What a great experience it was working with Jaime. The entire process was simple, clear, and efficient. He responded to my request within an hour, came by later that day and gave me a fair quote, and he just finished the job. The entire timeline from introduction to high-level completion was only a few days and everything looks better than I could have imagined. It was for a simple gate to a back deck - a job that I could certainly not have done myself. But Jaime built a well-designed, well-planned, and sturdy gate. Jim's work was impeccable, speedily completed, and very competitively priced. He said to us, "You don't want me in your house for two weeks dragging out this job." But, in truth, wouldn't mind--he's a really fun guy to have around! The job he did for us was a pair of built-in bookshelves. At 10-ft tall and almost 6-ft wide (and with the uneven walls, ceilings, and floors that come with new construction), it was a real task, but Jim was really skilled at troubleshooting issues and finding the appropriate materials. I'm confident that the finished product is far superior to what our custom homebuilder would've built. I can't recommend Jim's work enough, and in fact will be posting his information on our neighborhood list serv, in other words staking our reputation on the quality of his work. Is there really higher praise?

Wade and his crew did a fantastic job repairing the siding on my home. Roberto responded very quickly to our request for a quote. We reached out late Sunday night, and he came by first thing Monday morning, and replaced our bathroom exhaust fan by noon. Even with our short time with him, I could tell that Roberto is honest and trustworthy. He is personable yet professional, and he showed me some useful tips as he was working. His rate was reasonable. We will be contacting him again, in case of emergency repairs or potential renovation ideas.

Put in 2 GFI sockets, one in the kitchen and one under my House Crowl space! I took his word for it because I don't like going under there, in the tight space with spiders and what ever. But he said no problem, he had something for that. He went and got some insect stuff that was to wipe out all those crawley things so he could install the socket. When the contractor came to setup my sump pump, he said it as installed right where it needed to be. He also installed my microwave since I needed the plug for it. He did all that for a very reasonable price, in a very short time. I am going to get him to install my ceiling fans next, and will definitely recomend him highly.

I hired Mr. Byrd and his crew to do some interior painting, pressure wash house and decks, and repair rotten door frame. His initial response for a price quote and scheduling was very good and he underbid another home repair contractor and that was good. Overall Mr. Byrd and his crew did a very nice job on the interior painting on walls which were badly stained by cigarette smoke over the years. However, I should have known better than to go to work and leave a check expecting the work to be completed, but I didn't really have a choice that day. The back door frame that was repaired badly needed a second coat of paint. Also, when pressure washing the front deck floor they chipped the paint of the bottom of the deck rails. I called Mr. Byrd and told him about this. He told me that he would come back early the next week. That's been 2 weeks ago and I've not heard anything else from him. I have a realtor coming in to look at the house next week so I guess I'll have to make these corrections myself. Although these are small things, I feel he should make it right since he's been paid for the job. Mr. Byrd has come back to correct the issues that were pending. Apparently, he thought that someone in his crew had come back to do this, but they had not done so. Everything looks very good now.

My father-in-law was a well-respected general contractor for the past 50 years, with specialties in masonry, stone work and carpentry. With my husband growing up in the business, he can immediately tell the difference between good and bad contractors. Ron is a very thorough, honest, and true craftsman who did a phenomenal job in remodeling the 1st and 2nd floor of my workshop. There aren’t too many contractors like him these days. Not only did our project surpass our expectations, he stayed on budget and on time. I would highly recommend Ron for you home remodeling needs.

3D Remodeling did an outstanding job on the repairs at my home. I had accumulated a list of Things to Do and I needed assistance. The list included repairs to a double wooden gate that was a small project on its own, replacing boards and installing new hinges. They also replaced a new kitchen light, replaced the wall lights outside the garage and on the front porch. In just a few hours they had completed my list of things that I had wanted done for months. Total renovation of kitchen, wall knock out, painting, cabinet distressed painting, replace two toilets, tear out existing laminate counter tops, existing laminate floor removed, hardwood floor laid in several rooms, sand and refinishing of existing hardwood flooring, electrical outlets removed and relocated, water line removed and replaced, full inspection of any existing plumbing issues. I hired Dan to install a new, permitted, 550sqft freestanding deck. Dan did an excellent job and was very easy to deal with. He showed up every day at the time he communicated, which is not typical of contractors. The project turned out to be much larger than we both anticipated, but Dan stood by the initial estimate on which we shook hands.

