Linked with Matt through a friend who strongly recommended him. We definitely understand why. Matt was so quick and responsive. He is honest and made us feel comfortable, in a way that he wouldn't sell/let us rent a place he wouldn't put his own family in. Unfortunately, we decided to rent an apartment for a year or two, but when it's time to buy, we are excited to knowwe have someone like Matt that will help us through it all. Looking forward to working with him again!

I had a wonderful experience working with Daretha. I had quite a long list of requirements and restrictions to where I'd like to move, and she could not have been more flexible when I continually changed my mind. I had no time (or patience) to find an apartment by myself. Daretha did all of the hard work for me, and actually made the process ENJOYABLE. Before I met her, she sent me a long list of potential apartments, and then we scheduled a day to check them all out. She met me at the apartment complex, and toured each apartment with me. She knows most of the managers by name, which immediately makes the process more personal. The day could not have been more relaxed and fun as we toured each apartment - by the end of the day, we both knew exactly which apartment was best for me, and I put a deposit down that day! I am so happy I reached out to Daretha to help me find an apartment. I will use her in the future and definitely recommend her services to anyone -- especially if you work full time, have very little time to tour apartments yourself, and are looking to find an apartment the same day. Daretha is laid back, fun, and asks all the hard questions - you will have a successful apartment hunting process when you work with her!

I strongly recommend Sharon Hodnett as a listing or buyer's agent! I have known Sharon since May of 2007. At the time, I had a $2 million Southlake home for sale that had been on the market for a year with another agent. During that time we did not even receive one offer. We signed with Sharon and she brought us two great offers within 29 days! We did not lower the price or change anything about the home - we just changed the listing agent. Sharon does more advertising than any agent I have ever worked with - our showings increase dramatically with Sharon - and we sold our home at the price we wanted. In June, 2007, I recommended Sharon to a friend who had a $480,000 townhouse in Irving that she had to sell. The market had started to turn and there was a lot of inventory at the time. Used townhomes are difficult to sell even in a good market. My friend lived in a unit with four units and two of them had been on the market for almost a year. Sharon suggested that Melanie get an appraisal, which she did. The unit was underwater, so Melanie had to price it above the appraised price. Sharon sold it in ten days - above the appraised value! In 2009 I recommend Sharon to a former neighbor whose $1+ million Southlake home had been on the market for over a year. Sharon sold it, but I don't remember the details. I know that Suzy was very pleased with Sharon, as they had already moved to Pennsylvania and they had two mortgages until Sharon was able to sell the house. In 2011, we had a rental property that needed tenants. Sharon listed it and we had a signed lease (for full asking price) in less than a week. In 2013 Sharon listed that house for us. We had a great offer within a few weeks. It did not appraise at the agreed-to price, so we put it back on the market. The original buyers came back with a different lender who gave them a higher appraised value, but not as much as we wanted. Sharon negotiated a deal that had the buyers making all requested repairs themselves so that we were happy with the offer and the house sold. In December of 2012 my daughter had a $200,000 townhome in Irving. The market was not good, Irving was saturated with new and used townhouse in that price range and it was the holidays. There were several units in her community for sale. Sarah priced her unit at the highest cost per square foot of any that had sold in her community. Sharon got her a contract at asking price before Christmas! In October of 2012 Sharon was working with my daughter and son-in-law to find a new home in Carroll Schools. She took them to a house the first day it was on the market. There were three competing offers the first day. Sharon stayed in touch with the listing realtor and advised Sarah and James on what elements of the offer were most important (closing date, financing, etc.). After a very tense day, Sharon delivered the news that the house was theirs! In July of 2013 Sharon listed our $1.2 million Southlake home. We had an offer from the first people who viewed the home (less than two weeks). We did not accept the offer, but did receive an offer that we accepted in August. In September of 2014 Sharon listed a house for us that we had owned for one year. We listed it for over $100,000 more than we had paid for it. It was a challenge, for sure, but we knew that if anyone could get top-dollar for our house it was Sharon. It sold quickly (two to three weeks) to an investor from China. We closed on it in October. Sharon is a real pro, whether she is helping you find a home or marketing your home for you. She works harder than anyone I have ever know! From early in the morning until late at night Sharon responds to emails, calls and texts. She is the best realtor we have EVER had (in five states). She is very good about following-up with realtors of buyers who have viewed your home and giving fast and thorough feedback to her clients. Sharon doesn't just list a home and wait for another realtor to sell it. She has established great relationships with other realtors and stays in contact with everyone who has shown an interest in any of her properties. When she lists a property she takes it on as her own. She is also a great negotiator, which is one of the most critical factors in selecting a realtor. I guarantee that you will not be sorry if you list your home with Sharon Hodnett! Anne Franklin

      What does a real estate agent do?

      Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client.       • Market properties through advertisements, open houses and listing services.
      • Show prospective buyers or renters properties.

      What's the difference between a real estate broker and an agent?

      Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

      If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

      What should you look for in a real estate agent?

      When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

      Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

      What do real estate agents charge?

      Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

      • Home inspection: $200-$350 or more, depending on region.
      • Home appraisal: $250-$400 or more, depending on region.
      • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
      • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
