Prompt response from owner, he was at my house that afternoon to look at property and give an estimate. My yard was overgrown due to personal illness. The price was reasonable. The owner and a helper showed up on day promised and did an amazing job. They mowed, trimmed around fences and foundation. They used a blade trimmer to edge and applied roundup to dense clumps of weeds in my driveway. They then blew away all grass debris. The yard looked amazing. I plan to keep them coming back on a regular basis.

Henry was great. I needed a roofer quick on a rental property that I purchased in San Antonio. The roof was leaking in places and insurance needed it replaced right away. He came out the day that I put the request in on Thumbtack. His bid was comparable to others that I received that day and he was very professional in his approach with me. His crew started in a couple days and finished quickly. I have not noticed any mess or nails that they left around the house and the process was very easy. I would definitely recommend Queta Construction for your next roofing project and I will hope to use them in the future for any other roofing needs that I have in San Antonio.

Carlos came out to give us a quote on having some large trees removed from our property. He was very professional and discussed with us what he would need to do and the cost. After several quotes, we chose to go with someone who was a little bit cheaper than the quote we were given by Carlos. BIG mistake. The other company never showed up and wouldn't respond to any attempts I made to contact him. I got in touch with Carlos that afternoon, after it was clear the other company was not worthwhile, and he was able to schedule to come out the next morning. Carlos and his crew were very professional and did an excellent job of taking out two very large, very difficult trees. When they weren't able to finish Saturday, they cleaned up and blocked off what they had left and returned the next morning to knock it out. I appreciate their hard work, attention to detail, and professionalism and can't recommend them enough!

Jesse was out at my residence within 24 hours of calling him, I requested a shed to be removed off of my property, I knew this wasn't going to be an easy job but Jesse and his crew made it happen! I am satisfied with Alarcons Construction, not only did we agree on an estimate but the job was done. If I am needing more work done I know who to call.

I met with Jordan and he answered all of my property management questions/concerns thoroughly and RPM management fees are very competitive when compared to other Property Management firms in New Braunfels. Although Jordan is based in San Antonio, he assured me that his extensive network of licensed contractors would service any need we might have at our house in New Braunfels. He helped me identify a fair market rent valuation and he agreed to list our property 60 days prior to turnover. He promptly placed a sign in our yard, installed a lockbox, and listed the property online on the agreed-upon date. As interested residents called to schedule showings, he scheduled the first wave of showings for our property six days after the property was listed... seven showings in one day! Our property rented out on this first day of showings!

My husband and I highly recommend Eileen Willis to anyone looking for a real estate agent. We listed our home on the market in the summer of 2013 and had only 6 showings with no offers. Somewhat disappointed we took our house off the market in December. In the months to follow I received many solicitations about relisting our home. I kept the ones I thought were good prospects knowing we were going to relist. In the early summer of 2014 I interviewed several agents. Eileen was one of them. During her interview Eileen showed me her marketing plan along with a market analysis on the home. She explained her speciality was listing homes with a 90% success rate of selling homes previously on the market. She was very professional and passionate as we spoke. We signed a contract the following day. With a clipboard in hand we got to work walking through the home, she wrote notes and asked significant details about the home. She even walked the entire outside perimeter of the 2.5 acre property. Eileen saw the beauty of the hill country home and scheduled a professional photographer to take twilight pictures. The virtual tour online captured the beauty of the home and surrounding property. After several showings, an open house, we received an offer, negotiated once and signed a contract within 30 days. After signing she explained in detail the steps to follow. She was in constant contact and it went very smoothly. It was truly a blessing to have Eileen as our real estate agent and now true friend. We followed the owner from her property management position with a different company. As soon as she left, it was clear we couldn’t stay as she was the only one who knew our properties! We have enjoyed working with Laura and appreciate her honesty and communication!

I work for a property management company and we often are under pressure from owners for quotes. I put in a request and James went to the property the same day(I put my request in at like 5pm!) and sent a quote the same day which was very reasonable and worked for our investor. James has gone above and beyond with how responsive he has been with giving me updates on the work. I haven’t had to ask him one time for an update as he’s always on top of letting me know first. Not only does that make my job so much easier as I can provide our investor client up to date info, but it also shows that he stays on top of the various projects. Very grateful to have found James and Precision and we will be using them throughout SA for our investors. A+++ for value, responsiveness, professionalism, and going above and beyond. Thank you! We have used New Heights property management for 9 years. The service has been first rate all the way. As a military family, moving every few years is a constant reality. This company has provided excellent service no matter where we've lived or the time zone difference. During our time with New Heights, they have been responsive, proactive, and entirely professional. It has been very reassuring to know we have a company so dedicated to maintaining our interests.

Brian is wonderful to work with! He has built a real estate business in San Antonio that was perfect for me. We are just entering the rental investor space, and I needed a turn key realtor/property manager. In less than 3 months we have a house and renters even before we closed. When we started I only had a loose idea that I wanted to have a rental in San Antonio. Brian helped me every step of the way, answering all my newbie questions with patience and great insight. Brian is responsive and has all the tools you need to evaluate deals and to help with the ins and outs of running your business. He has a great network as well and helped me build my entire team from legal to insurance to mortgage brokers to repairs. I will definitely be working with him as we grow our portfolio!!! No matter where you are in your real estate and/or investing journey, if you are interested in the San Antonio market, I HIGHLY recommend contacting Brian. He is not a hard sales guy, but once you talk to him I think you will be hooked on him, his style, and his tools. Happy Investing!!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
