We had a great experience with Paula when staging our home for sale! Not only did Paula do an initial walkthrough where she suggested some improvements to our fixtures, she did a great job with the staging by matching very appropriate furniture and accessories consistent with the look and feel of the home in general! We got many rave reviews from both potential home buyers as well as neighbors and technicians that worked in the house that the staging was very elegant. We have no hesitation in recommending Paula to anyone that needs the services of an experienced and tasteful home staging consultant!! The Prathap family

Trait Interiors is the best kept secret in the Washington, DC area. They arrived on time, were professional, and gave my house the best staging I could dream of. They staged yesterday, and I already have a potential buyer coming today.

Cristian and Cristina are very professional and responsive. They did an excellent job with staging the house in a timely manner. They were slightly higher on the price than they initially quoted but were transparent with their explanation for the price difference. I would highly recommend them.

Angela is so talented and gave our house a much needed make over. She is great to work with. In our first meeting, I showed her some ideas and talked about my goals. When she came back with her recommendations, I was amazed - she totally "got" my aesthetic and just completely nailed it. Our home was transformed into a beautifully designed and functional family household. We just bought a new house and I am going to work with Angela again on a total design make over. She is fantastic!

Signature Design Interiors staged my home in One Loudoun and did an amazing job! They brought in furnishings, art, area rugs, linens, and accessories to highlight my home's best features. The turnaround time between requesting their help and the completed project was just a couple of days. I highly recommend the team at Signature Design Interiors for staging as well as decorating and remodeling. They are top notch!

We hired Chris Nao to stage a 5 bedroom/4.5 bath property for a very meticulous client. We were very pleased with the level of communication and beautiful layout that was provided for the home. Needless to say after we uploaded the new pics we had several hits and successfully sold the home. We will continue to use Chris Nao for our home staging.

Hubert helped me with the project of turning my empty apartment into a cool, contemporary home that fit my style and gave me a real "home base" for the next phase of my life. Hubert literally managed the process from beginning to end. He walked the empty apartment with me before I even signed the lease in order to take measurements and start formulating ideas for his transformation. He came back to me over the next month or so with ideas ranging from paint colors to furniture and accessories. I very much appreciated his thoughtful approach. He knew I was a busy professional, so he would meet with me at my office, in the evenings, to review various selections with me. He sometimes presented me with options that I honestly would probably have never even considered. That's what I enjoyed the most - seeing new things from a fresh perspective that ultimately fit together beautifully. Hubert managed the entire process right down to coordinating (and being at the apartment when I couldn't be there) and taking delivery of the items. He went above and beyond the call of duty and the proof is in the final product (http://www.hgtv.com/living-rooms/cool-contemporary-bachelor-pad/index.html). Thanks Hubert. Do not hesitate to use me as a reference. You have my 100% endorsement.

While we cancelled service a year ago, we always felt that Sara's work was outstanding and we were always pleased. We enjoyed coming home to a fresh, clean home and it helps that Sara is friendly and flexible with schedules as needed. With all of these reasons, it was not hard to come back - we are resuming our service with her! Can't wait!!

Andrea and Sonia have a great taste coupled with common sense and a down-to-earth approach to interior design and home staging. All the suggestions they made were sensible and with my goal (and budget) in mind, even the ones I didn't end up implementing. Overall great value for the money.

Collene was fantastic to work with. I was selling my condo on my own, and Collene took on this staging assignment at the very last minute. She spent a good amount of time with me initially talking through how the rooms would be set up and showed me pictures of other places she had staged. When we received feedback from a few potential buyers that the living space was awkward (which I knew from living there!), Collene made a few switches. She also made herself available to be at our open house. Collene was communicative and professional and so easy to work with.

I had no idea where to begin with a complete remodel of a condo, Creative Staging had a vision and helped me every step of the way from securing a contractor to choosing paint colors, flooring, cabinetry etc that worked within my budget. They were so organized and meticulously detail oriented we stayed on budget and on schedule. I was so impressed that when I bought another property that also needed to be gutted and renovated I immediately called again on Creative Staging and redesign. I am thrilled with the way both properties turned out.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

    • 2-hour consultation: $200, includes DIY tips and guidance.
    • 1- to 2-hour consultation and design session: $250, including written report.
      • Additional design consulting: $65 per hour.
    • 8 hours of staging an occupied home: $800.
      • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
    • Starting price for staging a vacant home could be $2,200.
    • A home stager may charge 1 percent of the home’s selling price.
