Nick was very responsive. I needed a clogged pipe to get unclogged. I asked if he could come late in the day, so I didn't have to miss work. He came out the next day at 5:30. Wen he arrived, he was very professional and friendly. He diagnosed the problem quickly, snaked the line, and fixed the problem. He explained why the pipe was getting clogged (lint from washing machine combined with food remnants from dishwasher) and recommend a cheap and easy fix that we can do ourselves. He even diagnosed a non-working water line in our fridge for free and told us how to fix it. His estimate was the lowest of the bunch from Thumbtack and the final price was exactly the same as his online estimate. Highly recommend! Would use him again for plumbing repairs.

Yovany showed up early and was very helpful, identified a plumbing vent line that was backwards and he rerouted it, which helped a slow drain issue. He replaced the main water shutoff with a ball valve and tied the washer wastewater line into the sewer line, which was previously emptying into an open drain. He also demoed an old, large and heavy stone industrial sink that was leaking. Would call him again for any plumbing issues and recommend to anyone needing plumbing work completed. Reasonably priced.

As I write this review, my husband and I have added additional projects in our house to be completed. We moved into our home a year ago and it needs a lot of cosmetic and appliance upgrades. The work is done professionally and correctly. If you have a concern, Jose will address your concerns and even give you ideas if your stuck on what to do. He knows what he’s talking about and will do all he can to work around your budget. **Be upfront and realistic in regards to the work you need done and he will be more than reasonable with pricing. All the workers are friendly and respectful. They work non-stop, only stopping for a lunch break. While working, some of the workers engaged with my kids and they were really excited. They are very timely and punctual. If they say they will be at your house at 6am, they are waiting in their cars at 5:50a waiting to knock on your door at 6. Overall, I would hire Brandon Contractors again and highly recommend to anyone in need of house repairs/remodeling services. The prices are reasonable and the work completed will not disappoint you!

I had a nasty backed up toilet due to a sewer main blockage. I had called another plumber earlier that week said they could do the work that friday, never called and then when my toilet started backing up from sewage on Saturday was no where to be found. So my friend suggested that I tried thumbtack and I put in an estimate. Within 12 minutes Julian had responded with a estimate. I called him Julian came within 15 minutes of me calling since he was in the neighborhood. This was a saturday afternoon no less. He did the messy work for snaking out line in about 2 hours. He laid down plastic sheeting to protect my hardwood floors. Took off my toilet and then brought in a machine to snake my line. It took a while to clear the blockage but he was patient and got the job done. Since the toilet and line was backed up, there was raw sewage on the floor of my bathroom which was really nasty. I will admit that I was a little nervous as he was working as the machine created a pretty big mess. However, he did an amazing job of cleaning up when he was done and now the it doesn't even look like anything happened. He's very professional, prompt at communication, and fairly priced. He stands by his work as he gave me a 2 week guarantee in case the line needs to be snaked again. I would definitely use him again or recommend him to anyone else.

Rerouted A/C refrigerant lines to clear renovation work partitions. ComfortFactor was very flexible with my availability which was very important, and did an excellent job on time and on budget; very neat. Kept in close communication with parts/supplies pricing and availability, and coordinated the work. I have many trades active on the project and they were a very professional fit and quick to respond for an urgent spot project. I will use them again when needs arise, and am impressed with them and Thumbtack.

Daud and his brother, Hamaas, were incredible. We originally called them out to relocate a boiler line during a kitchen renovation. During the renovation, we uncovered old, galvanized pipes that were leaking. We decided to repipe the whole house. After several quotes, Daud's was fair and met our budget. Because the situation interrupted our renovation timeline, they understood the urgency of getting the job done quickly and were able to finish the whole house in less than a week and worked extra hours to get it done. They were quick to respond to our needs, questions, and concerns and were very professional. Daud and Hamaas were even dealt with our very unruly cat who made his way in our crawl space and helped to get him out. We will continue to use them for our plumbing and heating needs and highly recommend that people use their service.

Barry and Barry did a great job cleaning out my main sewer line. The price was fair. They were kind and quick. I could tell that they were knowledgeable about what they were doing. We found the source of my problem, and hopefully the line stays clear so that we wont have the same issues again. I would definitely hire them again if necessary.

Hired them to cap and bypass a cracked sewer line. Where do I start... Work Quality: A+ All changes to code, sloped correctly (I checked), mounted properly. Professionalism: A+: Articulate, clear, concise and polite!! Responsiveness: A+: Easy to get hold of, responsive via both phone and email. Value: A+: Best price among licensed plumbers in Maryland. Punctuality: A+ Arrived within 6 minutes of promised time. Cleanliness: A+: they covered all floors, wore booties at all times (I didn't ask, they just did). Once the initial engagement was complete, I hired them again 2 days later with expanded scope to the work to include relocating our laundry sink, repairing/relocating laundry sink drain, adding a rough-in for a radon mitigation system, relocate ice maker feeder line & bypass valve. Their work and professionalism is simply amazing given the 20 or so plumbers I talked to in finding someone that can help us and provide us good value. It just doesn't get better than this.

