Amber at Quality Decks and Interiors was always quick to respond with useful information. She made this project so much easier for me to manage working full-time. We had a bit of a problem installation to tackle, as we wanted to replace a wood divider fence that had no posts installed in the concrete patio of our town home. Another town home in our subdivision had a similar problem and poor result with another vendor (less experienced, used a cheap fence and the wrong Simpson ties). So we are delighted that the fence Quality Decks and Interiors installed is both stable and high-quality. They obviously know what they are doing! Our fence looks great, and we're very happy. Note: We did have to wait longer (almost a month) for the fence materials to be ordered and arrive, but the result is so much nicer than the fence materials one can instantly obtain from the big DIY hardware stores. Well worth the wait! My neighbor who shared the cost is a property manager by profession, and she is very happy too! That says a lot!

Initially contracted Mr. Garner in regard to getting an estimate on pressure washing my house and extensive concrete patio and wooden structures outdoors, to include a grotto waterfall and 40 by 60 concrete driveway. Dennis responded quickly & came out to my home within 2 days followed by providing an estimate that evening. Of the three estimates received his was the most thorough and reasonable and so I hired him to do the work, scheduling it for October 10 &11, 2016. I particularly appreciated the fact that he had a surface cleaner for my driveway which proved to be most helpful in removing stains and tire marks which had accumulated since installation in 2013. Dennis estimated that the job would take 2 days and require two men to complete and that is exactly how it was done. In addition to the work for which he was hired I added a few additional projects which he readily accepted, to include cleaning gutters and replacing several gutter guards, testing and disconnecting a motion flood light which was no longer working properly, rerouting, replacing and adding additional sprinkler heads in several garden beds and realigning & securing a few loose boards on my decking. He also discovered a problem with my hose and hose reel and readjusted it so that that it now freely moves without restriction. Dennis and his associate showed up when they said they would, worked diligently over the two days, shopped for needed materials, cleaned up after themselves both days and worked to ensure that I was fully satisfied with the job they had done before leaving. I could not be happier or more satisfied with my decision to hire Dennis and in fact we have already agreed that he will return soon in order to install a new basement door. To that end he provided medetailed measurements as to ordering the door and also provided a recommendation for that particular type of door that would best suit my needs and preferences. We have also discussed having him return in the spring of 2017 in order to paint a wraparound fence and replace boards as needed. I found both Dennis and his associate Tony to be very congenial, willing to assist with whatever was necessary, thorough and knowledgeable in answering any questions I had about my home and future projects. In a world where it is sometimes difficult to find a trustworthy reliable handyman I feel that I have hit the jackpot in finding Garner's Home Improvements and I would recommend them without reservation. A very satisfied customer!!

Perry was communicative, prompt and did a great job in a short period of time. He was friendly and thoughtful, and I’m totally happy with the job he did to clean the gutters and clear off the roof of the screen patio. Definitely recommend this company!

Andy came to our home to install gas line and 2 log sets. After speaking to him about other projects we found he also does deck work, patio, and pressure washing. He built a large pool deck around our pool , he pressure washed our home and walkway. I would not use anyone else. Very honest and hard working young man. He is very respectful and always on time. He gave us a free quote as well as free service call. Would recommend him to anyone.

They did a 16 x 16 patio out from my existing porch and made the surface of the porch match the new patio. Todd and his family are great people and they do great work. (He doesn't try to take advantage of you. Prices are very reasonable.) I already have him lined up for a second project. Thanks Todd for all the great work you and your family did...The Powers Family (Bill)

Me. Black is very professional in the way he explains details of the job ( like kinds of pavers, procedures, etc) and in the way the job is completed. He did exactly as he described and we now have a very nice patio and walkway. He and his assistant worked diligently for three days to complete project. At the end they cleaned everything and everything looks very neat. We compared prices and his was the best. We recommend him highly!

We have been dreaming of adding a screened porch onto our home for 2 years. Chuck was prompt with his response for us to get a quote and answered us quickly with one. We had 4 different job quotes and Chuck and All Seasons won out! We are so please with their work and our porch! We also decided to add a patio and we love it as well! I would definitely recommend All Seasons for your outdoor living space needs!

In 2013, David Ackerman Building Solutions provided general residential contracting services to us for an $80,000 major renovation of a fourteen year old, 3,000 SF home in Cleveland SC. The construction was done in phases over nine months to allow us to continue to live in the house while work was done. David was flexible in working with us on this unusual schedule, and considerate in conducting the work and scheduling subcontractors with minimum interference. The scope of work included interior demolition, a new zoned HVAC system, rewiring the entire house, new electrical panels, new standby electrical generator, construction of a new kitchen and master bath/dressing room, reconfiguration of spaces for an enlarged master bedroom, guest bedroom and laundry/utility room. Work included interior finishes and trim, lighting upgrades, plumbing upgrades, new skylights and exterior deck improvements. We contracted with David for a lump sum amount negotiated on the basis of detailed cost estimates and sub bids. He demonstrated the ability to work within the budget and maintain accurate accounting. Owner directed changes or increases (and decreases) in scope were negotiated fairly and reasonably, and stayed within our budget contingency amount. The quality of David's work is outstanding. He is skilled in general construction of all types and also in electrical work. We were especially pleased with his attention to detail and getting things right. He selected and managed qualified electrical, mechanical and plumbing subcontractors on the project. He monitored their work closely and worked well with them to ensure a high level of quality. We dealt only with him and he managed the subs. Although it did not affect our project outcome, the only recommendation we have is that David expand his project management documentation system for greater detail. While he kept a good weekly record of work and costs, a more detailed summary of total work and costs, showing exact levels of completion, would have saved us some administrative time. Throughout the course of the project, David routinely focused on making sure we were satisfied. He is skilled, capable and honest and we highly recommend him.

Everyone associated with Villa's Landscaping was professional, friendly and courteous.Their work is high quality and the price is reasonable. They arrived early in the morning and several days worked until dark. They did a large area with pavers and a walkway plus redid a stone wall. I am satisfied with all 3 jobs and have felt comfortable recommending them to other people. Friends have thanked me for the recommendation. I will use them in the future with confidence of getting a great result.

Randy Lanning and his assistants have worked on our landscaping since December 2013 when home construction was completed. In the bitter cold, they graded the front yard, trucked in topsoil and decorative boulders, and planted trees and shrubs native to western North Carolina. Over the next 3 years, he has terraced the steep back yard, built steps to the lower level, a patio, planting beds defined by boulders, installed drainage lines, and stand pipes for a drip line irrigation system. He always has good ideas for improving our property at reasonable cost. He and his team are kind and courteous. We recommend him without reservation.

I can’t say enough good things about Marta and Jose, but will just sum up our experience with them as FANTASTIC!!!! I have never seen anyone work as hard and as conscientiously as these two. Marta helped me every step of the way in the design process, and did not hesitate to make any changes, no matter the cost of time to them. And, their quote for the work was very reasonable. I could go on and on about our wonderful experience, and would be happy to be a reference for them. Pick Ideal Interlocking Pavers for your next project, and you will not be disappointed.

Matt and his crew have been at my property in Weaverville, NC for the past three weeks doing a major face lift on a truly neglected acre of land. Now it is a wonderful oasis with numerous retaining areas, walking trails, boulders to sit on and enjoy as well as a patio area under the shade. Great people! Matt has a creative mind that never ceases to amaze me. This team worked in the rain, the hot sun etc. with only happy faces everyday. They showed up early and worked late. Do yourself a favor. Hire the best! For me, that would be BEER CITY LANDSCAPES.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
