Several years ago I hired this group to do the impossible. I say impossible because this was the third company I had working on my project. I wanted my ground level patio screened in and in order to do so the deck above the patio had to be sealed in order to protect the patio from rain. This team understood exactly what I wanted and managed to make the deck a lovely place for my daughters to rest and sunbathe, while my husband and I enjoyed the comfort of a rain free patio. They did a lovely job on this project. Since they had been so knowledgeable on this project I hired them for a second project. I had purchased a Victorian house which was built in 1907. It was a mess. Bad floor plan. Brick chimney right in the center. No stairs to the upstairs portion of the house. This team did all the removal of walls, restored walls, and repaired everything in sight. When they were through, we had a $25,000.00 property that appraised for $104,000.00. Fantastic job. I had my entire house painted inside and all popcorn ceilings removed. It's just beautiful! It was amazing. The tile work in the hall was done perfectly and in the master bath. The whole crew were respectfull, and professional and their prices were very reasonable I will use them again in the future!

Barrett Watts did a great job. We hired him to tear down and construct a new privacy fence off our patio. From first response to job completion he did not disappoint. He worked fast, not wasting any time. Barrett was very accommodating and patient (this is important, ladies!), and did a superb job. Totally cleaned up after the project leaving everything pristine. You will be satisfied with his work!

Decorative beams on the front of the house we rotted and needed replacing. One was "semi"structural" in that it held up the porch roof. Jeff was very professional and did a great job. The beam look better than the originals!

Innovative Construction has done projects on 2 homes for me. Quality work and projects completed in good time frame. Russell Patton first converted a dining room into a 3rd bedroom so my house would sell. When completed the house got 2 offers & sold in 4 days. On my current home he added a roof over the patio floor and looks like the house was built with it. He also built a custom tile shower in Master bedroom. He switched out faucets, light fixtures & added ceilings fans.

Don has been our contractor for refurbishing a 4 unit apartment building. He was initially contracted to assist the owner (myself) with several upgrade projects required due to deferred maintenance by rental property managers. Don replaced 2) double patio doors & casements, 5) steelcase doors & casing (both interior & exterior), and 2) 2nd floor windows 9requiring exterior tall ladder work), in addition to multiple repair & maintenance tasks. The trust established in this initial work experience allowed me to contract Don for a rental unit "make-ready" including paint & tile flooring, and then a complete remodel of a 2nd unit, which included complete plumbing requirements, harwood floor installation, VCT Tile Installation, as well as new kitchen cabinetry & overall painting. Approximate 90% renovation of the unit with above average satisfactory results. Due to be a self-employed contractor, Don did put off some repairs to do other work. This is always upsetting to an owner with a "me first" attitude. Unfortunately for me the work that I re-assigned to my property manager was accomplished at both a higher cost, and less quality & less satisfaction than work accomplished by Don. Don is now my "go-to-guy" for all maintenance & make-ready requirements for my apt building. Highly recommended.

Jose has done an outstanding job for me on many general home and lawn maintenance projects during the past five years. The most recent was a renovation this summer of my back yard. This included concrete work to install a sidewalk from the front drive around the side of the house to connect with the patio in back as well as removal of overgrown shrubs and re-sodding the large backyard. The sidewalk required the installation with a drain to prevent flooding of the patio when it rains. He is careful and leaves nothing incomplete. His willing attitude and strong work ethic means I will continue to employ Jose for future projects.

    What do construction project managers do?

    Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team.     The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences.     How do I find out if a contractor is licensed?

    It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront.     How much does a project manager charge per hour?

    You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning.     What is a contractor license number?

    A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
