Wilson arrived as expected with his truck. I appreciated his good work ethic and pleasant demeanor. He made short work of my construction waste. We talked about all the other handy stuff he does and I expect I'll hire him back soon. Yes, I would certainly recommend him.

I contacted multiple contractors for major home renovation in Pearland. Out of all those Juan Perez JLD services stands out. He took his time to explain everything, provided me with places to buy material at wholesale prices and did a great job. He did my wood flooring, tile, carpet, kitchen/bathroom quartz, vanities, garage export, patio tile etc. His whole team is amazing. I am very happy with his services and glad that I found Juan Perez and will definitely used his services in the future. Don’t hesitate to hire him for all your home renovation needs.

When it comes to contractors of any kind I am a skeptic, however in the situation I was in (needing to get a property cleaned asap) I had no choice but to use one and I have to say that Silver Water Solutions was simply amazing! Professional, reasonable, prompt and more importantly they did a GREAT job! In fact they did more than I expected. I am very pleased with this company and will definitely use them on a ratable basis going forward. Fantastic job!

John was very informative and explained to me what I needed and not needed. This help me make sure I didn't make any unnecessary repairs. Not many contractors do this. He provided me before and after pictures before enclosing off the area he repaired so that I can be rest assured the repair was done. Although not the cheapest, he was worth the extra cost to make sure it was done right.

Perfect experience with Tell Projects. Worst experience with one of their contractors. 1st let me say that I give 5 stars to Tell Projects for my sunroom renovation. Everything went perfect from the estimate to the final project. I also wanted my bathroom renovated and decided to use Tell Project's contractor Luis Moreno. He told me he could do the renovation for cheaper than the estimate I was given by Tell Projects (HE LIED), after he started the bathroom renovation EVERYTHING was considered "extra" and this is where the DISASTER started. I had to not only purchase the glass shower door, vanity, and the closet door on my own, but he also asked for more money because he claimed he spent alot of money on the tile "he insisted on picking the tile for the shower". He used kitchen plumbing under my vanity sink (leaked after 1st day), his "father in law" installed my shower faucet backwards ( I now get burned when I turn the water off), AND all of my tools are missing because they kept using my tools and never returned them. I knew this was a disaster when I walked in and saw the person installing the shower door watching a YOUTUBE video on how to install it. In the end, I had to hire a plumber to install the plumbing under my sink, a shower door specialist to re-install the shower door so that it closes properly, and apply silicon for the leaks around the shower door. DO NOT use LUIS MORENO for any projects! He never finished my bathroom and took my money without finishing the job. I have nothing but good words for Tell Projects. But don't use their contractor Luis Moreno. You will be sorry!

I received three quotes. Mr. Garcia's quote was much less than the other two quotes due to the amount of shingles that were necessary to reroof my house. I told him the other roofing contractors quoted more shingles than he was and asked what if it takes more? He said the difference would be on him due to a wrong estimate. When he came to sign contract, he remeasured my roof and said he was correct in his estimate. Mr. Garcia saved me some serious $$$$. I was so happy with the one day roofing job, I am hiring him to do more work for me as well as my neighbor is hiring Mr. Garcia to do work for him as well. Thank you Robert Garcia for you honesty, integrity and one day service...!

John Guillot, with Atlas Construction and Remodeling, was fairly priced, on time, nice guy, and a true professional. I had a 6 foot tall wooden privacy fence installed and it is NICE. I could not be happier with John or his services and will use him again in the future.

Our house flooded in the May 2015 Houston flood and we chose Precision Construction to do the water damage repairs. One word - AMAZING. Tom, the owner, gave a very detailed and easy to read quote/bid for work and said he had experience dealing with insurance and would help us through that. Throughout the renovation, Tom was always available to answer questions we had about the house and how things were going. He gave us amazing recommendations on where to buy materials such as granite countertops, brick for our exterior, and our flooring. It was great to have somewhere other than Lowes to go to for our material needs! Our insurance company tried to low ball us by paying $x/sqft for flooring and sheet rock, and Tom helped get us more money by educating us on the industry standard pricing for work and helped us be prepared to ask for more from insurance. We did, and it worked! The timeline for work was given in an honest and straightforward manner. Tom is very organized and was able to keep his crews on our projected timeline (which is a rarity with construction projects!) We had such a positive experience that if our house ever floods again, we will go with Precision Construction again no questions asked.

Jack and his crew helped cross a number of projects off of my to do list to get our home ready to sell. He responded quickly, came and walked the project. Made recommendations for referrals on portions of the scope of work outside his specialty, and followed up when he said he did. He was literally the only contractor I’ve used on thumbtack to show up on time, and follow up in a timely manner. Will use them again.

Katrina and her team finished my porcelain/granite tile flooring, painting, and half bathroom installation. She was the only contractor that provided a reasonable cost out of all of the quotes I received. Her team arrived promptly each day and did a tremendous job! I will definitely use them for all of my future home projects as well as recommend them to all of my acquaintances.

Jesse was the youngest of all the contractors we took bids from but was the most professional one by far. He was always quick to respond to all my questions. Nobody came close to his price. And when the job was all done, which took working through the rain, the end product was absolutely gorgeous and exactly what I described to him.

Rodney is extremely honest and reliable. He has the ability to conceive a design with the homeowner and build it. He and his team take pride in their workmanship and check with the homeowner frequently to see if it meets their satisfaction. Rodney works on one house at a time, something that is uncommon with contractors. He will not move on to another project till yours is complete. I highly recommend Rodney.

Xclusive Residential Construction and Remodeling (Jeffery Young) came by the following day after I placed my search for a contractor. I was extremely impressed with his knowledge and gave me what I felt was a very competitive quote, even though it was the first one I received. I also had three other contractors come by and they submitted quotes as well. Two of the four quotes were very close...one extremely high....and one extremely low....Mr. Young's quote was the second highest. I trusted Mr. Young's opinion...his knowledge of what I wanted done...and the reputation and positive reviews of his company. The process only took two days....they cleaned up after themselves and removed the old debris....bottom-line, they did exactly what I wanted them to do. Mr. Young is very personal...it's not about money, it's about getting professional work done. I would definitely recommend Xclusive Residential Construction and Remodeling at the highest level....

We are in a 12-year-old home that was starting to show some wear and tear from the elements and daily living. We hired M&R Contractors to patch up and paint all of the exterior and interior of our home. This team’s attention to detail was impressive – making sure to fix walls and ceilings, matching textures where needed and creating clean lines where we had color transitions between living areas. They were very responsive and reliable and I felt comfortable going on a 3-day trip while they finished the job. Now that we know we can count on their quality work at reasonable prices, our plan is to call them back to do a few other remodeling jobs.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
