- What should the customer know about your pricing (e.g., discounts, fees)?
Our pricing is transparent and customized based on your property and goals. No monthly management fee will ever exceed 5% of collected rent. Tenant Placement Services are a flat fee of $750, covering marketing, showings, tenant screening, and lease execution. There are no hidden setup fees — only straightforward, results-based pricing.
- What is your typical process for working with a new customer?
We start with a free consultation and property evaluation to determine your management or tenant placement needs. Once you approve the service agreement, we: Conduct a market rent analysis and recommend pricing. Prepare the property for listing (professional photos, MLS syndication). Screen tenants thoroughly using TransUnion reports. Manage lease execution and move-in coordination. Handle all compliance and accounting under NCREC standards. Owners receive full transparency and regular updates throughout the process.
- What education and/or training do you have that relates to your work?
Our team is fully licensed by the North Carolina Real Estate Commission (NCREC) and experienced in property management, leasing, and real estate compliance. Julio R. Fajardo, our Broker-in-Charge, brings over a decade of experience in managing single-family and multi-unit properties across the Raleigh–Durham area, with additional training in fair housing, trust accounting, and investor portfolio performance.
