Fantastic experience! Kyle and Nathan were punctual, motivated, flexible and resourceful. Our move-in logistics were nothing short of a nightmare, but they finished a VERY difficult unload/move-in in 3 hours flat - with no damage to either our property or the premises. We even re-hired them to come back the next day to install the TV! We will definitely be using them when the time comes to deliver new furniture.

Bryan Trent calls himself a "Handyman"--however, while both handy, as well as a man with tremendous integrity and character, he exceeds this label. Bryan came to us on the heels of four different construction-remodelers, providing an excellent comparison pool. In short, Bryan Trent has now been finishing our 1200 square foot remodel, and we have hired him as our permanent Handyman. More specifically, allow me to describe his particular skills and abilities for others considering his employment. 1) His construction skills are outstanding--we have been most impressed with the mantel, completion of our deck, mirror trimout, and hardware mounting on decorative wooden panels he made; 2) He can and will do most anything asked of him. If he is not heavily skilled in an area, he finds resources that prep him to complete special projects, such as the installation of a screen door on double panel patio doors, raising our treadmill to proper height with a wooden block design, and trimming the kitchen with retro moulding, to name a few; 3) While not a licensed plumber, he has skills in this area as well. As stated, he can fix most anything; 4) He took his time to insure high caliber work, respected our property (and we are extremely particular about this!...e.g., he wears "booties" over his shoes when walking on our new carpet)--and our time. 5) He offers a very fair price. After numerous contractors and construction personnel, we would, and have, hired Bryan Trent as our "Handyman," but he is really a contractor, carpenter, plumber, and whatever meets your needs. While working for you, he will afford you respect, listen to your needs, communicate with you concerning your wants, and give you his very best effort. We could not be more pleased to have found and hired, Mr. Bryan Trent via Thumbtack. If you do the same, he will not dissapoint.

Russel and his helper created an outstanding shower and tile floor for us. They were respectful of our time, property and privacy. He answered many questions about care and maintenance of the shower and other house related questions. Since this project started over the holidays there were a couple of delays. Each delay was communicated and agreed on by both parties prior to that date. I will keep M & M tiles phone number handy for any future improvement needs.

Matt has built a deck, painted several properties for me, and also has done all cabinetry and trim work for me for the last several years. His work is top notch. He refuses to cut corners and it shows in the final product. I wish I had more for him to do. His work makes me look good and is typically what gives me repeat customers. He's currently working on a set of alder cabinets and they are beautiful to say the least. Keep up the good work, looking forward to working with you.

Brandan is awesome! We moved to Bartlesville in April 2015 after buying a foreclosed home built in the 50's. Brandan helped us from day one with a complete demo and rebuild from the studs, rafters and joists. It was a huge project. He replaced all our plumbing with new PEX piping, and installed new drainpipes in the entire house. He installed fresh drywall on walls and ceilings and completed the mudding, taping, and sanding. He put in new subfloors, added 2 new walls, closed off a doorway and created a walk thru from the kitchen. He helped us install all new cabinets and also built several custom cabinets that saved us money. He installed all new ducting for our new HVAC and a new whole house fan in the attic. He installed a complete new bathroom for us. The list of what he did is endless! I can't remember it all! We have purchased a second property and plan to build a rental home on it. Brandan will be totally involved in the entire project from start to finish. He also is going to help us put on a new roof on our large detached garage and build a deck off the bedroom and install french doors leading to it. Hire Brandan, you will be happy! What an amazing experience this was. I was in a desperate position with relaxing Windows due to weather. I had previously hired two individuals who were no-shows, and another who never finished the job. Justin and Stacy arrived at the crack of dawn with all the equipment necessary to get it done. They worked late into the evening to complete this critically important task. They did extras, unasked, which was a real treat. They were such great workers, that I showed them the other things I need done in order to get my house ready to sell. They again arrive promptly, turned my deck from a raggedy looking old mess into a bright and shiny new looking asset to this property. They fixed my gate and restored the wood, painted what needed painting -- including 12 doors, three 15-light exterior doors -- for a ridiculously low price. These heroes of the UNhandy person are here again this morning opening up the chimney and attaching its cap. Justin and Stacy are a treasure. I have, possibly foolishly, never checked references before on the people who work on my house. This last disaster with the windows, which I began trying to get done in September, made me insist on a reference from Justin and Stacy. I spoke at length with a local businessman for whom Justin used to work. He had nothing but good to say about Justin and, in fact, was so impressed with this couple that he offered to correct himself anything that was not done well. It was a nice promise, but has proven to be totally unnecessary. I cannot recommend this company highly enough.

    What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice.     What does a property management company do?

    Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces.     How do you choose a commercial general contractor?

    A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

    Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    Do property managers need to be licensed?

    The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
