In early March 17, 2015 I hired Michael Lang, owner of Michael’s Painting and Construction, along with his crew, (Bill, Allen and George) to paint my mother’s two thousand- plus square foot home, inside and outside. I had contacted Mike after thorough research and review study, ensuring we had only the best and most qualified people working on our project. When I contacted Mike, he was ready to meet the very next day. He arrived to my mother’s house at the agreed time and at my request did an inspection of the home; to provide recommendations and gather information for a cost estimate. We walked around the house with Mike as he showed us some damage of which we were completely unaware existed. When we sat down to discuss options, Mike made us feel at ease and without the slightest bit of pressure, laid out what needed to be done, then provided a cost estimate. After our discussion, he left us to make the decision without pressure. He didn’t know it at the time, but I had someone a month before give me a quote at least 25 percent higher than what he gave. I hired him the next day and they got started soon after. I continued to be impressed even before much of the work was complete. Mike was always happy to make recommendations, show different color samples and just did everything to make sure we were completely satisfied. All of the work was completed a few days before projected and I cannot tell you how impressed both me and my mother are with the work of Mike and his crew. They were professional, yet easy going and made both of us feel like we were dealing with a friends rather than a “company”.. They were always attentive to the needs of the customer. Once the painting was done inside and out, Mike came back around looking for flaws, just to make sure they didn’t miss anything at all. If he saw a spot that didn’t look right for whatever reason, he would mark it and then his crew would come back and fix. Mike is a perfectionist and without a doubt the guy you want doing your paint job. I can’t say enough about Mike’s Paint and Construction. I know that he will be my first call for any paint work I need done, he should be yours too!! Superior work and outstanding crew!! The best I’ve seen in a long while!! Mike and Marilyn Sullivan

I was totally pleased with the roof repair service provided by Brian. He showed up promptly and gave a very reasonable repair estimate, then performed the work the following day. Once finished, he inspected my entire roof and made minor repairs at no extra cost. I would not hesitate to recommend Brian for roofing repairs. David D. Temecula

James replaced our kitchen backsplash. He helped my husband and I pick out the perfect tile and stuck to his estimate. He was able to do the job the same week and got it done in one day. He was prompt and professional and did beautiful work. I would use him again for sure!

As a DIYer who started a large remodeling project, I was hesitant to hire a contractor, because I wanted the satisfaction of finishing it myself, I was worried about the cost, and I was nervous about letting someone in my home while I was at the office. From my first meeting with Chris, I had a good feeling about him. He was prompt, professional, and knowledgeable about the work that needed to be performed. Based on these factors and his quoted price, I decided to trust him to finish the work I started. Chris and his crew continued to be prompt, professional, and reliable. He saved me from months of slow DIY progress. I hope to hire him for future projects and would recommend him to others.

Jim and Trey tore down and installed a new fence with metal posts. They did an excellent job at a great price. They also went out of their way to custom fit 2 little gates for me. They go above and beyond to make sure you are happy. Their clean up is excellent, and they hauled some things away for me. Besides all that, they are very nice and friendly. They saved me a lot of money! Also, Jim will tell you if you don't need to spend money on something. I was going to replace a gate, and Jim said I didn't need to spend that money because he could repair it and the latch, which he did! I highly recommend them!!!

Steve and crew built a concrete driveway addition for a truck loading terminal at our manufacturing facility in Oklahoma City. The initial estimate was fair and the final job cost did not deviate from the estimate. The completed job was excellent and is what you would expect from a professional with Steve's experience. Crew was on time and worked hard to complete the job as scheduled. Steve was onsite overseeing all of the work and was extremely easy to work with. Both the concrete and dirt work is top notch. We look forward to having Smith's Remodel & Construction, LLC come back for future expansion and/or remodel projects.

Anthony completely rebuilt my front porch. He finished remodeling my kitchen which I started approximately a year ago which involved demoing 2 walls and hanging new sheet rock, all the trim, base boards and crown molding, 2 new doors, brand new floor, vent hood with cabinets, and he added crown molding to my already hung cabinets to make them look more custom and not store bought. He is currently building me a brand new back deck. I couldn't be happier with Anthony's work. He pays attention to small details, and he added many small touches to my kitchen that I didn't even think about. My wife loves her new kitchen which makes me even more happy since I don't have to listen to her ask when I'm gonna get it done! I still walk into my kitchen amazed at the work he did and the fact that it is done. I highly recommend Anthony for any project you may have. He is very honest and dependable. He keeps in touch, and lets you know of any problems or delays he may run into. He works hard from start to finish. I never see any time wasted. He is fast , but his work is outstanding. Outside of a few small item's costing more that he expected, his quotes have been spot on to the final price.

B&R Construction remodeled a master bath in my house. The cost was exactly as estimated. If an unforeseen problem arose, such as a bad drain in the shower, Brice gave me all the options and a price estimate for the additional work so I could make an informed decision. The work was completed in the estimated time frame. The quality of work is exceptional. Brice paid attention to the smallest of details so that nothing mars the beauty of the bathroom. I would recommend him to anyone needing work done on the home.

He was very professional and timely. The work he did for me was just what I asked for and completed on time. The cost of materials was less than he estimated and the ending project cost saved me more than I expected.

In today's day and age when I couldn't even get a contractor to show up or return a call it was a refreshing experience dealing with Wade and his crew. I buy a few house a year to flip or rent and have had good and bad contractors over the years. I will continue to use this company for projects in the future. Wade and his crew showed up when they said they would, gave me a fare and honest estimate (they even worked with me when we had unexpected cost, we found two shower pans where leaking after taking out some walls). I would definitely recommend this company for any home project you cannot tackle yourself!

We hired Jason to put a powder room and utility/indoor laundry room in our house. He did this by building into our (deep) garage, and then cutting a passage way through an interior wall to connect it all together. Throughout the entire process, he was honest, reliable, and often went above and beyond what anyone would expect from a contractor. Whether it was personally going to pick up materials ordered by us for the project, building something I had envisioned (but didn't necessarily want to drop thousands of dollars on purchasing), or going the extra mile like ensuring our garage was cleaned up and our car tire inflated (!!!) before he left on his last day, it was much more like having a good friend helping us out throughout the process instead of just a hired professional. In fact, my husband and I were just joking about how Jason was so great that it almost made us want to just come up with more projects just to keep him around. He is that good, that fair, and we are that happy with the outcome of his work. Having someone in your home when you're not around can be really anxiety inducing, but I never had any doubts about Jason's integrity. He never made us question or regret the trust we put in him, and I wouldn't think twice to bring him into our home again. We absolutely love the finished product, and I truly believe that it would have cost much more to accomplish had we hired anyone else -- not to mention the various "priceless" things he brought to the table. I highly recommend Jason for any project you might need help with, and we look forward to hiring him again in the future.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
