I had a framing job done by Steve. I talked to him over the phone and he seemed to be more knowledgeable compared to others. He also was ready to meet and start the job. He showed up on time the next day and finish the project in a few hours as he promised. He didn't take the shortcut and paid attention while doing a clean job. I'd call him back for my next project.

We had two double windows replaced, a plate glass bathroom window replaced with an acrylic glass block window, and had a half moon window removed and replaced with lap siding on the exterior and sheetrock on the interior. The work was done quickly and expertly - could not have asked for a better first time experience with a private contractor! We highly recommend Marcus!

Eric was outstanding with customer service and follow-up with me as I hired him quickly and with limited information. He was first with his bid and quick with his replies. I had spent several days prior on Craig's list basically sending emails back and forth to prospective contractors on frivolous details when all we needed was someone to start working on a simple furniture assembly job. Eric worked with the information I provided, he quoted a reasonable hourly rate and was on the job the following day. I only anticipated 4 hours of work and it took nearly twice as long but he was flexible with his pricing allowing him to get in more time and allowing us to have a quality job not cut short due to costs. Thank you Sir, we appreciate your efforts and look forward to having you back. We wish you tremendous success with your new organization. Jorge

I highly recommend Zimmer Construction LLC for any of your projects. I had a few contractors come out and give me estimates on remodeling my kitchen. I choose Zimmer Construction because Roy was full knowledge with giving me ideas and the pricing was fair. The crew was very professional removed everything to the bare studs and the flooring removed to the subflooring. I was a very indecisive on what exactly I wanted done with my kitchen. I gave Roy ideas and he added more with great detail making it stand out more. Due to the changing of project ideas, pricing changed as well to get me a look that I just love. It cost a little more for the changes I made but they were well worth it. Roy and the crew are professional and detail oriented. He came in with the adequate tools and materials to get the job done right and in a timely manner. They handled everything from the flooring, cabinets, drywall, tile work, electric, plumbing, trim work and painting. Every project I had them do was done well above average. Great company to work with and I couldn’t be more pleased with the work.

We were referred to Harvey by a trusted friend for a quote on our deck extension project. He came out to bid the next day, on time and prepared which was nice. We discussed ideas, he took notes of our wants and he put together a sketch and bid for the project. I felt he was very honest and fair with his quote and timeline so we hired him. Materials arrived exactly on schedule as did Harvey to begin work. My wife and I are very happy with our new outdoor space he created and the process involved. I never had an issue reaching him if I had a question which is rare with contractors. Overall I have recommended Harvey to friends and family and will not hesitate to hire him again in the future.

John asked questions first, then gave us a good bid on the job, and was also able to do the work on a second job we had posted on here, knocking out two projects with one contractor! He was able to do the interior electrical work in a matter of hours, and came back over the weekend to do the work on our deck, which was very much appreciated given the short deadline we had with this rental property. We showed him the problem with our deck and he came up with a more stable (and less expensive) solution than what we had envisioned. Although we had a miscommunication on start date/time that left me uneasy at first, he remedied the situation immediately and did great work. I am a young woman and was alone in the house while he was doing electrical work and I felt comfortable. In my past experiences I've always been sent an invoice for work, so I was not prepared to pay at the time services were rendered (and given work was done in the evening over a holiday weekend we needed to pay in cash instead of a check since banks were closed). John did work with us on paying him after the fact, but now I know that is something to be prepared for when working with individual contractors instead of a company that will make things go a little more smoothly. We were overall very pleased with his work and how personable he was. Would definitely reach out to him again should another project arise.

We hired S&P to paint the exterior and interior of our home in preparation for listing it for sale. We met with several contractors. Stephen was the stand-out amongst all of them! He was thorough, detailed and honest and provided a quote that addressed all of the matters discussed during his appraisal and yet was competitive. As work began, we were BEYOND pleased with his crew's thoroughness and attention to detail. Along the way there were a few areas requiring more prep than Stephen realized when he'd completed his quote, yet he stayed true to his word and completed the work with the same level of detail and tenacity! My wife and I are BEYOND joy with the quality of S&P's work and would HIGHLY recommend them to our family and closest of friends! If you too find yourself in need of house painting, PLEASE be sure to include S&P in your list of candidates. YOU WILL BE HAPPY TO HAVE DONE SO!!!

Dustin and his crew were professional, on-time, and even worked with me on the budget of the project. I could not be happier with their work and the overall experience. 1200 sq. ft patio and walkway Dustin and crew helped with forms and rebar before pour and managed entire pour from beginning to end. Crew was tidy and used their own tools. Dustin was relentless to his guys to clean as they worked, paying special attention to my property. Cleaned up after pour and scheduled expansion joint cuts and removal of excess/left over concrete Applied sealant before leaving After working with so many sub-par and dishonest contractors in the past, I couldn't be more pleased to recommend Dustin and his crew as highly as possible. Matt was very prompt, communicated well and was able to meet me the same day. He was knowledgable about our project and familiar with the permit process. Although we were unable to hire him at this time due to a different complication, we would have been very comfortable having him as a contractor. If we have any future projects, he will be the first person we call!

Gary has been remodeling the bathroom in a one bath, 930 square foot, 2 bedroom cabin that we recently purchased. The quality work and the marvelous ideas that he and is crew have provided have greatly increased the value of this property and we will likely never use any other contractor. Honest, imaginative, and good natured describe this man and his helpers. Six stars.

R&R helped me out after another contractor I hired (on thumbtack) didn’t show up. I contacted Rinald on Sunday morning and he was there before noon that same day. My wife and I are selling our house and needed a couple things updated/installed and he had it done in a couple hours at a VERY affordable price. I will definitely use R&R Construction again!

Don’t let the name UltraClean fool you. They do more than clean. Michael and his crew pride themselves in doing a variety of home improvement projects. I hired them for interior painting, deck repair, staining, sheet rock repair and basic installation. I experienced Michael’s true sincerity and professionalism throughout the job. I was impressed by his commitment during the entire process and quickly resolving some minor issues that cropped up. He has vast knowledge, experience and solutions for an assortment of home projects. UltraClean provided me with so many services at a very reasonable price. I highly recommend them for an economical home improvement project.

I had a horrible experience with a contractor who did not complete his hired projects and the ones he did complete were shoddy (to say the least). Jordan came to bid on new remodels and repairs from the previous contractor. I didn't hire Jordan, NOT because of him; but because my husband had hired someone else which he found himself. Since, I was the one who hired the horrible contractor; I didn't put up too much of a fight. If my husband had had the time to talk with Jordan, I'm sure there would've been more of a discussion on who to hire. Jordan was professional and did not make me feel as if I was an idiot when he saw some of the previous contractor's work. His bid was not overpriced compared to the other contractors, especially having to clean up another person's mess. He did well with communication, always responded promptly. That is HUGE for me!

He put a back door off my kitchen where there originally was none, ran wiring and installed a back porch light. He was very professional and hard working, no slacking or dragging his feet he did an amazing job. He was very knowlegdable about the codes and what we could do and not do. We got a true bargain for his skill, professionalizm and hard work. Thanks again Double J Remodeling & Repair!!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
