Daniel is AWESOME! We contracted with him for two inspections on our new build home. Very thorough, responsive, and his turnaround is FAST! He really advocates for his clients and also teaches you during the inspection process. Gave us tips on what to expect. Found a major issue on our final inspection that we managed to have repaired by the builder before closing. We wouldnt have known about it otherwise. Highly recommend!

Loved them!! We're buying our first home and it's been an overwhelming process...but these guys are amazing!! Daniel was our inspector and I can't say enough great things about him. He was super friendly and walked us through everything. We had a ton of questions since it's our first home but he was so helpful and generous with his time with us. He probably spent an hour just reviewing everything with us. He had many great photos in his report, which was delivered the same day. Quick turn around with detailed content. Definitely recommend them!

We used this individual based on the recommendation of our realtor. Unfortunately after we moved we found few issues that the inspection did not check. First he did not check the dryer units exhaust, the vent had large build ups of lint from the previous owner. This was causing the dryer not function properly, When we contacted the inspector he advised it was not their practice to check since the previous owner was leaving the appliance. It was a simple thing i felt that he could have checked to move the appliance and do a visual inspection that would have saved us alot of headache. Second shortly after i had someone come out and check the sprinkler system and they discovered a large crack in the backflow assembly. There has not been a freeze of recent that could have caused this so it was from prior years. While he did say the inspector usually do not check things like this. All they would have to do is simply turn the values to make sure the units close and it would have been discovered.Personally i don't recommend inspectors they do not guarantee or have any type of warranty. so after move in and find something there is not much you can do.

While we disagree with your sentiments and conclusions; we wish ALL new homeowners nothing but the best and hate to hear of any hardship after move in. The following comment or conclusion was noted in your report: "The sprinkler system was not functional at the time of the inspection. Sprinkler system failed to operate in the manual settings. I recommend consulting with seller regarding the functionality of sprinkler system or consulting with an irrigation specialist." Although you weren't charged for the sprinkler inspection, which is an Add-on inspection (not a part of the regular home inspection); we did attempt to perform a diligent inspection of your sprinkler system. The sprinkler was simply not functional and we noted that, while also recommending you consult with an irrigation specialist. Additionally, like many other inspection companies; we do not offer warranties on our inspections. The conclusion you drew, that we missed a crack in your backflow assembly is case in point. There is an assumption that we missed something because it was discovered after our inspection, without actually knowing when the condition actually developed or under what circumstances.We perform hundreds of inspections per year. For the very, very few companies that do offer "warranties", when you look at the fine print; you find that they are not worth the paper that they're written on. Inspection companies would be inundated with claims for conditions that weren't present at the time of the inspection, but developed after (strong gust of wind damages a shingle, allowing for a leak to occur , etc.). Now turning to the dryer duct exhaust vent. Our inspection agreement specifically states that we DO NOT move equipment or furnishings. The reason for this (especially if the home is occupied), is because buyer client doesn't own the property or the furnishings; and could not waive any damage liability , etc. We did not move the dryer, and it was noted as connected. Additionally, while we check the exhaust duct vent, we do not disconnect and take apart the exhaust duct to determine that the entire duct is clear of all lint or debris. This is outside the scope, as we don't have the authority to take apart ducts and pipes of the seller's home. For example, we check the plumbing (including the waste lines). It doesn't mean that we take apart or run a camera down your waste line to check for obstructions in your sewer pipes. That would be well beyond the scope of the inspection; however, we do check the waste lines in the sense of determining if the sink, tub, etc., is backing up or not draining sufficiently. In closing, the problem as we see it, is a disconnect between understanding the limits of the scope of our inspection and what you expected. As a result, we've taken an even greater time to reach out to the community of agents and perspective buyers to hold seminars, trainings and classes to inform them of the inspection process and services.
