Van is an excellent real estate agent. Savvy about the current market and prompt at responding to questions or requests. I highly recommend him for your buying, selling or rental needs. If I were to buy again, he'd be the first and only person I'd need to call.

As a builder and investor Neady has worked with me to buy and sell a dozen properties in the past number of years. Communication is key in real estate dealings and Neady is an excellent communicator. As a native of Hampton Roads she knows the local communities well which is especially important for you buyers when considering the location of your home! So if your looking for a very sharp and experienced agent who is a real joy to work with then I highly recommend Neady Harris for selling or buying your property. A close family friend in New York was charged with dealing with some properties in Norfolk. I referred her to Stephen and he was incredibly helpful. Stephen made dealing with the properties from a long distance very easy. Stephen is both kind and professional - a rare mix!

I have been renting my lovely rancher in the quiet and convenient Foxhill area through Professional Real Estate Management since 2009. Any time there is an issue with the house (which there have only been a few) they get a professional service person out to the property within 24 hours, at a time convenient for me. The staff is always courteous and professional whenever I call. I love our home and our neighborhood, but if we ever need to move, I want to continue renting a property through Professional Real Estate Management.

The biggest complaints I hear when interviewing with new Owners is lack of communication and property managers who don't keep track of the property condition. We take great care in communication with our clients and tenants and offer every means possible for them to communicate with us. We do inspections of the property every 90 days and very proactive in getting repairs done in a timely manner.

    About

I am in the business of selling homes and helping people who want to buy a home. I also am a property manager with Remax Alliance, so if you need to rent your home, I can find a tenant and manage the house. If you are upside down on your home, I can help before you go into foreclosure; however, the sooner you act, the better chance you have to get approved. I have been a realtor for 22 years. My only job is to make you happy! Real Estate is my specialty.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

    Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