Hydrojet service, Billy and Egardo. Had a camera and found a few tree roots that needed to be cleared from the main sewer line. We scheduled a hydrojet a week later and they came back and it was a great experience. They were clean, quick, and really efficient in clearing the line. They also focused on the portions of the line that I was most concerned with. Hydrojet work is offered on an hourly charge basis (all the companies do it this way) and I was concerned going into it not knowing the time that would be involved (or how efficient they would be). They managed to get done in the time allotted, however, and did not waste any time at all throughout the process. If I needed this done again in the future, I would hire them again.

Our drain would get clogged almost every month... we called technicians to unclog it by doing " snake"... and other methods... it would keep getting clogged afterwards. My friend referred John R Plumbing to me... they came quickly and thoroughly diagnosed the situation. They found the real reason behind this " clogging" issue that day. Tree roots were in the main sewer line. They fixed it within few days and their price was extremely reasonable. They are real technicians!!! I recommend them highly.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How often do you clean a septic tank?

For homeowners with a septic system, it’s important to have a regular septic cleaning schedule. To protect ground and drinking water, the Environmental Protection Agency recommends residential septic cleaning every three years. Many septic system companies state that you can maintain a healthy system with regular septic cleanings every three to five years. In addition to cleaning, a septic tank inspection once a year will uncover problems and can save you thousands in cleanup and repair.

When waste goes into your septic system, it separates into three parts. The solids (sludge) drop to the bottom, wastewater floats in the middle, and a layer of scum rises to the top. Regularly scheduled cleanings prevent the sludge in your septic tank from building up and clogging your tank, leading to an overflow. Pricing for a standard septic cleaning ranges between $200 and $500, with the national average cost at $315. It’s easier, more cost-effective, and better for your home health to keep your septic tank maintained.

Who pumps septic tanks?

Septic system professionals pump septic tanks. Pros in different states will have different licensing and certification regulations. Make sure the company you hire is licensed and certified, is a legitimate business, and has the appropriate insurance. Damage to your septic system could cost thousands of dollars in cleanup and repair, so it’s best to hire a qualified professional from the start.

Using an industrial-strength vacuum hose connected to a tanker truck, the septic tank company will pump out the contents of your tank. First they break up the scum of the top layer, then mix the sludge (on the bottom) into the wastewater for removal. To get all the sludge and scum from the tank, pros may use a tool called a septage spoon that loosens stubborn waste from the sides of the tank. After the tank is hosed down and empty, it is inspected for any cracks or leaks that could lead to trouble in the future. The waste in the truck is then transported and disposed of at a waste management treatment center, a cesspool or an approved dumping site.

When should you clean a septic system?

Experts agree that you should clean your septic system every three to five years for optimal system health and safe water. You should also have it inspected every year to catch minor issues before they become major. If you think you may be overdue for a septic cleaning, here are signs that you should call a pro immediately.

  • You’re at capacity: If the bottom of the scum layer is within six inches of the bottom of the tank’s outlet or if the top of the sludge layer is within 12 inches of the outlet, your tank needs to be pumped, according to the EPA.
  • It stinks: If you can smell wastewater, call a pro right away to clean your tank, pipes and field.
  • Sewage backup: Raw sewage backing up into the pipes in your home is no fun. The pros can pump out your pipes, clean your tanks and clear any clogs, but it will be a complex and messy job.
  • Pooling water: Water collecting around your tank or drain field can be a sign you need to clean your septic system.
  • Super grass: If the grass above your septic system drain field suddenly gets vibrantly green and lush, the septic tank leak could be leaking sewage and fertilizing your lawn in unwanted ways. Call a pro to inspect it right away.

How much is it to clean a septic tank?

Nobody wants their septic tank to back up. Regular septic cleaning and pumping is important to keep your ground and drinking water protected from harmful bacteria. The Environmental Protection Agency recommends septic system cleaning every three years. The national average cost for a septic tank specialist is $315. Costs for septic cleaning may vary based on where you live, how large your septic tank is, and how long it has been since the last cleaning. If it’s been many years since you’ve had your tank cleaned, the process of breaking up and removing the solids may take longer and could cost more. Typical residential septic tanks range in size from 1,000 to 2,500 gallons. The price range for septic cleaning usually averages $200-$500, with varying by tank size. Repairs or replacement parts will also add to your cost. To keep your septic tank in good health between cleanings, only flush approved items such as toilet paper, and don’t rely on your garbage disposal for composting. Items that don’t break down easily (like lemon rinds or feminine hygiene products) can back up the septic system, leading to clogs and overflow. If you smell the unmistakable odor of sewage or can see sewage bubbling up above your drain field, call for a septic cleaning immediately.
