Kelvin did a great job repairing the textured ceiling drywall after a pipe burst causing water damage. He was able to repair the ceiling drywall and also matched the textured ceiling up nicely. I would recommend him for repairs like this in the future.

More patience than I with balancing out one of the two ceiling fans installed. The fact that he took the time to ensure it was balanced to ensure the job was done correctly says a lot about a person caring in what job needs to be done.

Francisco and his assistant were very professional and friendly. They installed grass cloth wallpaper and did an excellent job. They also installed wallpaper on my powder room ceiling and painted the ceiling of my dining room which came out beautiful. As an Interior Designer, I am very pleased and happy I hired Francisco.

This is the second time John has done work on our home and again, with outstanding results. The projects were varied and both John and James completed them rapidly; replacement and paint of ceiling drywall, installation of drywall access panel, installation of screen door and exterior door painting. If you need a skilled professional who works quickly, accurately and who stands by the quality of his work, I highly recommend John.

My name is Cheri and I was in a desperate situation when I contacted Renaissance Restoration, Mr.Sanchez assured me he would come by first thing in the morning and fix my wiring problem, well he not only fixed the ceiling fan that was installed by an incompetent idiot from the previous day but he did a lot of extras too. He installed motion detectors, fixed the dangling "Cox" cable, straightened out my duct work and put insulation tape on the joints, made a trip to Home Depot and when my curious gray kitty climbed up his ladder and got stuck in the ceiling Mr.Sanchez even took the time to gently coax her out, this talented man goes the extra mile for his clients and I've already passed out his name and number to 3 of my clients. If you find yourself in trouble like I did please give him a call you'll be relieved and happy you did.

Paul Langway and his team completed four jobs for us in three days- installing laminate kitchen tile, putting up a new shed door, removing and replacing rotting wood around a large window, and installing a ceiling light fixture. They were a very efficient team and paid close attention to detail, putting in long hours one day to finish the shed, even while it was dark out. The shed door especially looks amazing- better than the original, which was rotting at the bottom. Paul's flooring specialist is great. They took care of purchasing all of the materials and we refunded them at the end of the project. We felt completely comfortable having him and his team in and out of our home over the course of three days, and will be contacting him in the future for other projects.

I'd hire JB Weaver again in an instant. It's the best experience I've had in hiring someone for home projects. Had a ceiling installed, several plumbing projects completed, painting, flooring and a variety of other general services. Can't say enough about this company.

Mr.Shaw is very professional. He and his crew was on time and the roof was completed in the time frame that was agreed upon. During the time of my roof install he saw a issue with my chimney and called me to let me know that he repaired it even though it was not apart of my contract.

J & J did a fantastic job from start to finish. They came out for an estimate to take down a half wall, remove a popcorn ceiling, install a bathroom fan, and build a small shelf, the same day I contacted them. They were available to start work quickly, made sure everything was done properly, covered everything to ensure there was less of a mess, and tidied up afterwards. Jose and his team were consistently on time (or even a bit early) and finished the job when they estimated. I really appreciated their honesty and attention to detail. I had already arranged for a different company to do some work and they helped manage the situation when those contractors did a disastrous job, even helping to fix mistakes that were not their own. They were excellent communicators and ensured there were no surprises along the way. Their prices are competitive, and their team was wonderful to work with. I would (and have already!) recommend them enthusiastically. (I have more photos to add and will upload them ASAP.)

After a heavy storm, we had water leaking from our lights in the kitchen and from our electric panel in our basement! I called MJ Home Services and Dale came out the next day to investigate the leaks. He quickly turned around an estimate to fix both issues as I told him I wanted to fix the issues ASAP. Prices were very reasonable and he insisted on finding the cause of the leaks instead of assuming the obvious (the bay window in the kitchen). The "obvious" cause of the leak wasn't actually the problem after his investigation as Dale found that the problem was actually the window on the next level up. It was allowing water in and running down the brick into the kitchen drywall ceiling. I couldn't be happier that we chose MJ home services to complete the repairs and everything was fixed way beyond my expectations. Also, the coordination of service by Melissa was amazing.

Cletus and his crew came right away, and removed all the damaged flooring and sheetrock, which was a result of a broken pipe. They used blowers and heaters to remove all the water and moisture, so mold would not come. Cletus is helping to deal with the insurance company and public adjuster to get the claim covered so the restoration can proceed. He is knowledgeable, polite, respectful.

Description of Work: • Excavated bathroom floor to install drain for relocated toilet. • Replaced existing bathroom ceiling with drywall. • Built custom tiled shower with seat and installed shower doors. • Enlarged bathroom door to 30 inches to accommodate future needs of handicapped individual. • Relocated toilet. Installed toilet with higher seat for handicapped individual. • Installed required traps and vents to meet plumbing code. Arranged for plumbing inspection. • Installed new medicine cabinet and relocated light. • Installed grab bar for handicapped individual. • Replaced door to laundry. • Installed new tiled floor in laundry. • Installed baseboard in laundry. • Installed drop ceiling and modern lighting in laundry. • Installed drywall ceiling in living area with recessed LED lighting and dimmer. • Painted all existing walls and new installations including doors. Comments: Mr. Lundgren was very thorough in determining our requirements and offered helpful suggestions for dealing with my wife's current and future needs (she suffers from advancing Parkinson's Syndrome). We wanted an accessible bathroom on the lower level with a seat and a hand-held wand for showering. The entry to the bath would not accommodate a walker or wheelchair prior to the remodeling. We found that we would have additional plumbing costs because the existing bathroom was not constructed professionally according to code. It was disconcerting to see our entire floor excavated but the plumber completed his work in just a few days. The subcontractor who did all the tiling, dry-walling and installations other than plumbing and electricity was very talented and had a good idea for design as did Mr. Lundgren. All the painting was highly professional (I have always done my own painting and am hard to please in that area but I found it very satisfactory). The modern lighting installed throughout the basement is a vast improvement over the patchwork approach taken in the past. Everything is bright and clean. We now have a beautiful finished living area and laundry and a beautiful modern bathroom that is very pleasing to my wife and me. We are looking forward to entertaining our friends and extended family. We are a long way towards meeting our needs for a comfortable life as we age and my wife's disease progresses. Squash Blossom accomplished their work in about three weeks less three or four days lost to bad weather. I've heard about contractors who disappear for a week or more. That did not happen here. Mr. Lundgren quickly won our trust. It proved to be well-placed.

They were on time, exactly the price quoted and did a very good job. We hired Graham to take down 4 ceiling and install new lights, then hang a very heavy and difficult mirror over a very large fireplace. I would recommend, and we are using him again. (I found him to be very honest).

Had a new bathroom installed. Gutted the entire room, raised the ceiling. Hard workers. Worked long hours to get the job done. Ran into some problems with my house being old. They worked hard to make sure everything was good before installation of new products. Project ran longer than expected because of my choices. Bathroom is beautiful. Polite workers & owner. Would recommend highly.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
