Let me start by saying that I wish I could give Wayne 10 stars, but since I only have the option of 5, that will have to do. Our house is over 100 years old and we are preparing to paint the exterior again. Needless to say, we had quite a "honey do" list of odd repairs that needed attention. Clapboards that were broken or rotting, the railings on the front porch were falling apart, back stairs pulling away from the house, decorative trim that was rotting, brick foundation in need of repointing, new exhaust vents, and finally new doors. Wayne responded to my initial request in record time and stopped by later that day to give me an estimate. Of all the contractors interviewed, he was the only one that completely outlined the work needed with a full materials list and cost breakdown. Others were quite vague and wanted to repair or replace more than was necessary, turning the job into something larger than it really was. That is why I decided to hire Wayne, his straightforward honesty and winning personality sealed the deal. Wayne and his crew started the job immediately and completed it in good time. They cleaned up the yard after and disposed of all the waste materials as well. Earlier I mentioned the decorative trim, he had this ingenious product that was able to halt the rot and preserve as much of the original wood as possible because there would be no way to replicate the trim without spending a ton. This technique was also used on my kitchen bay window, which ended up saving me a fair amount of money in that area. Wayne also went out of his way to find a great deal for my porch door, I described what I wanted and he took care of the rest. Wayne also offered to come back and replace any clapboard that was questionable once the painter gets started. The other area where he excelled was the masonry. I actually contemplated doing the job myself, I'm so happy that I came to my senses and left that up to Wayne. He truly went above and beyond expectations. The brick foundation including the cement pad really needed help. Wayne fixed the grout as well as re-cemented the gap between the foundation and the pad, now when it rains really hard or when snow melts, the basement won't flood. Wayne had really good instincts and advice about tackling the different elements of our project. He approached the job as if he was the homeowner with a budget wanting to spend money wisely. I'm telling you, I can't say enough good things about Wayne and his crew at L & K Construction. I will definitely be using them again in the future.

We hired John to fix and finish the interior wooden stairs, bannister, baulsters and landing of our home. Our house is over 100 years old, and we're pretty sure they're original, so they were in rough shape. He did an amazing job! He listened to us when we said we wanted to keep as much of it original as possible, and kept us updated throughout the project when unexpected issues came up so that we could be part of the decision making process. The stairs no longer creek or wobble. I feel like he left the aged original beauty of the wood, but made it alot more safe to have in our home. The work was finished on time and in budget, even through a snow storm. We'd be happy to use him again.

We had never used thumbtack before but needed our gutters done and wanted them done quickly if possible. We got some quotes and replies back. Mike responded and could do the work the next day if that worked for us. He is also insured which was important to us. We emailed and spoke on the phone to discuss the job, he came and saw our house to give us a better quote, then came and did our gutters. They look great. All clear and ready for the winter. We would recommend him to others and think we are going to speak to him about possibly doing some other exterior work on our house that needs to be done.

Dennis replaced a broken window in one of our bedrooms. I was very concerned replacing the window at the start of winter but Dennis ensured that once the window was removed it was sealed tight with plastic. He kept me in the loop in regards to any updates on the actual window repair and the job was completed in a weeks time. He was very accommodating with evening and weekend appointments. I would certainly use him again in the future.

I have rebuilt every room in my house and have used a number of contractors along the way. Charlie was head and shoulders above anyone else. He built a new deck and an 20x14 sunroom that everyone who visits the house absolutely loves. The quality of workmanship was over the top great and the cost was very very reasonable. He is also the most honest contractor I have ever worked with. Even my local building inspector was very complimentary of the quality and made those comments both times he reviewed the work. I can't give Charlie a high enough recommendation. He will exceed your expectations!

Without question, we are very happy with Andrew Winter and would hire him again for our next renovation project. We hired Andrew (Drew) Winter to handle a kitchen, bathroom and laundry room renovation in our recently purchased home. After evaluating many contractors, including contractors recommended to us by family and friends, we decided to go with Andrew. From our first meeting we felt comfortable working with Drew. He was upfront and honest, provided fair pricing and a realistic payment schedule and was an excellent communicator. Many times answering my calls, text and emails before and after normal business hours. At the end of the day, he is the type of person that just wants to make things right. In a little less than 8 weeks, Andrew transformed our 1935s kitchen, bathroom and laundry room into a modern marvel. There were many obstacles along the way and living though a renovation can be very challenging, however Andrew went above and beyond to keep our home as functional as possible and we appreciated his honesty, guidance, positivity and dedication to our project and happiness. What started out as a few minor renovations to make our home more livable for a few years turned into what we would be happy to call our forever home. That being said, Drew is already talking about the house he is going to build for us in a few years.

