Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is the best sealer to use on concrete?

Because unsealed concrete is porous, it readily absorbs liquids, leading to unsightly stains and freeze-and-thaw cycle damage. For this reason, it’s important to seal concrete that will see spills or outdoor weather.

The best option for garage floors and other high-traffic areas is epoxy, which forms a hard and extremely durable surface on top of concrete. Epoxy, acrylic, and polishes are often used on indoor floors, while acrylic-resin sealers and reactive penetrating sealers are used on outdoor surfaces to repel water and salt. Locate a concrete contractor in your area to help find the best solution.

What do paving contractors do?

Paving contractors can be hired to install a concrete or asphalt driveway at your home, office or property. They can also repave an asphalt or concrete driveway that has been damaged by time, weather or heavy loads. When you are looking for a driveway contractor, request quotes from at least three professionals who are in good standing and have great customer reviews. They should do a site visit and write you a bid, detailing the work involved, materials needed, approximate length of the project and estimated cost.

The site for your new driveway will determine costs and the work required for your contractor. First, the ground must be excavated to lay a clear path. This means removing any trees, bushes and stumps. Next, the driveway contractor will grade the area, making a level surface for the concrete or asphalt. To ensure proper drainage, driveway contractors should install a sub-base of compacted gravel (or similar) 4 inches-8 inches deep, depending on your soil type. Then the concrete or asphalt may be poured and smoothed over the top. Your driveway contractor should recommend an appropriate sealant for your climate and advise you on curing time. What can concrete contractors do?

Concrete contractors can build foundations, structures, driveways, concrete storm drains, raise or level concrete patios and much more. They can handle every step of the process, starting with framing the mold that the concrete is poured into. They then cut, assemble and tie together the rebar, giving the concrete its tensile strength. Finally, they pour the concrete in, mixing and conditioning it to ensure it cures properly. They will also take steps to ensure that no air pockets are trapped within it.

Is it better to stain or paint concrete?

A concrete paint cover is typically opaque and covers up the color of the concrete. This means it provides significant protection to the concrete below. However, if it is improperly applied or subjected to heavy traffic, a painted concrete floor is likely to chip and peel.

Epoxy and staining are two types of concrete floor sealer. Epoxy is a more durable but often more expensive option than a concrete stain. Epoxy forms a protective layer, while concrete stain is more decorative and requires more maintenance. Because epoxy can be more expensive than concrete stain, it is best used in high-traffic areas or in applications where low maintenance is desired.

A concrete stain, on the other hand, is quick to apply and can show off the textures of the concrete, but it does not provide a high degree of protection for the concrete against spills, salt, water and other contaminants. Staining concrete generally requires a dust mop, a pH-neutral cleaner and water to clean, while epoxy can cause resin buildup that necessitates the use of special detergents.

How much does it cost to redo a concrete driveway?

Here are some examples of average costs:

  • The national average cost to hire a concrete specialist is $2,750, but that price can vary greatly depending on the work needed to repair and resurface your concrete driveway, the square footage of the project, current costs of concrete, and regional labor rates.
  • Driveway contractors average $2-$3 per square foot to smooth and resurface your asphalt driveway.
  • Resurfacing concrete driveways averages $3-$10 per square foot. Pricing can depend on repairs needed, project size and geographic location.
  • Nationally, the average cost for resurfacing a 500-square-foot driveway ranges from $2,000 to $5,000.
  • Sealant for a concrete drive can cost $20-$80 per gallon.
  • Sealant for an asphalt drive averages 25 cents per square foot.

What is the best finish for concrete floors?

The best finish for concrete floors depends on your personal taste. An acid stain is a bold, varied look with lots of texture and the potential for earthy tones and a natural stone appearance. A water-based stain might not last as long as an acid stain, but it gives you the choice of many different colors. Epoxy is great for high-traffic areas, kitchens, bathrooms, basements and garages. It provides a glossy, damage-resistant, non-slip coating on your concrete floors. To find out which finish is the best for your concrete floors, contact a concrete contractor near you.

What is the best flooring for dogs?

Waterproof or scratch-resistant flooring is typically the best flooring for dogs. This includes:

  • Vinyl: Vinyl may not add much to the value of your home, but it is resistant to scratching, stains, dents and accidents. Plus, it’s an affordable option.
  • Tile: Tile is generally water-resistant and scratch-proof, and more affordable than hardwood or stone.
  • Laminate: Laminate is not truly waterproof, but it is tough and often more scratch-resistant than other wood floorings.

