We moved into a two-bedroom house and our designer recommended EBRR as a general contractor for our major renovation projects. Luis, the project manager, came in, listened to all our needs and specificity notated our request. We had a complete estimate for everything within only a few days including cost and time frames. Barry and EBRR was able to accommodate with all architect's drawings, all subcontractors and permits. The work was done on time and within budget, even with the inevitable surprises that always come up during renovation. They were punctual, always respectful and very neat.

Sandy and her crew are great! I had many alterations to my original project and they worked with me to get it right. Blue-tooth switches and LED recessed lighting in family room, LED lights in basement and new switches, researched and proposed the correct configurations...the whole gamut. Matt, the electrician worked in less than good conditions as my basement was quite full of stuff. The gentlemen who DD dry way patching and painting were great too. They covered EVERYTHING and made certain that I was satisfied when done. They even painted the entire ceiling when it was evident that the paint did not match. Give Sandy a call! I was pleased at her quick response, as well!

Paula staged my two bedroom/ two bath condo on Connecticut Avenue (Van Ness Metro) area. She was prompt with moving furniture in and out and fairly responsive. She picked universal furniture that fit to most people's design tastes and the condo sold in one week.

I highly recommend the design services provided by Trait Interior’s Kelley Rucker. Decorating can be stressful, but Kelley made it as stress free as possible with her down-to-earth approach, positive outlook, up-beat personality, eager nature, and responsive communication. Kelley is one of the kindest people I have had the pleasure of knowing. She treated me like a friend instead of a client. She looked out for me every step of the way and had my best interest at heart during our consultation, shopping trips, and design implementation. Kelley listened intently, did her research, and took immediate action. She was ready to hit the ground running! It was refreshing that Kelley came up with a plan to tackle my design issues, sent me a course of action, and delivered. She even drove me around town during the shopping sessions and used her creative thinking and determination to overfill her car with large shopping items. She was right there at the store taking items apart and putting them back together at my home. Kelley was also accommodating and generous with her time and suggestions. Additionally, she is cost conscious and value oriented. If you have a budget, she will stick to it! Kelley loves what she does and her excitement for her work is infectious. No one else I spoke with showed the same kind of enthusiasm for my project as Kelley did. It’s important to feel like you are a priority when you want to accomplish a project, and Kelley made me a priority. I believe Kelley offers free phone and in home consultations, so you have nothing to lose by giving her a call.

Downtown Home Staging and Drew Foxwell were excellent! This is the second home where he staged and is already under contract. His eye for detail and design made the house more desirable and easier to sell. He brought himself and a crew of people who worked tirelessly until he was content with the positioning and design concepts. The value of his work outweighs the cost, which is extremely affordable. It was great working with Downtown Home Staging and would recommend them over and over again!

Absolutely loved MagnifiqueHomes! I moved to Virginia and needed to downsize quite a bit, moving into a much smaller place. Maud was great at utilizing the small space I had to maximum efficiency, making it feel like a home at the same time. She kept me involved in every step -- making it a truly enjoyable experience. I couldn't be happier with this, my first interior design experience. I would definitely recommend MagnifiqueHomes without hesitation.

I truly enjoyed working with Veronica. She has been hired a couple of times on various projects, as they come up. She has a terrific sense of color and style. I used her for the first time when I bought my new home and needed some professional guidance in deciding what to do with the old furniture I had and what the best layout was for them. She created a game plan, came up with a color scheme and gave me input on interior paint colors. Veronica offered great design input for both projects. I love my home now because of her input.

I hired Damian and Gadi to design an addition to my mid-century contemporary house. They presented numerous options in 3-D software to better visualize the design which was extremely helpful. We never felt pressured to settle on a particular design and encourporated our requests very nicely into the final product. They are extremely easy to work with and go the extra mile to achieve the desired results. They are also extremely responsive to our questions during construction. I can't say enough, we feel extremely happy and fortunate to have hired them!

Angela is so talented and gave our house a much needed make over. She is great to work with. In our first meeting, I showed her some ideas and talked about my goals. When she came back with her recommendations, I was amazed - she totally "got" my aesthetic and just completely nailed it. Our home was transformed into a beautifully designed and functional family household. We just bought a new house and I am going to work with Angela again on a total design make over. She is fantastic!

