I feel so happy I found Sal from Thumbtack, originally I hired him for the irrigation job, but he completed all 3 jobs : 1) re connect the water pipe for better water pressure in my sprinkler system; 2) resolved my well water low pressure problem by pumping the air into my well water tank 3) fixed my sprinkler system problems! I am very satisfied with the job Sal completed for me! Not only he reconnected the pipes in my basement to allow a better water flow in the sprinkler system, but also he suck the water out the tank and pumped in more air, this made my whole house water pressure worked so well that I don’t need to suffer the low water flow from my kitchen faucet and the shower any more! Two days later, one sprinkler head leaks caused some low water pressure again in one zone, and it made me so worried to call him again because I was worried about coming out fee charges.., I called him, he showed the same day and fixed it without any additional charge! Thank you do much, Sal! I will definitely share my experience with my circle of friends if they ever need any services! Please see the attached photos and video how well my sprinkler works now and how beautiful my lawn looks!

Phil was amazing. Not only did he spend a few hours pouring over every detail of my new house but then he walked me through every inch and told me everything that needed to be done. I've been in real estate for 20 years and I've never come across someone as knowledgeable (and interesting). I would recommend him to anyone!

I would like to thank Paul Hastings on doing my home inspection. Paul made sure I understood what was going on with my house. He point out important things that needed to be addressed to improve my house. What was great is that Paul sent me an email of the inspection that I can refer to. The email helped me out recently when I called for a contractor for new insulation. The contractor used the information that Paul had wrote down so there was a clear understanding on what needed to be done. Thanks Paul.

I cannot say enough about David Clegg! My husband and I recently relocated from San Diego to the Detroit area. We did not know anything about the area besides what we had read about online and heard from friends. We were referred to David by our Mortgage Broker and from the beginning he was the most professional realtor we have ever dealt with. He is probably the friendliest realtor we have ever met and immediately we felt like we were dealing with a friend that cared about us, instead of just caring about getting his commission.  He was always available to chat or email or text, regardless of time. He stayed in constant contact with us as we drove across country and sent us multiple listings to review in order to gauge our preferences. To say that he was spot on his selections is an understatement. He showed us about 8 homes that were all beautiful and completely fit our needs. He showed us houses that were in areas that we had not considered since we did not know the area and this helped us narrow down the location that we preferred. I think he knew before we did that the house we ended up buying was exactly what we were looking for, he is THAT good! After the bid was accepted, he setup the home inspection (since we didn't even know where to begin) and was at the inspection to make sure all went well. Also, the week after our inspection, the Detroit area was hit with massive flooding. He was wonderful enough to get us access to the house and met us there to make sure that nothing was damaged and that we did not have any issues from the flooding. He was also there at the final walk thru and closing; never did we deal with anyone but David, which was wonderful. He was there from beginning to end and I cannot recommend him highly enough. You cannot go wrong if you select David Clegg as your realtor. His knowledge of the area, of real estate and of houses in general (he answered a lot of contractor-related questions) is amazing and the next time we look to buy or sell a home, we will definitely use David Clegg!

I needed help with managing a property in Detroit since I live out of state. I spoke with several people I found on line, but immediately identified Doug as the best. He is personable, honest, delivers on every promise, knowledgeable, and a delight to interact with. He has really set my mind at ease knowing that my long distance real estate is being well managed!

Spencer Wilson is an amazing real estate agent. The only reason we don't give him 5 stars at this time, is because he hadn't researched the properties he was showing us thoroughly enough. I believe that is because of his busy schedule and he is less than 1 year licensed. He was very patient with us and willing to work hard to get us into the home we finally decided on. With more experience, this young man is going to be an A-1 agent. I have already referred 2 other potential buyers to Spencer. He is an amazing agent and will be even more so as he gains more experience. If we ever need to move again, (hopefully we won't :) we're definitely going to call Spencer to be our agent again.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a home inspection?

A home inspection is a visual inspection performed by a trained professional to determine the condition of a home’s main elements. The inspection usually takes several hours, during which the professional takes multiple photos and notes, tracking information for a final report. After the inspection, the pro will create a printed report, complete with photos and detailed information, summarizing the condition of the house. A home inspection is often used by potential home buyers prior to purchase to determine if there are larger issues (such as dry rot or a faulty foundation) that are not immediately visible to the untrained eye but that would cost a lot of money to resolve. Home inspections are also used by real estate agents and home sellers to address any concerns before putting a home on the market. Longtime homeowners can also schedule a home inspection to get a snapshot of their current home condition and identify any issues that need to be addressed. A home inspection is not a legal document that can be used for divorce or estate settlements, nor can it be used to secure loans or mortgages.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

    • Represent clients who are looking to buy, sell and rent properties.
    • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
    • Determine competitive market prices by comparing properties.
    • Create and publicize lists of properties for sale, including details such as location and features.
    • Market properties through advertisements, open houses and listing services.
    • Show prospective buyers or renters properties.
    • Present purchase offers to sellers for consideration.
    • Mediate negotiations between buyer and seller.
    • Ensure that all terms of purchase contracts are met.
    • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

How do you find a good home inspector?

A home inspection should tell you the true condition of a home. A competent home inspector closely inspects your home’s structure and foundation, looks for termites and signs of problems like mold, checks the wiring to ensure it’s in good condition, and investigates the HVAC system, among other items. To find a good home inspector, first research whether home inspection is licensed in your area; not all states require licensure.

If there is no regulatory body that licenses home inspection in your state, there are other ways to make sure you are hiring a trustworthy professional. Carefully look into the person’s reviews and ask for references. Ask if they are committed to continuing education, and whether they are active members in any reputable home inspector organizations. Some organizations that recognize and/or certify home inspectors are the American Society of Home Inspectors, National Association of Certified Home Inspectors, and American Home Inspectors Training. Don’t be shy about asking to see credentials and licensing.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

Hire skilled professionals for absolutely everything.
