We gave Clayton a varying array of projects we needed help with (building kitchen cabinets, fixing water damage on ceiling, window seal repair, grout work, etc.) and he did a great job on all of it. We’ll definitely use him in the future for other home improvement needs.

Ron was incredibly flexible - he was able to come the day after I reached out and complete the work within 24 hours. He re-routed some plumbing, installed our new faucet and garbage disposal, and hooked up our water lines. He had to go back and forth to the hardware store a couple of times for supplies and did so without complaint. We found his pricing to be right in line with what we were budgeting for the work - very fair.

I had a huge hole in the ceiling of my living room, caused from an A/C overflow pan overflowing, soaking the insulation and drywall in the attic..part of the ceiling collapsed onto the livingroom floor.. Mr Hayden was the one I chose to come and repair it. He did a great job, was very nice to work with, and an all around very nice person.. I also asked him to repair some electrical issues, which he did also.. I have nothing negative to say about his work, or him as a person, only positive.. very satisfied and have asked him to come back at a later time for some other work on the house. I also gave his card to a family member and recommended him.

Mark did a fantastic job on my ceiling. There were multiple issues from stains to big holes but he took care of all of it to my complete satisfaction. Plus while he was here there were a few other nagging issues that he took care of. He's a great guy who does great work at very fair prices. I will call him back immediately when I have needs for dry wall or general home repair problems in the future.

David did a great job on phase 2 of 4 of our kitchen renovation. The tiles on the backsplash were perfectly aligned and the painted cabinets/ ceiling look terrific. David went the extra mile and created a space for the television chords/router and created a built in silver ware drawer. David's work is exceptional and it was a pleasure to work with him.

He replaced all existing light fixtures and installed all new kitchen lighting along with under cabinet lights. We had a a new custom island with pull-out towel bars, spice rack and pan organizer; also a buffet with glass doors, crown moulding/fluted trim were also added. Replaced existing countertops with granite along with granite for the island; installed tile backsplash. Installed a 60/40 stainless steel sink, faucet and inSinkerator garbage disposal; installed new hardware on all cabinets; removed backsplash wallpaper; and patched drywall where needed and repainted ceiling and wall above the cabinets after completion of the extensive rewiring. From start to finish, the work took approximately 3 weeks but of that 3-week timeframe, there were only a few days when were inconvenienced. Jeremy would always contact us as to the day/time he or his subcontractors would be at the house and what they would be working on that day. His subcontractors were professional and did good work. He was helpful in answering any questions/concerns we had, especially regarding the island that he installed because it was somewhat unique. He also helped us choose granite slab that would best work with the cabinets and floor already in our kitchen. The cost of all the work was what Jeremy quoted at the start of the project - no surprises. We would definitely use his services again.

Brant was very thorough in explaining the scope of work and cost for my project. Although I threw a curveball his way with hexagon-shaped tile (requiring many more cuts and detail than square tile), not only did he complete the work in the time specified, but did it with great precision. It's obvious that he takes great pride in his work. I highly recommend Brant/TSD Development.

He has hung doors, repaired ceilings, built a spectacular patio and stone walkway, installed high-end ceiling fans, built a beautiful fence, repaired stonework...the list goes on. Haven't found anything he can't do, and do better than anyone else.

Matt renovated by attic (third floor) into a fabulous bedroom, entertainment/media area, and half bath. Work entailed space design, raw material estimates, demolition, construction, electrical and plumbing, dry wall and installation of finishings (hardwood flooring, ceiling, lighting, etc). I could not be more pleased with the outcome! Matt has since built two large decks, completed a full spa bathroom renovation - including tile work and design, and performed numerous other construction/maintenance services for my 140 year old home.

Mike Bell did an excellent job on my home. He deep cleaned the carpets and made them look like new! Also, he painted a couple of rooms, installed two ceiling fans, replaced three overhead light fixtures in the kitchen and bathroom, replaced several mini blinds, installed two storm doors, and scraped the bathroom ceiling and repainted it. He mowed and landscaped my lawn, and it looks fantastic. He was very professional and courteous, and his experience and knowledge in all areas are very much appreciated. No cleanup needed to be done after the job was completed, as no debris or mess remained. I would highly recommend him and his company to anyone who needs work done to their home and/or landscaping and mowing.

Troy came in my home on several different occasions. I had a huge bonus room above my two car garage. He turned it into two bedrooms and a den. He done an excellent job and 4 years later I still haven't had any issues with either area. I have an old home the kind that doesn't have a light in the ceiling of the living room. He installed a ceiling fan with light and 3 years later still no issues. He has done many jobs for me and he is the only one I call when I need something done to my home. Very affordable prices and his work is of perfection. He is very honest as well.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

      What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

      • Home addition in San Francisco: $250-$270 per square foot.
      • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
      • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
      • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
