I had a licensed structural engineer come look at it and he told me flat out it wasn't safe. So this was not a cosmetic job. I needed someone who was going to take it seriously. I reached out to a few contractors with a pretty demanding list. Come look at it in person. Give me an itemized written estimate. Give me real dates and not "a few weeks." Walk me through your execution plan and crew size. Tie payment to completed stages. Colm was the only one who hit every single item without me having to chase him for it. He came out, spent a good half hour going over everything with me, and came back with two real priced options, a heavier structural rebuild or a simpler approach. He laid out the tradeoffs on both, and when I asked him point blank which one he'd do if it were his own house, he pointed me at the smaller job, not the bigger one. Later I asked about an extra that wasn't concrete work and he said straight up "I don't do that work" rather than take my money and sub it out badly. That one line told me everything I needed to know about the guy. He also flagged things I never asked about, like pitching all the new concrete so the water runs out to the street, and running a line off the existing drain so I wasn't creating a pond back there. The rest was exactly as advertised. Contract came through online, clear stages, clear deposit, dates that held. His crew has been with him for years and it shows. Polite, squared away, cleaned up after themselves, genuinely easy to have around the house all week. They moved faster than he quoted and the place looks like a different property. On the last day he walked me through the aftercare without me even asking. Stay off it for a month, in and out of the garage is fine, the paper on top is protective and washes away in the rain.
