Jim replaced a shower faucet and fixed a loose/ leaking toilet at one of my rental properties. He was very responsive and able to get the repairs made within a couple days of making the request on Thumbtack. I had almost given up on property management companies and was close to selling my investments. When Real Estate Pros was suggested to me on this site, I decided to give it one more try. The main issues were marketing, finding tenants, repairs, and especially fees. I was contacted quickly by a knowledgeable professional. Marketing was done with crisp photos and quality video. I had learned about a job opening as a resident manager at my place of residence. The former resident manager at the time was a person who I often spoke to and got to know very well. We occasionally spoke about career goals and personal interests. So, one day back in the year 2012, he had mentioned that he was planning to pursue another job opportunity and was planning to leave the position. I had always wanted to be in a position where I felt I could make a difference and help have a positive impact in the lives of other people. It was also a way I could begin to gain a form of management experience. So, when the job opening became available, I met with the owners of the property, expressed an interest, and was offered the position. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. How do you choose a commercial general contractor?

For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
