This is my second project with Tony completed for me. Tony completed my walk -in closet so beautifully that I wanted him to transform my basement into my dream home office. The basement was cold and boring. Tony made it warm and inspiring. He walked through the space and asked a lot of questions to understand what I wanted and made many great suggestions that were far more greater than mine with his experience. Tony took my vision and again made it into an amazing reality. Tony covered all the walls with sheet-rock and put carpet on the floor and built all the shelving for the office. He completed the project in a timely manner, was professional and fair with his price and I felt completely safe having him in my home. For a single woman that is very important. I HIGHLY recommend Tony! The next project I do in my home I will definitely be contracting him.

Needed a basement finished that was started by another contractor. Work included drywall, taping, etc., some framing, floor repair, door and trim installation. Sam got it all done in less than a week at a fair price. He recommended a painter and a flooring man and they should be done in another week. Sam is a good guy and the quality of his work is fantastic! Would definitely hire him again and highly recommend him.

Had a gas line leak found by pgw, so I had subzero come out for the repair. Came out right away which is very important and the quote given was great. Not only did Benny fix the leaking pipe but also performed a entire gas leak inspection in my basement. Before you get a quote anywhere else be sure to keep subzero on top of the list

Rob and Carl were really nice guys. They were super flexible as I needed to call them back 3 times to complete a rather intricate job of hanging IKEA cubbies in my daughter's room. They built them, painted them, and then came back to attach them to the wall. When I called them for the work originally, I didn't realize it would be that complicated. They also helped with small things like hanging some paintings and building a storage unit for the basement. They are friendly, professional and knowledgable. I will definitely use them again. Their pricing is fair, I actually gave them extra for the amount of time they put in for my project. (took longer than expected)

We feel so fortunate to have found Barrett Custom Carpentry! From the first, very prompt, phone response to our inquiry, it has been an excellent experience. They installed drywall in our basement and also made a custom 10-foot oak counter top bar. Reasonable rates, high quality work, and very personable service! I am happy to recommend them.

We bought our split house in Middle Island last summer which we've noticed the window leaks in the bathroom. I've looked around for a handyman in the trader to replace the window and tile but they were all flybyes and not professional enough for our sake. My son's friend Jake said his parents used real deals remodeling to redo their basement and we're completely satisfied, so I gave them a call for an estimate, which they gave no strings attached and gave a much better price than allure. I researched real deals remodeling and found out they stick by there work and their customers were very happy based on that. So I made a real deal and couldn't be happier. They finished a two day job professionally and the workers showed me how to open the window correctly. I had my son Cody watch how to because he is abrupt with almost everything. Thank you real deals my husband Jeff and I highly recommend your services and will be sure to call you for future construction needs. Susan Brown

Without a hitch, he installed a sturdy handrail in my basement stairwell where the wall is quite uneven. He was quick, friendly, and had no hidden fees.

Tom is an A+ professional who takes pride in his craft. We first hired Tom to repair a living room wall after our furnace malfunctioned and flooded our basement, which resulted in mold remediation. Tom replaced the dry wall, matched the paint color and was able to find a match to the 80 year old baseboard! He did a beautiful job. We then decided to finish our basement into a "man cave". Again, Tom went beyond our expectations. He is very easy to work with, informative throughout the process and extremely neat. He is truly a master at his craft!

Service was very professional and timely...I was recommended creative renovations through a friend and decided to give them a try. I decidend to have them give me an estimate on building an extension to my outside deck and honestly couldn’t have been happier. The price I was quoted ended up being only a fraction of the quality. Pretty soon me and my wife plan on doing some work in our basement and remodeling our bathroom. I will be calling them back for that job as well! Thanks so much for your superior service guys, I will be telling all my friends about you!

After interviewing a couple of contractors, we were thrilled to find Chris. He was always prompt, professional, and reasonably priced. Our basement went from a concrete unfinished space, to a beautiful new room for our family to enjoy. Chris is an excellent craftsman, and he made sure that the new renovation fit beautifully with our historic 1700's home. We highly recommend Chris.

Project: Build an Addition, concrete driveway, stamped pavement!! Hiring Jim Forbes (Forbes Associates, LLC) was one of the best moves my husband John and I ever made. He took our major project of building a stick built garage, built a staircase from the 1st floor to the basement, a stamped concrete driveway, walkway, sidewalks and paving a sidewalk for our new residence in Hamilton Township and he ran with it. We have never been so happy with the outcome of our project. He and his staff were very knowledgeable, professional and a pleasure to work with. He treated my husband and I like he would his own family. Jim kept his timelines as promised, handled all the township paperwork involved, and was very reasonable and honest about the proposals he gave us up front for the entire project. We have had several bad experiences in the past with our project and he cleaned everything up for us. We did the right thing by meeting with Jim and hiring him as our General Contractor. We would highly recommend him, and appreciate his honesty and integrity that he puts into his work. We love the new additions to our beautiful home!!! Thank you Jim and crew!! Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