Remember that solid hardwood is susceptible to damage, including dents, scratching, licking and accidents. But if you want to install wood floors, the best hardwood floors for dogs are typically made out of maple, Brazilian walnut or bamboo.

Does a concrete contractor need to enter my home?

If the concrete job is 100% outdoors, a concrete contractor will not need to enter your home. However, certain jobs may require a professional to enter your home, including pouring a slab floor or laying a foundation for a fireplace or other heavy object.

If a contractor needs to see the inside of your home during the consultation, you can ask to video chat and share photos through email and text messages to reduce exposure. Put a plan in place as you talk to local concrete contractors.

Do concrete contractors offer remote or virtual services?

Concrete contractors must be present to pour concrete. If you come across a profile that states the concrete contractor is offering remote services, message the contractor to see what those services include.

In any case, contact local concrete contractors to ask whether they can perform the job under current guidelines. You can also discuss other strategies to stay safe, like virtual payments and video consultations.

Friendly and professional. Spencer and his team are providing an outstanding level of customer service. As a home owner who doesn't know a thing about concrete, I'm glad I picked this contractor. I'll add photos when it's dry.

Our job was a new concrete entry area and an addition to our pool deck. This was a small job that other contractors didn't want. Travis responded immediately and we had the bid and job completed within a week. The crew was very hard working and did a good job. Great service!

Great! I was trying to hire a different concrete contractor who kept rescheduling his visit to come bid the project...after the 3rd reschedule, I called Henry and crew from 4Sons. Henry was here within 48 hours and gave us a quote on site! We needed his help pouring back basement concrete after installing groundwork plumbing under the slab. Once we got our city inspection completed, Henry was available to start the job the very next day! Thanks to Henry, our basement bathroom is moving along faster than we could expect. I will admit that I'm definitely not an expert on quality or value, but I think both are likely great, have no complaints yet, and am thrilled with the result!

I met Daniel Santiago back in May when he gave me a bid of $6800 for my 50+ long sloped driveway and basement stair resurfacing. His team had done the bioswales for the city of Portland in my neighborhood two years prior, a positive endorsement. He was professional , timely in our meeting and getting back to me with a bid. Unfortunately, I hired another contractor with essentially the same bid only because he could start the project a week or so earlier. The driveway turned out very poorly, was not evenly graded, sloped in places toward the house, water pooled in spots, the finish and edges were sloppy and he had not included metal grating in the concrete as he said he had. There was also concrete on my house splattered from the pour and he left the forms for me to dispose of. Later in the summer I contacted Daniel to remove and repour the driveway. He gave me a bid of $7800 which I felt extremely fair considering this included the additional work of concrete removal. Daniel was always available by text as we coordinated timing and was al. They removed my driveway on September 25th and from that point spent several rainy days setting up forms, grading the soil/ mud and adding gravel. The pour date was difficult to pin point as we were into October and I felt strongly that I needed to be home during the pour especially after the last mishap. He understood my worries about this, answered my questions and kept his eyes on the weather. They were able to pour on the 15th of October, on a beautiful sunny day with warm days to follow. His crew of 5 arrived at 8 and worked through mid afternoon perfecting the finish, edging and seam details. The process was fascinating to watch and it was clear these men worked well as a team and knew what they were doing. They were respectful of my property, covered the house with plastic, listened when I asked questions and brought up concerns (such as the gate clearance over the concrete) and responded accordingly. I now have a lovely driveway and would absolutely hire Santiago Concrete again.

I needed to have my front steps and walkway redone. I contacted several contractors on thumbtack and Pauli from Wolfgramm came out to give me a bid. He was not the cheapest, but it was clear in this business, you get what you pay for. Pauli was fair and had a good vision of the project. About halfway through the project I wanted to make some small changes to the plans. Pauli discussed with me, adjusted the quote and never went outside of it. He was professional in dealing with an indecisive client (me). He checked in with me throughout the project, updating me. We were delayed a few days due to rain (can’t pour concrete in the rain!) but he was clear when we would try again, and showed up as he said. He is a man of his word and takes great pride in his work. On the last day of the project, he spent literally hours going over the work looking for imperfections, and correcting them. I thought they had already gone for the day but no, Pauli was looking for imperfections and correcting them, with a trowel in hand. From the before and after photos you can see the change. I would recommend Pauli and Wolfgramm without hesitation. Front walkway, steps, wall on both sides of the steps, wall around flowerbeds, color and texture, seal on concrete was ~$4500. I will get many many years of use from this, and will contact him again when I put in a patio in a year or two. Thank you Pauli!
