Kelvin, did an outstanding job on replacing the interior doors. He was knowledgeable in the construction of doors and over came an obstacle. He had to build the door frames since standard door & jam were to small. He cleaned up behind himself, doors are leveled, and operate great. Thanks for great job, Kelvin!

I cannot say enough good things about RB Construction (Remberto and his crew) on their work during our kitchen relocation. Honest, fair, reasonable price, quick and resourceful. You cannot beat their prices. I tried to on drywall, cabinet installation, painting, carpentry finish and tile work and nobody came close To make a long story short, I had him out to bid on patching drywall after electrician ran wiring and ending up hiring Remberto to finish the entire kitchen. We live in a house built in the 1930s and moved our old galley kitchen to the family room. Remberto and crew did a beautiful job on the tile work to include all the difficult subflooring work. They also did an excellent job on drywall and smoothing out transition with old plaster. Finally, they did an amazing job on installation of kitchen cabinets despite the fact that none of the walls were square or the ceiling level, as well as the custom installation of a 300 lb. country sink. They are true craftsmen! I wish I would have found Remberto when I start my remodel job. He would have saved me time, money and headaches.

Brandon Construction was very reasonably priced and the quality of work was excellent. I was so impressed with their professionalism and prompt service that instead of one job, I had them completed seven different jobs ranging from hardwood floor replacement (3 rooms), widening doors, opening a wall to add counter space and painting. All works was done efficiently - most within one day for each job. When I had to select materials (granite/ flooring, etc.) they recommended vendors that have quality materials and knowledgeable staff as well as reasonable pricing. Every step of the process was easy and the results were amazing. I am so pleased!!!! I would highly recommend them for any home improvement needs. They are really great to work with.

Edgar has consistently provided excellent value and well crafted electrical work for our Owner / Builder new home construction project. He has roughed-in, and set outlets, switches and fixtures. Post construction he has wired a Generac whole house standby generator and added several additional circuits for me. I needed someone to refresh and re-design my laundry room (if you can even call what I had a room!). Patrick came over to look at the present situation and the surrounding areas. Within a very quick time, he visualized a design, analyzed the pragmatics, and suggested in a clear and reasonable fashion a possible alternative. I had had no ideas of my own, but I knew a change was necessary. I liked his ideas and his quote was reasonable, and so I decided to proceed. Patrick dove in, repurposing old materials from the minor demolition, as well as acquiring new, appropriate, and improved materials. He was creative, hard-working, conscientious, problem-solving, responsible and timely, and always excellent with his clean-up. And his skills were versatile: carpentry, painting, minor wiring and moving of light fixtures, minor plumbing and moving of plumbing fixtures. The result was fantastic aesthetically and way more comfortable than the original layout. Additionally, the surrounding areas were improved, as the flow was changed, i.e. one now loops through the laundry room area from two entrances. I am thrilled with the new space and Patrick was a pleasure to work with. It is rare to find someone of his talents, spanning from construction knowledge and hands-on home repair to final decorating vision and implementation. I highly recommend Stare's Restorations.

I am so glad we selected MJ Home Services LLC for our home's basement waterproofing project. We listed the project on Thumbtack and had 3 companies respond, MJ Homes Services was one of them. One of the other companies came with a complicated and insulting sales process, that had us spending two hours looking at few brochures and lots of out of business company records of former competitors while recommending options to leave our basement busted up with another project to renovate. MJ Homes Services was different. Apart from being the first to respond and show up for a free inspection, they were very professional and studied our home's problems in detail. They were genuinely interested in solving the problem, once and for all rather than just earning the business. They came out twice for pre project assessment. The owner of the company, John, came and lead the design of the solution to remedy our flooding problems. The solution was comprehensive tackling the problem from all directions e.g. Competitive French Drain Network, Landscape Grading, Awning Construction, Sump Pump flow redirection, Concrete Patio Demolition, Surrounding Neighbor Water Flow Analysis etc. When the project started, just like most constructions, the crew ran into issues with valid grounds for variation. Rather, Brian and the team under John's leadership took the professional route to honor their commitment to working within our budget. In fact, the crew were so professionally that they made innovative design and construction choices should have costed us about 5 thousands dollars more for the project. I could not help but think what would have happened if we went with the other company. They would have been so rigid on the approach and inflexible with scope. I have no doubt in my mind that MJ Homes Services was a God sent answer to our home's basement floodings problem because we had spent thousands over the years on different remedies including a complicated sump pump system with another company to no avail. Finally, when it comes to being responsiveness and customer delight, Melissa of MJ Home Services is the Queen of it. She kept us up to date before, during and at project completion. During the project, it was on a day-to-day basis. She was also able to work with the crew to achieve a scope that's truly above contract. I am very grateful to have MJ Homes Services work on our home project. I will certainly look forward to any opportunity to use their services in future.

Yosif from Smart House Remodeling installed a shower door that I had purchased from Home Depot. The price was competitive with the other Thumbtack bids, but the deciding factor was that Yosif was willing to do the work on this small project during the weekend. I didn't have to be out from work. It did take a little longer than I expected to get the door installed. But this was because the door's design made it difficult to get the door to hang correctly on the pivot hinges This problem was the door's design rather than Yosif's work. I really appreciate the fact that he worked until he got the door installed correctly. If I ever have other home improvement projects, I would definitely consider using Smart House Remodeling again.

Stuart Richardson from Scottie Contracting has done a lot of work for us over the past 10 years or so, to include the total remodeling of two masters bathrooms (different houses); installation of a couple of tile floors; installation of a wood floor; repair of a broken water pipe; repair of damaged drywall; electrical wiring; installation of a water heater; deck repair; and a lot of painting. Julio was fantastic! I bought an old house with a structural beam issue. I was looking for someone to give me a straight answer on what needed to be done. Julio explained every step to me and why he proposing to do the work that way. He gave me hands down the best estimate, in price and detail of work. Julio started work exactly when he told me he would, sent me pictures and texts throughout the process, and finished ahead of schedule. He went above and beyond by adding some hardware that he felt was needed for structural reasons, but stuck to his original price estimate. I plan to call Julio for other construction needs I have. He's a great guy, will be real with you, show up on time, and do great work for a great price!

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
