Jose called as planned to confirm our appointment the day before and the morning of. He was punctual. They took about 3 hours to clean all the air ducts and the dryer vent. They showed us before and after pictures as they proceeded, and the total quantity removed when they were done. They left the place clean. Jose also found that we had a light to disinfect that was not functioning. He was helpful in explaining what needed to be done, and advised to replace the dryer vent, as our home inspector had last fall. I had forgotten.

The inspector that came arrived at the top of the time frame given. Even though there was a 2hr window. He came prepared and worked rather quickly as I had other appointments for my home.

The inspector did an extremely thorough job, treated the problem, and the ants have disappeared, all for a reasonable price. I'd do business with him again in a heartbeat.

Mr. Dixon was fantastic, and I highly recommend that you let his extensive experience as retired firefighter and a contractor work for you. First, he was very incredibly accommodating with regard to scheduling the inspection. I requested a relatively late inspection, and he went out of his way to accommodate my schedule. Moreover, he placed an emphasis on not only uncovering any possible defects in the property, but also educating me as to ongoing maintenance issues that will require attention after the sale. Although as a new home buyer I lack a point of reference for comparison, my realtor advised me that Mr. Dixon’s inspection was significantly more thorough than other inspectors she had encountered. Mr. Dixon tested every window, outlet, appliance, he checked the attics, and mounted the roof among many other things. I feel confident that his inspection uncovered any potential issues with the home, and that Mr. Dixon left no stone unturned. Mr. Dixon then promptly prepared a thorough report that was available to me the following day. His prices were significantly more competitive than his competition, and I am confident that I received a better service than I could have obtained elsewhere. I am very satisfied with my home inspection, and I would highly recommend him to others.

We have to give top marks to Ernest. He is prompt, professional, skilled and did an excellent job for us. Ernest performed a heavy up on our load center from 100 Amps to 200 Amps. He listened to our concerns, and helped us do the job right. Even the inspector was impressed by his work. We keep a pretty difficult schedule, and Ernest graciously worked with us to get the job done. We look forward to hiring Ernest for other projects. He is a man of many talents.

I hired MJ Home Services to complete some work around my house that was on the inspection list. They offer a wide range of services but seem completely qualified and able to do everything. Roof was repaired (leak in the master bedroom from vent pipe) Mold Removed in basement front wall from a spicket leak (which they repaired as well!) I was extremely pleased to find 1 company that did everything. I received a certificate once work was completed and the entire crew was a pleasure to work with. I would recommend them if you need any type of work. Thank you John (who is the owner) he spent a hour doing the first walkthrough and was overall a overqualified inspector/owner that really seems to care which is hard to find.

Ken was great from start to finish. He took the time to talk with me before the inspection and let me know what to expect. Then, he set up an exact appointment (no four-hour window!) and worked with my schedule so I could avoid taking off too much time from work. He was on time to our place and was professional and polite, explaining more about his process and thoroughly checking out the problem. Throughout, he was excellent in his kindness, understanding, and communication. We agreed to two indoor air samples, in addition to the outside control sample. (He even talked us out of another sample as unnecessary!) Best of all, he was very calm and reassuring with my girlfriend, who was highly upset due to her asthma being seriously aggravated by the problem. As he promised, the lab results came back the next day (bad problem), and he had his full report to us the following day. It included an excellent, comprehensive protocol for selecting and hiring a remediation service. Having been through a mold situation three times in three separate places now, I can tell you firsthand how absolutely important it is to get an independent inspector/tester like Unbiased Mold Inspection, which does not do any remediation or anything else. A LOT of companies do it all, which can make their intentions suspect. With Ken and his company, you know you're getting an objective opinion from someone who's not trying to sell you more services.

I am a realtor and my client needed a home inspector at the last minute because the one she selected cancelled. I contacted SafeSales. Mr. Cheek came and did an excellent job! He was professional and explained the homes major systems in layman's terms that my first time homeowner could understand. I have since referred Mr. Cheek to other clients who have been very satisfied. He makes me look good as a realtor and they have all thanked me for referring him.

I had to organize Masonry work to be done on my house from out-of-state. Thomas was very responsive, and provided an estimate in a short-turn around. His estimate was exactly what my my home inspector guessed the work might cost so I hired them. They completed the project quickly and did a great job matching the mortar and brick to my existing brick work. Great job!

Eugene and his crew were great. They renovated a portion of my retail space in just a couple weeks. Eugene was a great communicator and made sure to contact me with any questions, and always called or sent a picture on days when I wasn't around. He is free with his advice and was helpful in navigating a few snags, always with an eye to keeping costs down. Even one of our inspectors complimented him. I highly recommend RDRI for whatever renovations you need.

Steve is a a great inspector! He worked very hard and provided us with a detailed report of what needs to be fixed. He did not leave until he made sure that everything was inspected and that the job was done. He went an extra mile to double-check things when we had questions. I highly recommend him!

Ken is a super nice guy we were totally comfortable with being in our house and has a ton of experience (30 something years?). He caught some stuff the home inspector our buyers hired didn’t even note and figured out one of our repair requests wasn’t actually necessary. Their inspector said some copper pipes were corroded when they really just needed a good cleaning!!! I had trouble finding someone for my little list of stuff to accomplish after our home inspection. It seemed like folks didn’t want to waste their time with a couple of little projects in their busy season, but Ken made time for us and exceeded our expectations. We will likely be hiring him again down the road after we move!

