If you want to sell your home quickly then let me recommend two strategies you must use: (1) Price your house at “Market Value” not “Dickering Value”. That mean take a good look at the “Comps” (what the houses have actually sold for, not what they are listed for) price your home accordingly and then hire a qualified home stager, then get out of the way. When we were looking at home stages, many of them wanted to get paid just to talk or they just wanted to give us a quote with no mention of what they would do for us. When I spoke with Joyce Raque of “Home staged right” she brought in a team of experts to look at what needed to be done to whip our house into shape including: (1) a contractor to paint every room in the home to allow for a great visual flow throughout the home. The contractor also replaced two outdated color toilets and a sink. (2) A specialty ceramic and Formica painter to take our blah Formica counter tops and turn them into a faux granite look. The same expert turned our “Pink” outdated bathroom with a pink tub, sink and tile and painted the fixtures and tile white. Throw in a nice tile look linoleum over the outdated small pink tile on the floor and we had a new look bathroom for a fraction of the cost. We also replaced the outdated grey sink, toilet and pink toilet in the upstairs bathrooms and we had a great new look which truly impressed prospective buyers. (3) Joyce brought with her a Realtor that believed in the staging process and worked with us to price the house right. Joyce also gave us the standard advice of clearing out 50% of the entire clothes in our closets. We also stored close to half of our entire house of furniture into ½ of the utility basement. Once all the painting was finished, Joyce brought in her “Magic Supply” of non-descript yet colorful paintings, which replaced the personal pictures on our wall. She also brought in some additional side tables and lamps and placed the small pieces of furniture, which was left in our tightly constructed rooms which made our already large house look larger. Now I have to admit that while the house was on the market it was not conferrable to live it but it sure looked great. However the results prove the point that professionally staging your house and pricing it right works. The house wasn't even on the market for one day and the house sold in a tough “South Euclid” market. In fact we had two offers in two days. So if you want to sell your house and you want to sell it quickly, price it right and then don’t give any potential buyers a reason not to buy your home. You can do that by professionally staging your house, you may have to spend some money, but from my point of view the quick sale was well worth the price.