Thank you so much for taking on our staging project. The Real Estate folks wanted to hire a company to stage our home but we objected. You were amazing. Even communicating via the Internet you viewed every photo and told us exactly what to move, what to eliminate, and how to present the home is such a way as to make it inviting to prospective buyers. You were attentive to all our worries and needs during this process. The fact that you staged each and every room made it possible for the home to be sold in 16 days and at full price. Certainly, your expert advice and interior designer capabilities made this possible. Thank you so much for all your detailed attention. We couldn’t have done it with out you. Thanks!

Andrea and Sonia have a great taste coupled with common sense and a down-to-earth approach to interior design and home staging. All the suggestions they made were sensible and with my goal (and budget) in mind, even the ones I didn't end up implementing. Overall great value for the money.

We took our house down to the studs and rebuilt it to our dream retirement home. Gail was amazing! She helped us with the design and with picking out a Contractor. She helped create the design by finding out what my husband and I wanted NOT how she wanted it. She was a invaluable creative professional in making our dreams come true! We highly recommend Gail.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

    What do interior designers do?

Interior designers do much more than pick complementary paint colors and choose matching furniture — although those tasks are important parts of the job. Unlike decorators, interior designers usually have an associate of science degree or certificate of achievement in interior design from an accredited program. They’re trained in drafting, lighting and computer aided design (CAD), and are experts in room-specific design and residential space planning. Interior designers use these skills to plan and design safe, highly functional and beautiful interior spaces, from kitchens and bathrooms to family rooms and bedrooms. They determine space requirements, work within building codes and inspection regulations, and meet accessibility standards. An interior designer’s day-to-day job includes creative and technical tasks, both of which often require great communication skills:

    • Creating model rooms and visuals using design software.
    • Researching different textiles, materials, finishes, lighting and furniture.
    • Hiring suppliers, vendors, and contractors.
    • Estimating costs and making bids on potential jobs.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

    • 2-hour consultation: $200, includes DIY tips and guidance.
    • 1- to 2-hour consultation and design session: $250, including written report.
      • Additional design consulting: $65 per hour.
    • 8 hours of staging an occupied home: $800.
      • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
    • Starting price for staging a vacant home could be $2,200.
    • A home stager may charge 1 percent of the home’s selling price.

How do you find a good interior designer?

For many homeowners, the difference between a good interior designer and a bad one is simply a matter of taste — but all good designers have similar skill sets. Interior designers usually have a degree or certificate in interior design, with training in design principles and lighting, drafting, and computer aided design (CAD) software. Good interior designers have strong color balancing skills and understand how different colors influence spatial perception and moods. They know the building and electrical codes in the areas where they practice, and they make sure that any contractors they hire also work to those codes. They are knowledgeable about different upholstery fabrics and draperies, stay ahead of residential design trends, and maintain their own individual creativity. Also, good interior designers have excellent space designing skills, so they can arrange a space efficiently and with ideal traffic flow. Ultimately, hiring a good interior designer means pinpointing one whose signature style is complementary to your personal style — so checking out many designers’ portfolios is a must — and whose communication methods match yours.

How do you choose an interior designer?

Choosing an interior designer is all about finding one whose signature style fits well with your tastes and who can work within your budget. To choose the right professional for your interior design project, ask yourself these five questions:

    • What is your signature style? Good interior designers can both describe their personal aesthetic and demonstrate their signature style through their portfolios. Make sure it appeals to you.
    • How will you make sure the design fits my lifestyle? Good designers understand that the interior design must improve a homeowner’s experience in their home and fit into their lifestyle; for example, a white suede sofa is a poor choice for a family with large dogs and small children.
    • How much do you charge? Depending on the project, an interior designer may charge an hourly rate, a flat fee or a percentage of the project’s total cost.
    • How will you stick to my budget? An interior designer should have a plan for staying within your budget, which includes full transparency of costs and flexibility when choosing materials and furnishings.

Because an interior design project is highly collaborative and based on hard-to-define personal preferences, it’s most important to choose a designer who communicates clearly and listens closely to you.

Hire skilled professionals for absolutely everything.
