Not the cheapest but also not the most expensive.My review does not have a completely happy ending for me. However, it is a totally positive review. My wife and I contracted American Dream Inspections TX, LLC to inspect an older home. Our initial interaction with American Dream Inspections TX, LLC was while watching their professionalism and attention to detail in a home that was being sold on our own street. We had never seen an inspector go into the amount of detail as this company had. We took a gamble and hired American Dream Inspections TX, LLC to do the inspection on a prospective property. The Inspector and company owner, Kevin came on time and handled his business professionally. So why was this review not a totally happy ending for us? Well, the homeowner was present during the inspection. While Kevin was doing his thing the homeowner approached me. He seemed a bit agitated. The owner told me that Kevin was doing a very detailed job. He had never seen an inspector use a level on the floors before or take as many photos as Kevin had. The level of agitation that Kevins inspection was causing the Home Owner was palpable. It was nice to see that we had hired someone that was truly looking out for our best interests. Ultimately, we did not buy the property because of the many deficiencies that Kevin had found. Not necessarily code violations but just the amount of hidden fixes that needed to be addressed. The Home Owner backed out of the sale after I attempted to initiate an inspection of the foundation per the suggestion of Kevin from American Dream Inspections TX, LLC.My final note on this review. The last time I had a home inspection done was in 1997. When it was done I received a 3-4 page form with checkboxes and some chicken scratched writing here and there. From Kevin what I received just blew me away and was on the same day of the inspection to boot! From American Dream Inspections TX, LLC I received a 91 page written report with pictures, suggestions, detailed diagrams, and explanations to meet current codes. We easily got our moneys worth with Kevin and American Dream Inspections TX, LLC. We would gladly endorse their services. Though we did not ultimately make this purchase we look forward to using American Dream Inspections TX, LLC again when we find the building we are hoping to buy. This review is also posted on YELP.

Amazing, very detailed, and reports are fast! The inspection included thermal imaging so I was able to see everything! This saved me a lot in the long run since the house I was trying to buy had extensive moisture.

If you want a very thorough inspection then you need to call Kevin. He will give you the most detailed report--nothing will be missed in the inspection.
