We recently needed a deck built on the back of my dad's home to replace a cement patio. I went to Thumtack, which of late I always do, and found Dillon and All Aboard Decks. He was congenial and straight forward. I also took three other bids for the same job. Most of them were more costly than Dillon's, put what put me off of all of them was their slow response and also their apparent need to explain to me why their price was so high. Dillon arrived on site right on time and he and his crew had a brand new cedar deck built in TWO DAYS! This included railing all around the deck surface and steps with a handrail. It is difficult to even see the screws used. My father, for whom the deck was built kept saying, over and over, "This is not a deck, it's a masterpiece!" My dad is not easily pleased and especially when he is spending money. The highest praise came while he was sitting on his new deck and looking around and said; the deck was "Worth every penny!" If you can't tell by now, I would highly recommend All Aboard Decks for your project. I've already got them in mind for an upcoming project on our new home!

We are very pleased with the look of our bathroom. Felipe was easy to work with and did his best to make sure we got the design we wanted. We received quotes from several contractor between $8,500 to $43,000. Felipe quote was not the lowest but in the range we thought was reasonable for our size bathroom. Our project had several set backs which were no ones fault: The tub filler we selected had a design flaw, which required some redesign. The sink drains didn't work the way we hoped and had to order replacements. The tub showed up with a crack and we had to order a replacement. Felipe worked with us through each issue and did his best to guide us to a solution. One of the great things about working with Filipe was the fact he knows some very good subcontractors. The company he recommended to do the show glass, did a great job at half the cost other companies quoted for the same work. Plus we got a lifetime warranty on the glass and workmanship. With every project there's always the 90/10 rule. 90% of the work is straight forward and fairly easy to complete. The rest of the work is more tedious and requires time. There were a couple of areas I thought the work could have been better: The pony wall tile was not cut straight and left ragged grout edges (picture). The retexturing could have been better if not rushed (picture). The caulking around the tub, particularly behind the tub was very poorly done. For the price, I really don't have anything to complain about. This was our first project hiring a contractor to do a project. We learned some important lessons. 1) Create a check list of work items. This will help make sure there are no disagreements on what is and isn't part of the contract. 2) Inspect the work regularly. It's only your fault if the works not done correctly. 3) Don't pay until the work is done to your satisfaction. 4) Get everything in writing including the warranty. I can't say enough how happy we are with the new bathroom. I have other property in Austin and I will use Felipe for future projects.

I contacted Residential Improvement Services after significant water came into my home from a rainstorm and my builder told me it was a slim chance it would happen again and was fine as-is (???). RIS was very nice, honest and easy to talk to. He did a thorough inspection of the roof and vents and determined it had not been properly sealed. Additionally to the sealing he was open to a solution I had seen online for preventing the rain from coming in again by making a slanted vent pan. He created one for me out of sheet metal and I feel good that it, along with the sealing, will solve the problem in the future. Very happy I called him to come look at my roof/vents instead of listening to my builder.

I would give Galactic Construction six stars if I could. I took a number of bids for an interior paint job. Marco was the most helpful out of all of the people who came by. He listened to our needs, understood our budget limits and what we *didn't* need, and offered a very fair price. After Marco and his team efficiently completed the job, my wife and I were very glad to see that Galactic Construction completed what we asked to a high standard. But what really impressed us was that Marco decided to paint parts of the walls and trim that we didn't think we could afford. He didn't charge us extra. He did it because he thought it would look better, and he wanted to do a great job. So we have here a company with integrity, professionalism, affordability, and promptness. You couldn't ask for more.

We hired Lance to re-frame our patio cover to vault the ceiling and to reduce the number of columns that were there. We did not give him much direction, and Lance came up with a great solution. My Wife and I moved into our new home and was looking for a handyman. We hired Sean to stain our fence and to build shelves on our garage. Sean and his assistant were on time and completed the jobs to our satisfaction. We extended the list of things that we wanted Sean and his assistant to do. Everything was done in a professional manner. I hired Sean again 4 months later to assemble and level a storage shed. Sean delivered again, we were very satisfied with the finished product of all the projects that we hired him to do. Towers Contractors LLC did an excellent job in constructing a solid foundation deck for an outdoor patio kitchen I had recently purchased. There team of workers were punctual every day and wee very helpful and educational in assisting me with the design of the deck I desired. I'm so glad that I hired Josh. He came out right away and give me a quote which was right in the price range I expected it to be. Have the materials delivered within a couple of days. And came out and did a ton of work by himself. He's a hard worker and doesn't quit until the job's done period he even came on the weekends over Easter holiday just to make sure the job got finished. Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
