we hired Dan to work on plumbing repair after we removed an old sink cabinetry replaced with a new pedestal sink. He has done an excellent job by hiding the exposed pipes and drainage with new sheetrock and best of all he fixed a broken sewer flap the common issue for old house. We are very happy with his work and free from the sticking smell!

LVR was outstanding to work with. Lawrence did a great job. He came to our house to install a sewer line and was there while we had other people doing cement work and electrical. He had to work around them and was able to accommodate the confusion of scheduling. I would recommend him to anyone who needed plumbing work done.

Thomas was great! He responded to my request and all messages within 5 minutes. He also explained what needed to be done at the time he provided the quote, and was completely prepared for the additional repairs that were needed when he arrived. It's so refreshing to have an honest person show up at the door since we all know plumbing-related jobs are not cheap! I will be contacting Thomas in the near future for some additional jobs that are on my to-do list, and highly recommend him.

I am 65 and in the real estate business so I have worked with a lot of plumbers. Clint Teames is the most professional, hard working man and did a perfect job. I had a sewer line that was 14 ft deep where it broke. If you do not hire him it will be your loss. He is by far the best I have ever used! Roy Robertson

I had an emergency sewer overflow and went to thumbtack inc for help. I received two offers back for immediate service on a Friday afternoon. Although I clicked on the first coming through I happened to notice two ratings on Diamond plumbing. Both were complaining about the $90 service fee for an estimate. Somehow many have lost site that a business has to buy and maintain a vehicle; pay insurance, gas and employee costs just to give you an estimate! I was grateful to see these reasonable rates and fast response from this company. I'll definitely give them a try if I need plumbing service in the future.

On such a short notice (we had an upcoming inspection coming up on our home), Lee showed up to my home to give a quick consultation and quote. He thoroughly explained everything to me (I do not have much knowledge with plumbing and gas lines) and was eager to get the job done. The very next day he sent his guys (Charlie + crew) and they finished the job in a few hours, much to our satisfaction. I cannot thank Everflow Plumbing enough for helping us feel a whole lot safer in our home and to be able to sell it with integrity knowing that the next home owner will be safe & sound. Thanks again Lee for making this happen and Charlie for doing such a great job. We will definitely be recommending you guys to everyone we know.

Josh did a good job solving various plumbing issues at my rental house. He addressed all concerns I had, and made sure the job was done right. Although he fell ill the first day on the project, he promptly returned to make sure the project is completed as planned. Despite a few hiccups we had, I felt Josh did his job and charged a reasonable price. I will definitely consider using him again for future projects.

We have had several plumbing repairs and upgrades done by this company and have been fully pleased with all of their work. Over the past few years, they have cleared clogged drains, replaced an Insinkerator, replaced several water faucets inside and outside, installed leak stops on the valves in our laundry room and water heaters, and replaced two tank water heaters in our attic with one tankless unit. Their plumbers always arrived as scheduled, did excellent work, and cleaned up everything when they were done, all at fair prices. These guys are excellent.

      About

In order to easily unclog your problem pipe, we'll need to utilize the nearest clean-out. There are many reasons why a drain gets clogged. The most frequent reason for which you would need a clogged shower drain cleaning is the excessive use of toilet paper. Many times, you can avoid having to call a plumber in Arlington to have him perform a clogged shower drain cleaning by simply not using as much toilet paper. A clogged sewer line creates big problems with your plumbing, requiring sewer line repair. And usually, it's due to what's going on underneath that beautiful shade tree in your yard, thousands of feet of roots constantly seeking moisture and finding it in your sewer line.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How often do you clean a septic tank?

For homeowners with a septic system, it’s important to have a regular septic cleaning schedule. To protect ground and drinking water, the Environmental Protection Agency recommends residential septic cleaning every three years. Many septic system companies state that you can maintain a healthy system with regular septic cleanings every three to five years. In addition to cleaning, a septic tank inspection once a year will uncover problems and can save you thousands in cleanup and repair.

When waste goes into your septic system, it separates into three parts. The solids (sludge) drop to the bottom, wastewater floats in the middle, and a layer of scum rises to the top. Regularly scheduled cleanings prevent the sludge in your septic tank from building up and clogging your tank, leading to an overflow. Pricing for a standard septic cleaning ranges between $200 and $500, with the national average cost at $315. It’s easier, more cost-effective, and better for your home health to keep your septic tank maintained.

      Who pumps septic tanks?

Septic system professionals pump septic tanks. Pros in different states will have different licensing and certification regulations. Make sure the company you hire is licensed and certified, is a legitimate business, and has the appropriate insurance. Damage to your septic system could cost thousands of dollars in cleanup and repair, so it’s best to hire a qualified professional from the start.

Using an industrial-strength vacuum hose connected to a tanker truck, the septic tank company will pump out the contents of your tank. First they break up the scum of the top layer, then mix the sludge (on the bottom) into the wastewater for removal. To get all the sludge and scum from the tank, pros may use a tool called a septage spoon that loosens stubborn waste from the sides of the tank. After the tank is hosed down and empty, it is inspected for any cracks or leaks that could lead to trouble in the future. The waste in the truck is then transported and disposed of at a waste management treatment center, a cesspool or an approved dumping site.

When should you clean a septic system?

Experts agree that you should clean your septic system every three to five years for optimal system health and safe water. You should also have it inspected every year to catch minor issues before they become major. If you think you may be overdue for a septic cleaning, here are signs that you should call a pro immediately.

      • You’re at capacity: If the bottom of the scum layer is within six inches of the bottom of the tank’s outlet or if the top of the sludge layer is within 12 inches of the outlet, your tank needs to be pumped, according to the EPA.
      • It stinks: If you can smell wastewater, call a pro right away to clean your tank, pipes and field.
      • Sewage backup: Raw sewage backing up into the pipes in your home is no fun. The pros can pump out your pipes, clean your tanks and clear any clogs, but it will be a complex and messy job.
      • Pooling water: Water collecting around your tank or drain field can be a sign you need to clean your septic system.
      • Super grass: If the grass above your septic system drain field suddenly gets vibrantly green and lush, the septic tank leak could be leaking sewage and fertilizing your lawn in unwanted ways. Call a pro to inspect it right away.

How much is it to clean a septic tank?

Nobody wants their septic tank to back up. Regular septic cleaning and pumping is important to keep your ground and drinking water protected from harmful bacteria. The Environmental Protection Agency recommends septic system cleaning every three years. The national average cost for a septic tank specialist is $315. Costs for septic cleaning may vary based on where you live, how large your septic tank is, and how long it has been since the last cleaning. If it’s been many years since you’ve had your tank cleaned, the process of breaking up and removing the solids may take longer and could cost more. Typical residential septic tanks range in size from 1,000 to 2,500 gallons. The price range for septic cleaning usually averages $200-$500, with varying by tank size. Repairs or replacement parts will also add to your cost. To keep your septic tank in good health between cleanings, only flush approved items such as toilet paper, and don’t rely on your garbage disposal for composting. Items that don’t break down easily (like lemon rinds or feminine hygiene products) can back up the septic system, leading to clogs and overflow. If you smell the unmistakable odor of sewage or can see sewage bubbling up above your drain field, call for a septic cleaning immediately.
