. Magnolia Siteworks has great ideas and professional advice. They had great vision working on our projects, but always considerate of our input when discussing changes or new ideas. Would highly recommend Magnolia Siteworks and look forward to working with them again in the future. Nancy & Tom Montgomery Melrose, MA

Sal (Andover Stone) did a great job! Great work, at a fair price. He's responsible, reliable, and trustworthy. We needed lots of earth moved, and we needed a retaining wall. To help us save money, he explained that we could save about $2,000 by going with a boulder retaining wall, rather than the pretty perfect pavers/ bricks. Our boulder retaining wall turned out beautiful! He even reconnected & repaired our irrigation system, for a fair price too. Also, our old back-deck needed two footings to be repaired, and he did that too! Wow, Sal does it all. We will be calling Sal (Andover Stone) again soon. Two thumbs up!

Gerry is very responsive via text and prompt. He and his friend Steve came over to patch up a squirrel hole we had (and other small exterior holes), glued down our patio pavers, fixed my down spout, and modified/attached the step on my deck to the house. They both worked diligently in the 90 degree heat, and the finished work to our satisfaction. Gerry's price is very reasonable and he is very knowledgeable and we really appreciated his suggestions and professionalism. We really enjoy working with Gerry and have already lined up more projects we can use him for. We already recommended him to our friends.

Jose is an excellent worker and does the best work with stone. He re-did our walkway and stairs with beautiful stone and pavers. He is such a hard worker, is conscientious, and had great vision for our walkway. We recommended him to neighbors and family; everyone who went on to work with him had consistently good feedback about the stone walls he worked on as well as an outdoor patio. He is exceptional!

We started by having him quote us on a paver patio, then he quoted us on a deck. Both prices were fair and the work was done quickly. Great quality of work and a great guy, very professional! Would use again and would recommend to anyone looking for someone reliable and trustworthy.

Josh and his crew did an amazing job from start to finish. He was very quick to come and assess the job, provide a fair, detailed estimate, and respond to my many questions. Once hired, he started the work on time, arriving early every day and always cleaning up the job site. He left my yard (even parts he wasn't working on) neater than when he started! Josh was easy to work with, friendly, and open to questions as mentioned above. His crew were all very professional as well. Josh's work on my new fieldstone wall, paver patio, and stone veneer basement steps have completely transformed my backyard into a tranquil retreat that I want to spend time in. I have already recommended him to 2 friends looking for masonry work, and plan to have him come back and do additional work on my property in the future.

I hired Tom and his crew to put in a 550 square-foot patio with pavers in my backyard. He also did veneers and some treads for my stairs. In addition They built a beautiful retaining wall. I met with about six professionals to quote this project, and Tom's was one of the best. I chose him because he was polite, on time and very interested in the project from an engineering and artistic point of view. He and his crew were amazing, working long days and dealing with some unfortunate weather. They built a patio beyond my expectations--mainly because Tom's input and ideas for materials and scope of work were beyond what I had pictured. He is a craftsman. He and his crew were always smiling and clearly enjoyed working together---a nice vibe when someone is on your property for an extended period of time. I would highly recommend hiring Tom Donnelly, and I'm sure we will be hiring him again for some additional work on another part of our property in the future.

Goody's has done several things at my house and I've always been very happy with the results! Darren mows the lawn but also put up a 6' fence for me last year (fencing in the back yard) and built a really nice paver patio for me two years ago. He's very responsive and I can always reach him on his cell when I need something. In the winter I usually snowblow my own driveway but during very bad storms I've asked him to plow for me and he's always willing to come by and help! I'd highly recommend Darren and Goody's!

Working with Al, Bill and Danny was awesome. We needed a new driveway channel drain and some grading issue in our driveway fixed. Al gave me a very competitive quote in a very timely manner. Once we agreed to the scope of the project the guys knocked it out of the park. They always communicated the steps along the way and ensured we understood. The new drain not only looks great but is top of the line. The new grading to the driveway will definitely solve most of our water issues. The guys were timely, friendly and very professional. I would hire Al and crew for any work I needed done, and will definitely talk to Al when the wife and I are ready to put in the paver patio (our next project). Thanks so much Al and crew! We are extremely happy with the work.

Harry Soares of Zygma Masonry provided us with one of the three quotes we received for restoring our patio and walkways. His professionalism and knowledge were evident from the start. We hired Zygma masonry and could not be happier with the entire process. In fact, we will be having Zygma masonry back to our home this spring for another project. Thanks very much for a job well done! Rich R.

The work they did was beautiful. Last year, we had another company, that started the job and never finished it. We were reluctant to trust another company. Andrew understood this, and was very punctual and did exactly what he said he was going to do. He finished the patio in our backyard, installed a fire pit and a beautiful bench around it. He also did the pavers around our pool. It really is beautiful. It will make the summer very enjoyable. I would recommend him without hesitation. Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