We highly recommend the All American Home Inspections Team. Our Inspector booked our appointment the same day we requested service. The price was extremely affordable. The team was on time and did an outstanding job. They provided us with a comprehensive home inspection checklist prior to beginning. We are very pleased with the service.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a home inspection?

A home inspection is a visual inspection performed by a trained professional to determine the condition of a home’s main elements. The inspection usually takes several hours, during which the professional takes multiple photos and notes, tracking information for a final report. After the inspection, the pro will create a printed report, complete with photos and detailed information, summarizing the condition of the house. A home inspection is often used by potential home buyers prior to purchase to determine if there are larger issues (such as dry rot or a faulty foundation) that are not immediately visible to the untrained eye but that would cost a lot of money to resolve. Home inspections are also used by real estate agents and home sellers to address any concerns before putting a home on the market. Longtime homeowners can also schedule a home inspection to get a snapshot of their current home condition and identify any issues that need to be addressed. A home inspection is not a legal document that can be used for divorce or estate settlements, nor can it be used to secure loans or mortgages.

How do you find a good home inspector?

A home inspection should tell you the true condition of a home. A competent home inspector closely inspects your home’s structure and foundation, looks for termites and signs of problems like mold, checks the wiring to ensure it’s in good condition, and investigates the HVAC system, among other items. To find a good home inspector, first research whether home inspection is licensed in your area; not all states require licensure.

If there is no regulatory body that licenses home inspection in your state, there are other ways to make sure you are hiring a trustworthy professional. Carefully look into the person’s reviews and ask for references. Ask if they are committed to continuing education, and whether they are active members in any reputable home inspector organizations. Some organizations that recognize and/or certify home inspectors are the American Society of Home Inspectors, National Association of Certified Home Inspectors, and American Home Inspectors Training. Don’t be shy about asking to see credentials and licensing.

What should be included in a home inspection?

A complete home inspection involves a visual investigation of all major elements that make up your home. A home inspection is a vital part of buying or selling a home to ensure you’re not accidentally buying a termite-infested home or one with major structural defects. Paying for an inspection before purchasing a home can save you a lot of money in the long run. The national average home inspection cost is $310, with prices ranging higher or lower based on your location and the square footage of your home. After performing a walk-through inspection, the pro should provide you a printed report — complete with photos and recommendations — detailing what’s in good condition, what would benefit from minor repairs, and what needs immediate attention. Home inspection pros know how to spot trouble areas, but they’re not licensed contractors, electricians or plumbers, so they may suggest you hire a licensed pro to address specific problems. Here are the main components that a home inspection covers:

  • Home structure
    • Foundation, grading and drainage, roof covering, roof structure, interior and exterior attic walls, ceilings and floors, interior and exterior doors, windows, stairways, fireplace and chimney, porches, balconies, decks, attached carports, and crawl space.
  • Electrical
    • HVAC system, heating equipment, cooling equipment, ductwork and vents, fixtures and switches, branch circuits, receptacles, service entrance and panels.
  • Plumbing
    • Water heater and equipment, drains, waste systems, vents, and plumbing fixtures.
  • Appliances
    • Garage door openers, garbage disposal, dishwasher, exhaust range, range hood, bathroom exhaust fans, cooktop, oven and microwave.

How much does it cost to get a house appraised and inspected?

Home appraisals and home inspections both assess your home and provide a report summarizing the condition or value of your home based on key measurements. Unlike a home inspection for the sale of a property, a home appraisal is used for loan applications, property value assessment for sales or settlements (divorce, estate, etc.), and taxes and insurance. If you’re having your home appraised for lending purposes, you’ll likely need a state-certified appraiser, so be sure to your research their credentials. Nationally, the average cost for a home appraisal is $340.

If you’re buying or selling a home, having a professional home inspection can be an invaluable tool for price-setting and negotiation, as well as learning what repairs are necessary. The national average home inspection cost is $310, ranging higher or lower depending on the inspection company, your location and the size of your home. Other factors that can affect cost are additional inspection services and pathogen testing. Here are some examples of average home inspection costs in various parts of the country:

  • Home inspection in New York City: $425 or more.
  • Condo inspection in New York City: $200 or more.
  • Home inspection in Central Texas: $250 for homes up to 2,000 square feet.
    • $275 for homes from 3,001-4,000 square feet.
    • $300 for homes from 4,001-5,000 square feet.
    • $325 for homes 5,001 square feet and up, plus 10 cents per additional square foot.
  • Home inspection in Los Angeles: $199-$299 or more.

How long does it take to do a home inspection?

On average, you can expect a standard home inspection to take two to three hours. Your house size can affect inspection length, as can requesting additional services such as sprinkler system inspections, outbuilding inspections, radon testing, crawl space inspections, or pool house inspections. During the home inspection, the professional will be taking photos and looking in and around all parts of your home. The inspector will then compile a report that may be more than 20 pages. You should receive this report back within a few days to a week. The report should detail everything from minor imperfections and maintenance recommendations to major defects that need to be resolved as soon as possible, like structural failures or a leak in the basement. Your report should include photos and clearly outlined information about all major elements inspected, as well as recommendations for next steps.
