My home needed an update after 15 years. I asked Maxine to add color, warmth and charm and she did just that. She went shopping with me, coordinated paint with fabrics, rearranged rooms and more. My home update was completed with timeliness and an attentiveness to detail. I highly recommend Maxine's interior design services.

Having worked with Edgar on previous interior design and home staging projects, I requested he bring his talents to our showrooms in High Point, NC and Las Vegas, NV where we sell our furniture designs to retailers, designers and model home companies. Edgar participated in every aspect of the showroom planning and set up from color selection, furniture placement and overall layout and flow for the showroom. . His creative impute was key in bringing a fresh perspective to the showroom. His recommendations for color on walls as well as overall room scheme with accents, linens and lighting made the continuing collections look fresh and new groups stand out. Edgar worked well with our entire team on site and managed several temporary people to complete the set up in a timely manner Edgar was creative with his use of the assigned budget when searching for any additional accessories needed to make the showrooms sparkle. I will continue to work with Edgar on future projects when possible and highly recommend him for any design, staging or merchandising opportunities.

We do more than just plop furniture in your home. We use design techniques and market expertise to help your home appeal to the largest number of buyers. We have had over 400 staged homes sell for top dollar in the last few years. We have a large inventory which allows us to choose the optimal pieces for your home and we have an experienced team that will not walk away until your home is perfectly staged. We have very competitive prices and often times the staging will pay for itself. The sooner you sell, the lower your carrying costs. How much are you willing to come down in price because your home isn’t selling? Your investment in home staging will cost far less than your first price reduction, if you stage it before putting your home on the market. Staging can be as uncomplicated as a walk-through with a written list of suggestions or as extensive as de-cluttering, rearranging and redecorating. Each home is unique, so we will create a customized plan for you that promises dramatic results. A Vacant home will always show better when furnished. Empty spaces appear small and leave buyers wondering where their furniture will go. They also see every blemish in the home and often wonder if the seller is desperate and will take a low ball offer. Let us fix that problem for you. Staging the home with our extensive line of beautiful furnishings allows the buyer to “feel at home” as soon as they enter the front door, bringing up the value of your home. Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

    • 2-hour consultation: $200, includes DIY tips and guidance.
    • 1- to 2-hour consultation and design session: $250, including written report.
      • Additional design consulting: $65 per hour.
    • 8 hours of staging an occupied home: $800.
      • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
    • Starting price for staging a vacant home could be $2,200.
    • A home stager may charge 1 percent of the home’s selling price.
