We got a call back within an hour or so of submitting the on-line inquiry. Doug showed up the next day ahead of schedule and within 10 minutes a wood burner that weighed ~250 lbs was loaded and gone at no charge. He also gave me a good quote for hauling materials from a deck demolition I have planned. Great to deal with and will be hearing from me again soon!

We have a 100 year old house and the hardwood floor under our bathroom toilet was buckling due to plumbing issues. David came out right away and quoted us a very fair price and gave us several options. We ended up needing new hardwood floors (so everything would match) and a new toilet along with fixing the plumbing. David did a beautiful job removing and installing everything. He was incredibly responsive as well with a couple tweaks we needed made. We are going to use him again for future projects. I would highly recommend him.

Tom did an overall good job, but the original project time frame more than doubled due to problems with inspections and schedules of some of the sub-contractors. There were a few areas lack of attention to detail caused problems, but they were resolved without too much extra effort. I suspect a more experienced contractor would have been able to keep ahead of the situation with better planning. The finished bathroom is about 90% of what we expected, as there were some fit/finish issues. That said, I am a very hard person to please when it comes to quality/craftsmanship, I doubt the average homeowner would ever notice or care about the minor things that bother me. Planning : C Punctuality : A Response to changes by homeowners: A Response to problems during the job: B Project clean up (contractor and all subs) : B Overall grade: B

Start Date: 10/27/2017 End Date: 04/25/2018 Project: Adding a 12’ X 31’ 3rd Garage Stall I would recommend Ruby Construction for your construction needs. The owner, Bill was very courteous and good to work with. The workers were all nice and respectful to me and my property during the course of the job. Bill was willing to work with me in regards to changes in the original plan and reasonable in correcting any problems that arose (which were not many). I have not had any direct experience with hiring a contractor for a project. So I only knew what to expect going in to this from what I have heard from others (in reference to working with contractors in general). I was pleased with the work that was done and with the minimal issues that can happen with any project. I would have liked to see more communication from the contractor as far as updates and the plan for the progress of the project on a weekly basis. This is more personal preference than a problem with the contractor. I would get all of the information I requested when I contacted him. The projected timeline was exceeded by a lot because of the unusually long winter weather we experience this year. Overall, I am happy with the work that was done and how the completed project ended up. Thank you Ruby Construction for a job well done.

We have used Hewitt Building Co. on several occasions. Their interior finishing skills are masterful. Nick personally completed a job that required framing 35 floor to ceiling windows, seven doors and new base boards throughout our newly remodeled home. He and his team are professional, prompt, and respectful of owner's wishes and property. I would highly recommend Hewitt Builders to anyone looking for a quality, first rate company to complete their significant construction needs.

Great Price and Top Notch Service I just got done working with J & B Improvements during the construction of a new deck, and I have to say I am quite content with my results. I began the process by contacting 4 competing contractors in our area, including J&B Improvements, trying to find out who could give me the best bang for my buck. The J&B guys wound up getting the job due to their excellent price, extensive and up to date licenses, and the professionalism they exuded which some of the other contractors simply did not. In this awful economy, however, the biggest plus in their favor was the affordable quote they gave me. While quality and professionalism is important, unfortunately raw prices played an equally substantial role in helping me decide who to use. I think I got lucky, as this company is one of the few diamonds in the rough that doesn’t suffer in terms of quality despite being the cheaper bidder. After the easy part, came the hard part: actually building the deck. Their workers consistently arrived very early and stayed until the end of the day, they were funny guys who I had some great conversations with. The best part, however, was the fact that I was allowed on the site of the building, which was important to me because I liked making sure the project was going in the right direction. At one point, in the middle of the deck’s construction, I decided I wanted to add something new. I was at first adamant about this, since I thought it would throw the contractor off or cost me a fortune, but actually they were very eager to hear what I wanted and did the accentuation for a very decent rate. I will definitely save J&B Improvements to my little book for my future needs, and I highly recommend this company to anyone who is looking for that rare affordable quality in a market full of sketchy companies, rip-offs, and inappropriate practices.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