Michael of New York Renovations left my house a few hours ago and he left an impression that could not be more positive! Before our appt, he kept in contact, was so courteous, fit me in his schedule quickly and showed up on time. I had originally requested one task which he quickly finished and in such a meticulous manner that I asked if he could do another project which he quickly finished so I gave him another one, etc. He looked at a few other projects I need finished and we arranged for him to come back again once he gets those supplies. He was able to do all types of projects and I swear he could probably put an extension on your house in a day and under budget!

Carolina Building Pros finished up a job for me yesterday and I very happy with Jordan's work. From the day Jordan came to my home to give me an estimate, I was impressed with his positive attitude, overall construction knowledge and professionalism. He understood my vision and even had a suggestion to improve it. He was timely in returning the estimate and even provided me with a sketch of the final outcome (I needed a vision)! Michael and Roger turned my kitchen into a place I never want to leave! I had been dreaming about and saving for a renovation for 10 years, and they were able to listen to and honor what I already knew I wanted while offering invaluable suggestions for how to fill out my vision. They stayed within my budget (even managing to work in a much overdo roof replacement!) while never sacrificing high quality in workmanship and materials. Both were highly communicative -- never taking more than a few minutes to respond to texts and emails, and they sent pictures of the renovation all along the way. I've never had a deck. I can count on one hand the number of times I've even sat on a deck. But I've always loved the concept and when presented with the opportunity to fulfill a dream I turned to Thumbtack, quite simply, for its simplicity. That said, I contacted several of the companies listed, S.O.S. Property Services being the one I chose. From the outset, this company stood head and shoulders above the rest. While a couple of the companies were good, one was horrible -- I've reviewed that one here before -- S.O.S. was simply superior. Specifically, when I first made contact with the S.O.S. office I was treated with a level of professional care that reminded me of bygone days. Blanca, the S.O.S. Property Services office manager, made certain my appointment needs were foremost. As we moved forward her follow-ups were so appreciated. Luis, S.O.S.'s owner showed-up exactly as scheduled, went about his business quite efficiently and offered a number of suggestions I, who knew nothing about decks, found not only helpful but cost effective. Luis promised and delivered a quote within 48 hours. While his estimate was below the others, the primary reason I chose S.O.S. was because Luis and his company seemed so easy to work with, were extremely knowledgeable, creative and diligent. The construction of the deck went like clockwork even though I made one major and a couple minor changes along with way. In each and every case, Luis and his team were more than patient and accommodating. Amazingly within three days I was sitting on my new deck. (See photos). All in all, I cannot recommend S.O.S. more highly. Decks are only one of the many construction projects they're prepared to do and while I've yet to use them beyond the deck, Luis is currently preparing the plans to build us a rather large shed. You'll not go wrong contracting with S.O.S. Lee Smith

Carlos and his team have been just fabulous to work with. They have handled so many projects for us, from small to massive. All handled until we were 100% satisfied. Below is list of the projects they have completed for us over the last year: 1. Total renovation of master bathroom - Demo, all tile work, electrical, sheetrock repairs, paint, plumbing, repairs to lots of water damaged areas, and construction of pony wall. 2. Repairs to damaged wood rot due to woodpecker. 3. Painting (to include smoothing out ceiling) 4. Paint/glaze kitchen cabinets 5. Construction of retaining wall and revisions to existing irrigation set up. 6. Various other small projects, as needed. As you can see, Carlos' group can handle just about anything. We will never call anyone else.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco.
