Contacted me within 1 minute of my post. Arrived to my house within 30 minutes. Fixed the garage in 20. Garage door broke and within an hour it was fixed and good to go for a good price. This all happened around 7pm so after normal people hours. Doesn't get better.

Gerardo and his team replaced some siding on our exterior garage and painted it. He came out the same day to give us a quote and started the very next day. They completed the job in a very timely manner for an honest price. Great communicators. We will definitely be using Gerardo for future jobs.

Heater and fan wouldn't work in my townhome. Had one of the towns HVAC company check it out and they couldn't fix the problem. Said it needed an electrician to come in and troubleshoot. I turned to Thumbtack and in a short while, i had a response. Long story short, summit solutions came over on SUNDAY and fixed the problem. Post fix he provided me with answers to all my questions (aka what was wrong, what was the labor/parts breakout). I was very pleased to get the work done in a timely manner as the temp inside the townhome was getting pretty chilly. Great service overall.

For my garage tile project, Good Brothers did an excellent job.. it was done on time the fabulous quality. Frank helped us to select the tile, mortar and other itmes suitable for grage floor. The schedule was given to us and it was followed strictly. The project was colpeted per the project. While working this project, they kept our house very clean. I will definitely recommend them for a project.. They are definitely my choice for my next project.

I had to have a railing replaced at my apartment complex and between placing the thumbtack request to having it completed took less that 3 days! Amazing work and he left the railing looking like one of the original rails. If we ever need fencing work done, we will call Cody back. For someone that works with contractors on a weekly basis, Braughton and Son's did a perfect job and I recommend them to anyone looking for quality work.

I'm not sure where to begin. Roberto answered my request for a quote very fast. After talking to him on the phone he was able to meet at my house within a couple of hours. I had issues with sagging sheetrock in my garage that was at risk of falling on my garage door (which could have been very bad). Roberto gave me varying quotes based off of the degree in which I would want him to fix the issue. I decided to go ahead and have all the sheetrock replaced and/or re-nailed properly (previous owner did nothing but patch jobs). He said it would take 3 days and him and his team were able to get it done in 2 days. Not just that, in between the project he was able to install two bathroom lights/fans that I desperately needed installed. One of the bathrooms needed electrical re-wiring to be done and he had no problems getting that done with his electrician, all within the budget. Overall Roberto was a great person to hire. We hit it off as well and I instantly felt a level of trust when working with him. He gave me free estimates for other projects I want done around our new house such as kitchen remodeling, building an outdoors covered patio, opening walls to make more of an open floor plan, and getting wood paneling installed. He will be hearing from us as soon as I can start stashing away more money for these projects. And that's the other thing, his prices are very reasonable and I don't get the feeling he is taking advantage of us as customers. His honesty and attention to detail is refreshing.

I had just bought a house, and was in need of a handyman after the original one fell through. It was truly a blessing that he did, because I was lucky enough to find Gary! He responded to my request immediately, was available quickly and let me say he is prompt! From the word go, Gary and Justin were off, and any challenge that presented itself, they pushed through and we're done early to boot. They did several repairs (thanks to a previous owner who tried to do things himself), including garage door bracket/ceiling repair, replacing glass in two metal windows (way more labor intensive than I thought), rerouting pvc pipe off a large water heater to an exterior wall and completely removing/installing an attic door. When the attic door we just bought was broken, he rushed out and got a new one and was back in a flash. They were fast, thorough and extremely clean. They even swept the garage when they were done. Before they left, Gary was happy to answer any questions I had about things that needed fixing, and even gave me some tips on things I could fix myself. I will definitely be calling them again. They are very reasonable too. I have found the perfect handyman!

ATV did some great quality work. Angel repaired hail damage to the house siding, priming and painting the damaged parts. Our tool shed was badly battered and they repaired it expertly. The two big parts of our project was the repair of a wooden pergola and our fence. Each was completed and came out great. I will use him again.

I had 3 doors that were not sealing properly and were then leaking in to our garage or house every time it rained. Robert didn't jump to any conclusions on what might be wrong, but came and walked through it all before making recommendations for repairs. He was very flexible on time and fit our ASAP deadline. He's also come back since to do some extra sealing. Great work!

DFW Renovaton Experts did an excellent job building the sunroom for my sister house. His quote was very detailed so you know what you're paying for. They didn't nickle and dime you for minor changes. We expanded the patio a little larger and they didn't charge us any extra for it. There were a few things that needed to be adjusted and Bruce quickly address these situations for us.

They just did our 3 car garage floor in metal flakes in polyaspartic coating. It came out fantastic. Sergio explained the process thoroughly. He had a large selection of choices offering us pros and cons of different options. Marcus and Vincent worked very hard applying the coating and were quite professional and knowledgeable. They were a pleasure to work with as they too explained what they were doing and the next steps. It was clear that their top priorities are a quality job done and complete customer satisfaction.

Gabe converted unused attic space above my garage into a beautiful two-story loft. It is probably the best built part of the entire house too! Well done Gabe!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