Jerry put a new roof on our addition and existing home. He was professional and timely. The roof looks great and haven't had any issues with it. I contacted Wayne to shovel about 4 feet of snow off the roof of our home. He did an excellent job, arriving on time (8 am) and completing the job in five hours. We have solar hot water units on our roof that were completely buried and he and his assistant located them and completely and carefully cleared away all of the snow. He also shoveled out our generator in the back yard which had been buried under snow from the the roof. I was impressed by how efficient and thorough he was. Our house was a 1955 ranch-style house with 3 bedrooms, one bath, kitchen, and living/dining room that we moved into in 1995. We had been looking to add a second bathroom and had originally worked with an architect from NH to do a modest front and rear bump out to give us more room to fit in a second bathroom. This architect had to withdraw from the job and recommended David Kinsella of TBC. David initially made some modest changes to the plan that made sense. After some further discussion, in which my wife and I raised the possibility of a larger scale project to modernize the style of the house, David developed a plan that essentially rebuilt the house except for our previously remodeled kitchen and original foundation. This new plan converted our house into modern design with a more open floor plan, completely new roof line, loft space, re-finished basement (and the second bathroom). David was able to fit this into an only slightly expanded footprint in order to comply with town regulations. Throughout the process, David kept our budget in mind and would typically present different price options for us to choose from to allow us to come up with a reasonable comprise between price with style. In addition TBC worked with the town to make sure our design stayed within our zoning and conservation restrictions. After deciding to go ahead with the project, we interviewed several contractors and decided that TBC brought us the best value for our money and would also allow David to oversee the project as needed. We started the project in June 2011 and completed the project in May 2012. The project did take several months longer than expected, but did stay on budget. The major problem that occurred that delayed the project was that in the summer of 2011, the original subcontracted framers were being sent to other jobs by their boss even though TBC was told they would be coming to our job. Hence, instead of working full time on our job, they were working less than half time. Eventually TBC had to fire them and find a new contractor to step in. At the time we felt that TBC should have replaced them sooner, but perhaps this was difficult due to contractual obligations. (We also found this first group of framers were slobs who did not have much regard for the fact that we were still living in the house.) By the end of summer 2011, the house was not completely framed and roofed and number of rain storms (including hurricane Irene) slowed down progress further. In mid-October we were still living in the part of the house and we agreed at this point that we would move out to allow for a more efficient work flow. From this point construction generally proceeded ahead, except for a few delays do to weather and scheduling conflicts that arose for other subcontractors, no doubt due to the significant delay caused by the no-show framers. In the end the house is beautiful and works for us better than we could have imagined. While the house has not expanded much in terms of square feet, the open floor plan and high ceiling/roof line combined with increased natural lighting gives a much more expansive feeling inside. From the curb, the house has modern angular green metal roof with cedar siding and one has to look hard to find any resemblance to the original house. At the completion of of the project, TBC was very responsive to completing punch-list items and other minor issues that arose. While my wife and I certainly had stressful times during the renovation (and certainly did a lot of second guessing our decision to renovate rather than move), we always felt that David had a personal interest in getting the job done correctly and making sure that we were happy in the end. In that regard, David was very accessible by email or phone before, during, and after the work. In summary, David Kinsella provided the creativity to design a renovation plan that was truly transforming for our house and TBC was then able to see the plan through to successful completion.

After years of painting & dealing with rotting trim, we decided to invest in having the trim replaced with siding. While not a big job like adding a room or building a deck, it was a tedious task as we had a lot of trim to replace on our 2 story colonial. Jesse was very helpful & professional with his suggestions and offered a reasonable price for the job. We were very pleased with the work and felt that they treated our house as if they were working on their own. They brought to our attention concerns in areas of the job that needed replacement (a door jamb that was completely rotted out) so we felt like they had our best interest in doing a great job and not just "finishing the work" We'd highly recommend this company.

My wife and I cannot tell you are fortunate we were back in 1995 when we first contacted Dick Hansen to do some work for us after arriving in Warner, NH. We just acquired some older property and had some small things that needed repair. Did not matter to Dick how small the job, he came right away and got the work done. From that day forward we knew we found someone we felt very comfortable with and more importantly, a truly honest man. We had Dick restore some cottages that were built in the mid 1800’s that were going to be part of a B&B we would eventually operate. When he was done you would have thought they were built brand new. The amazing part was he did all the work himself. No large crew or pieces of equipment. A truly talented craftsman. When you meet Dick and work with him he makes you feel confident that your expectations will be met and beyond. A very rare breed these days. Very hard working and talented craftsman. We later moved to our new location in Deerfield and hired Dick. This time he had his son Gary. Definitely, father like son. They came to basically gut and refurbish the entire first floor of our newly acquired house. Renovations included brand new kitchen, remodeling of two bathrooms (tiling walls and floors), laying new hardwood flooring in the entire house. Again, just the two of them and they finished the entire job in just under two months. The work and craftsmanship are second to none. We continuously get positive comments from family and friends on how beautiful everything looks. Just recently, in 2012, they installed an 800 square foot composite deck in our backyard. From the framing to the decking to the rails, just a beautiful piece of work right out of a showroom magazine. After all these years (going on 20) I can honestly say that Dick and his son Gary are not only hard working and honest folks, but are great craftsmen as well. I would not hesitate to recommend them for any type of restoration or carpentry work that you have.     How do architects work?

    Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

    When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

    How do architects charge for their services?

    According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
