We hired Swept Away Cleaning to clean two locations. Our new condo had seen multiple contractors in the past few month. It had acquired a thick layer of dust as a result. Amy finished the cleaning and left the place as clean as we could hope for it to be. She also cleaned our old apartment. We were prepared to have a massive bill for all sorts of damages. However, we received our security deposit back. I was so shocked by this that I felt it was a mistake until the check came. I cannot recommend Swept Away Cleaning enough. We plan to continue using her for spring/fall cleaning as well.

Quality: The finish they did was great! Matched other rooms very well. Getting a good texture match was important to me. Professionalism: Team was polite and courteous. Responsiveness: Joel always responded via Thumbtack quickly. I always knew the status of the work and when he thought they would be finished. Value: His bid was not the cheapest nor the most expensive. I find you get what you pay for -- and for the quality of work, what he bid was very reasonable. Punctuality: In general, very punctual. Our first day the team was a little late (got hung up at the supply store), but they hustled over as fast as they could. Otherwise, they finished when I expected they would. Other remarks: Popcorn removal is a messy process -- this case was no exception. While they did an admirable job covering the floors, and trying to minimize the impact, dust still got everywhere - even in parts of the house where they weren't working. There was also texture splatter here and there, but they cleaned it up without complaint. Expect that this process will require you paint your walls in the rooms where it is done. The ceiling will look so much nicer it will make your walls look awful. If you plan to paint your walls, wait and do popcorn removal first. :D They also were game to take on a little extra item here and there (we negotiated $$ as we went). Saved me from having to hire separate contractors later -- so that was a bonus. Having worked with a lot of sub-contractors and home improvement projects, the work was done very well. The dust / mess I can clean-up (and frankly, it was expected). Solid A overall.

David and his worker Juan provided exceptional work in the demolition and installation of new wood-look ceramic tile flooring and porcelain flooring. David was prompt, thorough and flexible. His worker Juan provided great work with high attention to detail. In terms of criticism, demolition was dirty and the job took a little longer than anticipated, but at little to no fault of the contractor. I would recommend for similar work in the future.

To start, our fence was falling apart! We went from one of the nicest fences in the neighborhood to one of the ugliest. Our original fence was a standard, builder’s grade fence installed by the home builder in 2007, which we had professionally repaired in 2014 (via another contractor), but this time were due for a complete replacement. We've had great success with the professionals on Thumbtack and although we’ve never worked with Queta Construction before, Henry Rodriguez’s response time, pricing, and knowledge were superior to all the other fencing contractors we interviewed. It was a pleasure working with him at the end of April 2016 and after the treated boards have had a chance to dry out in a month or two, his team will be back out to stain our fence. Again, super nice, very professional, and very reasonable in price. Where most contractors we’ve talked to (even on past projects) will only accept cash or check, Queta Construction also accepts credit as a form of payment. Henry came to our home within days of initial contact on Thumbtack for a quote which was provided within minutes and his team was available to begin work only a couple of business days later. He listened to all our requests and made recommendations where appropriate. They even built us a custom trashcan containment area to match the fencing (pricing on that custom build was excellent, as well). Very flexible scheduling, returned phone calls quickly, and work was completed ahead of schedule. The fence is superior to our builder’s standard fence in every way: treated pine posts, rails, and 2x6 base supports, and beautiful 1x6 cedar pickets, posts installed at 2.5’ depth with no cement showing above ground, everything installed very evenly and flowed smoothly with the peaks and valleys of the yard, from posts to rails to pickets. Great quality boards, no visible knots or holes. I highly recommend Mr. Rodriguez and team! I understand some of my neighbors have already contacted him for quotes of their after seeing the work he did at our house. Thanks again Henry!!

Diamond in the rough as far as contractors go! If you need it done, this couple is the one to do it! They're the only company that gave me an estimate and constantly checked up with me and in the end, they stuck to the price estimated even though I asked for a few more things in addition to what was originally quoted. I know the job was more of a pain than they took into account before checking out what needed to be done but the price never changed. This is a true, genuine, honest, (pretty awesome if I must say myself) couple that work together to make their customers happy! I inquired about a few doors and ended up with 4 beautiful doors with new knobs, a hung mirror and a fixed chair and I couldn't be happier! We also found out we know some of the same people!! Fantastic - best contractor we have ever hired. Mike (Owner) provided a detailed line item quote and was the lowest quote among six other contractors. He communicated with us from start to finish. Work exceeded all expectations. Asked for new quote on another project. His crew finished the job in four days as promised and were very professional, friendly and went beyond the scope of the project. My wife and I are amazed how well the pool demo went, the sodding of the backyard and front and the clean up upon completion. There needs to be more contractors like Agnew Contruction Co. They can gladly use us as a reference for potential customers. Many "Thumbs Up".

Towers Contractors was amazing. My in laws house had 4 layers of shingles on it and Towers Contractors took the time and put in the hard work to take all the layers off, assess the roof for damages and put on the new single layer of shingles. Its a huge relief when you know the company you hired will go the extra mile to make sure everything is done properly and fix the bad work others left behind. We will absolutely without a doubt be calling Towers Contractors for all of our future house work at my in laws and my future home. Thank you Towers.

The range hood install was more complicated than expected. While I was prepared for the possibility of more time needed (more $$), the 2 helpers that came with the lead contractor were young and inexperienced, and this definitely impacted the time needed to complete the work. Lead contractor was very knowledgeable, professional and clearly patient with his new guys. I would use the company again but would do a better job of articulating my requirement that the "on the job training" for new hires must not impact my cost. I probably paid $50 more than I should have.

My kitchen was a nightmare. I had salmon pink industrial cabinets and pale pink/beige countertops. Ugly does not describe it. I interviewed five contractors. I chose Lionel because it was very clear that he knew exactly what he was talking about. His bid was not the lowest, but was within our budget. From the minute that the crew stepped into our home, they were friendly but focused on work. Every day toward the end of the work they cleaned up after themselves. We are private people and usually not comfortable with others in our home. Very quickly, Lionel & his crew felt like family. Any remodel will encounter obstacles and require problem solving. Lionel is very adept with design ideas and aided us enormously. The end result was the kitchen of our dreams and in budget. I can unhesitatingly recommend Lionel as an honest, thorough, design savvy and good man who will attend to every detail. Perfection is his aim and he delivers it.

I work for a property management company and we often are under pressure from owners for quotes. I put in a request and James went to the property the same day(I put my request in at like 5pm!) and sent a quote the same day which was very reasonable and worked for our investor. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm. It’s particularly important to have a professional contractor on board for construction, electrical, plumbing and HVAC projects that require inspections to meet local building codes. Of course, you can hire a contractor for smaller projects, too, if you prefer to let an expert handle things like addition or removal of a wall, small framing projects, or anything that requires a permit.
