As a military family managing a rental property in New York while stationed in another state, it can be extremely stressful and inconvenient when things go wrong. Last winter (2015), we found that out first hand, when we had a pipe freeze while our tenants were on vacation. The resulting flooding and water damage required us to completely remodel our kitchen, upstairs bathroom, family room and basement. We turned to KW Building and Remodeling for the job and could not be more pleased with the result. Not only did they work with our insurance company for us, they managed the entire project from start to finish while we remained out of state. They stayed in constant communication with us and made us feel at ease as they restored the home we hope to one day retire to. Knowing what was happening every step of the way (including photo updates) was invaluable to us and we can't thank KW enough for their willingness to stay in touch at all times. The experience was positive for reasons far beyond the communication aspect, however. The work done by KW Building and Remodeling was top-notch and the sub-contractors they brought in for tile work were equally great. Hey there everyone, I just wanted to share my experience working with High Tech! The past summer I hired them to complete a brownstone façade and stoop restoration. Initially I hired another company to repair the façade and stoop but unfortunately, they did a horrific job! They used all the wrong products, there was so much discoloration that was apparent. I hired High tech to do a complete restoration project and it was best decision I had made. They not only undid what the other company had done but went above and beyond to restore my stoops using the products as per LPC! I am one satisfied customer.

I would like to start off by saying that I couldn't be more thrilled to see Jerald Vahn Willis Designs receive the recognition it so rightfully deserves. Over the years, I have worked with a couple of well-known designers and architects who have had established businesses for 30 + years and being that Jerald Vahn Willis Designs is a younger company, I was initially hesitant for that very reason. He came highly recommended through a friend and after seeing his work, I was immediately sold. He is extremely innovative and has one of the most sophisticated eyes for design that I've ever come across. Now, a few years later, I have worked on three projects with Jerald, a large formal home in the city, a beach house and a home for my son and daughter while they attended the university. I mention this because each residence is used for a completely different purpose and required their own specific scope of work and design sensibility. While one project required a complete restoration involving special wall treatments, space planning, structural changes, rare antiques, engineering, an art collection installation and document fabrics, another project was less formal and called for child/animal friendly and budget conscious fabrics and furnishings that could withstand the test of time. Jerald is extremely talented, but another benefit we found is that he's also very organized and efficient. Should it be necessary for your project to be done in stages, he is an expert in prioritizing what needs to be accomplished right now and what can wait. He was able to provide us with such beautiful renderings, which really helped us visualize the space and though the process was never rushed, it helped us in making decisions. He is very knowledgeable, resourceful, highly gifted, down to earth and was truly a joy to work with. He made the process fun and once we completed our projects, we were sad it was over! What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
