I experienced a situation with a frozen pipe in the townhouse next door to me burst bringing water into 3 rooms of my home. I literally called the first company I found which to my great delight turned out to be Aquadry & Dan Friedman. He responded quickly to my situation, was extremely professional & did an awesome job of restoring my home. He guided me through the mound of necessary paperwork, used his resources to make contact with respect to a complicated situation involving ownership of the vacant property next door which was well above & beyond his job. Chris is a stand up guy that values hard work at a great price. I had him mow, edge, and remove some leaves from my property. The leaf removal was awesome. He cleaned out all of the flower beds almost completely. A couple of places were missed around the edges of the driveway, but for the price you can't beat the job. Would hire again and will most likely have him come mow and edge on a regular basis.

Michael took on a huge project: 28 units poorly managed and me, the owner, 3,000 miles away in a different time zone. He coordinated & contracted for re-roofing 3 buildings, installing 28 HVAC units, and 8 new water heaters all within a tight 2 week time frame. He communicates quickly and clearly. We hired Isaac and his crew to replace our downstairs floors. They did an amazing job! They showed up on time and stayed super late in order to finish up the job the next day. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
