I have known Sharon Hodnett for over 17 years when we first moved to the Dallas Ft Worth Metroplex with my company General Electric Healthcare. We have bought three houses during that time and Sharon has been the outstanding resource for the selling and buying for all three of our properties. Her real estate experience and knowledge is the best in the industry and when you combine that with her professionalism and work ethic......she is the best realtor I have ever met! I would highly recommend Sharon to anyone looking for the best realtor in North Texas!

Tricia is the most accommodating and responsive agent we have ever worked with! She is knowledgeable about the local market and will "go the extra mile" to research any area you are interested in. She was both empathetic and professional while helping my family find a rental when we were in a serious bind; we will certainly call Bowman Family Realty for all of our future needs! ~ Jill and Travis Pollard

Due to my work assignment, I had to move from Minnesota to Texas and we were really worried about buying a new house on a very short notice. I asked my existing real estate agent in Minnesota to find an agent for me Texas. And she got us introduced to Nitin. Nitin exceeded our expectations and we ended up buying a dream house with his help and advice. We felt very lucky to have him as our agent. He has not only provided his professional advice but made everything so easy for us that we are still not able to believe that we have already bought the house without any surprises. During our first interaction, he provided all the details as what is the required process to buy a house in Texas and what are the different things we should consider to meet our buying goals. He was never pushy or making us rush to buy or close the deal. He left the decision completely up to us as when to make the offer how much to offer. After looking few houses, he knew what is our preference and he carefully selected houses based upon that. We went through all his suggestion and his industry experiences and even followed his recommendations for loan, housing inspections, carper cleaning, Lawn Mowing etc. Even after purchasing the house we are taking his opinions for hiring pest control, furniture, house cleaning etc. He has a good list of known professionals which can be used blindly. Overall, we had one of the best real estate agents who was willing to go extra mile for making us happy buyer. I will recommend Nitin to any of my friends and family anytime.

We had a wonderful experience! We felt like we were given wise counsel and that our agent had a good understanding of the market. She was patient with us in looking for what we wanted in our price range, and she made the home selling part easy. We would strongly recommend her to anyone looking for a partner in their real estate needs!

Adam did a wonderful job accommodating my schedule, putting together a great listing for the property, and giving sound advice throughout the sales process. Altogether, it was a much easier process than I ever expected. If you are looking to buy or sell a home in the Fort Worth area, I'd highly recommend that you talk to Adam.

We lucked out in meeting Debbie when she helped a friend with her real estate needs. With her guidance, we sold our house on the first day on the market. And she helped us get our dream home shortly after that. Debbie stays on top of everything as you go through the process and she will battle it out for you to get the best possible outcome. I recommend Debbie if you’re in the market, buying and/or selling.

Nick has been a great real estate agent to work with and has a keen eye for finding properties which meet our specific requirements. He is very professional, knowledgeable and attentive to the necessary details in successfully closing a deal. He is an effective negotiator and has a very good sense of the numbers to get to an appropriate market value, whether on the purchasing end or selling end. We have used Nick on both sides of a sale. As a business who buys multiple homes a year, we get agents who want to do business with us, but we really trust Nick and believe we have our best success with him as our agent, and therefore, we use him exclusively for our purchases and sales.

Michaela has done amazing work for me as a real estate agent. I wanted to sell my home in Atlanta and find a lease in Dallas while getting a new home built there. Michaela found a great agent for me to work with in Atlanta who sold my home much faster than I expected. Michaela also spent a lot of time helping me find a rental property while I was still out of state. She took videos of homes and sent to me to review. I only needed to take one trip to Dallas to finalize my lease. She also helped me find a great new neighborhood in a good school district for a home that I had built. She came to all the builder meetings with me and helped resolve all the little problems that came up during the construction. Now I'm in a brand new home that I love. And she even gave me a great homecoming gift when I moved in. She was never difficult to reach, always took time to answer my MANY questions and always made me feel like family. I couldn't have picked a better real estate agent. She made everything easy and I'm very happy with my move to Dallas.

So, it is essential that I form professional yet very personal connections with each of my clients. One of the unexpected benefits of this career has been all of the long-term friendships I've established..... I find rewarding aspects in working with both buyers and sellers. With buyers, I love hunting properties and organizing showings for them. Sometimes it is challenging to find the perfect fit. However, it all comes down to reaching an understanding of what it takes to turn a "house" into a "home". Sellers are also great to work with. I enjoy helping them get the most for their homes by discovering unique ways to use what they love about their home and neighborhood to differentiate it in the market.

        Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

        • Represent clients who are looking to buy, sell and rent properties.
        • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
        • Determine competitive market prices by comparing properties.
        • Create and publicize lists of properties for sale, including details such as location and features.
        • Market properties through advertisements, open houses and listing services.
        • Show prospective buyers or renters properties.
        • Present purchase offers to sellers for consideration.
        • Mediate negotiations between buyer and seller.
        • Ensure that all terms of purchase contracts are met.
        • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

        • Home inspection: $200-$350 or more, depending on region.
        • Home appraisal: $250-$400 or more, depending on region.
        • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
        • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
Hire skilled professionals for absolutely everything.
